VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

it was a great stay. the only problem was the bugs but you would expect that since its in a national park. but the bugs are pretty scary and there are a lot in the house. I had a good time here besides that!

This home was exquisite! Exactly how the images portray and nothing is held back! The property was clean, all amenities, set up, with a lot of entertainment indoors, and a great Jacuzzi and cowboy pool outdoors. The sunsets were immaculate, and the sunrise was gorgeous. The lighting in the house is luxurious. The rooms, the bed the showers everything exceeded our expectations. I would recommend this for a couples getaway or a family vacation. We arrived at check in but the house had not been cleaned at all. Fortunately for us the cleaning crew arrived 2 minutes after us. We had to leave the property for at least an additional hour but Homestead Modern immediately refunded us the cleaning fee + more and offered to pay for an early dinner, but we had bbq plans so we politely declined. When we returned to the house, it was completely cleaned and the CEO Mollie texted and called me and offered any of her services and future services for me and my family and friends, plus bottle of wine and champagne for the holiday weekend. It was a very polite and professional curtesy because they had overbooked the cleaning crews due to Covid and weather, so they took immediate responsibility and fulfilled our needs. It was exactly what I would expect from a company that handles business and customers correctly. They did everything in their power to make us happy and I truly appreciate that. We had an absolutely wonderful stay. Thank you HM.

I had an amazing stay at this property. I'm a native of the area and thus kind of picky, but this property was everything I wanted for the weekend. I loved having the views of the boulder-freckled hills to the south, and then the vast valley to the north. The lay out is perfect, with the spa and cowboy pool being perched at the highest point of the lot, with some lush/green creosote bushes to give some privacy. The floorplan of the house is great, too, as it gives privacy between the two bedrooms/bathrooms, plus the outdoor showers (there are two!) are en suite! The windows are HUGE, the ceilings are TALL, the fixtures and finishes are high end. There is an EV charging station. An abundance of outdoor furniture. Absolutely fantastic! I recommend driving east to 29 Palms, as they have various exciting restaurants/bars now!

Excellent stay - the place is pristine, minimilist and a great size and layout. It opens up into the desert with masses of light and large patio doors. It felt good to hang there each morning till after lunch then head out to various places. This place is amazing. Perfectly situated to watch the sunrise over the desert while having your breakfast on the patio. With easy access to the West and North entrance to Joshua Tree National Park, it means that you can spend more time hiking and less time waiting in line at the park gates to get in. In the evenings you can return home to unwind in the hot tub and stargaze. The house itself is Modern and does not disappoint. Well decorated and the amenities are very thoughtful. We thoroughly enjoyed our stay and will definitely come back. A key box and tablet are used for the check-in/check-out process and like everything else about the property was very well laid out and convenient.

This is such a great place in an awesome location. Far enough from town to feel away, but close enough to access what you need. Less than 15 minutes from Joshua Tree’s entrance. Check in was simple. Communication with the host was great! The house was very nice, high ceilings, multiple lighting options, and large windows. Beds were comfy and awesome to have a sofa bed in the living room. Bathrooms were modern and water pressure was great. Kitchen was fully stocked and had everything we needed to cook and bake for our stay. Appliances were all new and easy to use. This place is very nice, and basically what it looks like in the photos. It was very clean, comfortable, and unusually well-equipped in terms of kitchen tools, provided detergents, etc. The only downside relative to my expectations was that it didn't feel particularly secluded or private -- the other houses you can see through the windows in the photos feel close in reality, and the views are either toward the highway or toward the other houses, although the backdrop is of course beautiful. I needed to communicate with the management company several times (e.g. they gave us the wrong code for the door -- an understandable typo, but if we had arrived after hours we wouldn't have been able to get in), and they were moderately responsive but not super easy to reach (e.g. did not respond to phone calls for several hours when there was a power outage at the house). At a lower price I still would have been extremely pleased -- given how much I was paying I would just say it was nice.

We loved our weekend at Ventus Joshua Tree! The location is great, secluded neighborhood with only few other similar houses around, but not too far from stores and restaurants. The place looks like in the photos both inside and outdoors, and there are clear and easy to follow instructions for everything. Stargazing was our favorite part, it was truly magical as you can see the Milky Way and shooting stars if you visit during the right time. This is a great place for a romantic couple getaway and not only, and we hope to visit again soon!

