Like in the rest of the house, the generous windows flood the room w/ light and incredible views.

On the back patio, you’ll find a large