We stayed at this amazing Airbnb for 5 nights. Honestly, this was probably one of the best Airbnb’s we have ever stayed in. I can’t think of one thing that would make this Airbnb experience better. This was a great house, looked exactly like the pictures, very modern with cool old school art/posters on the walls and cool old school gadgets displayed in the living room. The location to the park was perfect, about half way in between the west and north entrances of the park (5-10 minute drive to each). Really appreciated the kitchen being fully stocked with cookware and the grill as we cooked every night and I was able to bake a cake to celebrate a birthday out there. If you want a place with great stargazing, go with this spot, it was awesome! Watching the sunset from the hot tub was so beautiful too! As well as waking up early in the morning to watch the sunrise from the living room/front deck. Would stay here again for sure if we don't go camping next time we're in JTNP.

Wow. I can’t begin to describe how wonderful this place is. My eyes lit up just by the way the house looked aesthetically on the outside but the real treat was when I walked indoors. The house first above all was very clean, decor was placed nicely, it was very spacious. You have everything you can possibly think of to make your stay comfortable and enjoyable. We did have issues the first night with the barbecue and the fire pit we tried everything to turn it on but we were not able to. The following day I messaged through the app and was able to get the property manager to come and address the issue. We thoroughly enjoyed the hot tub and the outdoor showers which made our stay even more magical. I will definitely be keeping this place on my return to lists because it was simply wonderful.

This home was exquisite! Exactly how the images portray and nothing is held back! I had an amazing stay at this property. I'm a native of the area and thus kind of picky, but this property was everything I wanted for the weekend. I loved having the views of the boulder-freckled hills to the south, and then the vast valley to the north. The lay out is perfect, with the spa and cowboy pool being perched at the highest point of the lot, with some lush/green creosote bushes to give some privacy. The floorplan of the house is great, too, as it gives privacy between the two bedrooms/bathrooms, plus the outdoor showers (there are two!) are en suite! The windows are HUGE, the ceilings are TALL, the fixtures and finishes are high end. There is an EV charging station. An abundance of outdoor furniture. Absolutely fantastic! I recommend driving east to 29 Palms, as they have various exciting restaurants/bars now!

We had an AMAZING stay at Homestead Modern! We cannot wait to come back and stay here again! You have to utilize all of the amenities! Hot tub, stock tank pool, outdoor shower, lounge chairs, and outdoor patio to eat were all amazing! Our only regret was that we forgot to pick up supplies to make S'Mores! We highly recommend this Airbnb! It also had amazing view of the valley and boulder mountains!

Excellent stay - the place is pristine, minimilist and a great size and layout. It opens up into the desert with masses of light and large patio doors. It felt good to hang there each morning till after lunch then head out to various places. Chilling late evening was perfect, with the kitchen counter turning into a cocktail bar in a beautiful quiet desert environment. Stargazing at night and early morning from the bedroom was wonderful.

Enjoyed a quick weekend away in Joshua tree. Not quite as private as I had anticipated, but still very enjoyable. Neighbors are pretty close and the main road is very visible at night. This place is amazing. Perfectly situated to watch the sunrise over the desert while having your breakfast on the patio. With easy access to the West and North entrance to Joshua Tree National Park, it means that you can spend more time hiking and less time waiting in line at the park gates to get in. In the evenings you can return home to unwind in the hot tub and stargaze. The house itself is Modern and does not disappoint. Well decorated and the amenities are very thoughtful. We thoroughly enjoyed our stay and will definitely come back. A key box and tablet are used for the check-in/check-out process and like everything else about the property was very well laid out and convenient.

When we pulled up to this house, we were in absolute awe. Thought it would be difficult to navigate to, but it was not. The house was incredible. We loved how there were multiple locations around the house to stargaze. We especially loved the spacious, bright common areas. We will definitely be back again!!

This is such a great place in an awesome location. Far enough from town to feel away, but close enough to access what you need. Less than 15 minutes from Joshua Tree’s entrance. Check in was simple. Communication with the host was great! The house was very nice, high ceilings, multiple lighting options, and large windows. Beds were comfy and awesome to have a sofa bed in the living room. Bathrooms were modern and water pressure was great. Kitchen was fully stocked and had everything we needed to cook and bake for our stay. Appliances were all new and easy to use. Jacuzzi out in the desert was a nice touch. Property allows dogs and it was great to be able to bring along our furry family member. Really had a wonderful time here and would love to stay again. This place is very nice, and basically what it looks like in the photos. It was very clean, comfortable, and unusually well-equipped in terms of kitchen tools, provided detergents, etc. The only downside relative to my expectations was that it didn't feel particularly secluded or private -- the other houses you can see through the windows in the photos feel close in reality, and the views are either toward the highway or toward the other houses, although the backdrop is of course beautiful. I needed to communicate with the management company several times (e.g. they gave us the wrong code for the door -- an understandable typo, but if we had arrived after hours we wouldn't have been able to get in), and they were moderately responsive but not super easy to reach (e.g. did not respond to phone calls for several hours when there was a power outage at the house). At a lower price I still would have been extremely pleased -- given how much I was paying I would just say it was nice.

I feel like this home was my favorite part of staying in Joshua Tree! It’s well designed and well equipped. I loved using the hot and cold tubs after a day of hiking and exploring, and it feels pretty private too. If I come back I will for sure stay here again!

As far as airbnb goes - this is the best residence I’ve ever stayed in - from the house , to the how clean it is, to the little stuff that make you feel at home - I would love if every location I stayed at was like this! As far as location - you are smack in Joshua Tree , between where all the food and coffee places are and the park. Would come again if I’m in the area !

We loved our weekend at Ventus Joshua Tree! The location is great, secluded neighborhood with only few other similar houses around, but not too far from stores and restaurants. The place looks like in the photos both inside and outdoors, and there are clear and easy to follow instructions for everything. Stargazing was our favorite part, it was truly magical as you can see the Milky Way and shooting stars if you visit during the right time. This is a great place for a romantic couple getaway and not only, and we hope to visit again soon!

We stayed at this amazing Airbnb for 5 nights. Honestly, this was probably one of the best Airbnb’s we have ever stayed in. I can’t think of one thing that would make this Airbnb experience better. The views were spectacular, perfect spot for sunrise and sunsets, and a great patio to enjoy the scenario. Even though it was blistering hot we were able to cool-down in the cowboy style pool, and also enjoy the view from inside which is virtually exposed completely by windows. We would definitely stay here again and recommend this Airbnb to anyone looking to disconnect and enjoy the desert. Thanks!

This was a great house, looked exactly like the pictures, very modern with cool old school art/posters on the walls and cool old school gadgets displayed in the living room. The location to the park was perfect, about half way in between the west and north entrances of the park (5-10 minute drive to each). Really appreciated the kitchen being fully stocked with cookware and the grill as we cooked every night and I was able to bake a cake to celebrate a birthday out there. If you want a place with great stargazing, go with this spot, it was awesome! Watching the sunset from the hot tub was so beautiful too! As well as waking up early in the morning to watch the sunrise from the living room/front deck. Would stay here again for sure if we don't go camping next time we're in JTNP.

Pictures cannot come close to doing this property justice. It sits about 10 min from town and therefore the quiet night and stars are some of the most romantic part of this stay. That said, the property itself is INCREDIBLE. Beautiful, calm, serene, and well designed. I'd stay here over and over and over.

This place has everything you need for a relaxing stay in Joshua Tree. It’s only a 15-min drive to the National Park, and it has large windows and nice views. The hot tub is awesome for watching the stars or the sunrise, and during the day it’s nice to cool off in the cowboy tub. Wow. I can’t begin to describe how wonderful this place is. My eyes lit up just by the way the house looked aesthetically on the outside but the real treat was when I walked indoors. The house first above all was very clean, decor was placed nicely, it was very spacious. You have everything you can possibly think of to make your stay comfortable and enjoyable. We did have issues the first night with the barbecue and the fire pit we tried everything to turn it on but we were not able to. The following day I messaged through the app and was able to get the property manager to come and address the issue. We thoroughly enjoyed the hot tub and the outdoor showers which made our stay even more magical. I will definitely be keeping this place on my return to lists because it was simply wonderful.

Had a great time here. Siting among an enclave of other homes set back from the highway, the house still gave a sense of privacy (it was well thought-out from a design perspective). Was well-stocked with the essentials for enjoying as a home away from home. Only a 10-15 minute drive to anything you'd need during your stay. Would definitely recommend.

This home is really awesome. If you’re on the fence about booking it just go for it. It’s super clean, stylish, and has great views. Plus they are dog friendly. The home is located on a slope with great views through the floor to ceiling windows. Great location for going in to the park itself. It’s up a dirt road just one minute from the main highway. This is a really unique place and we highly recommend it.
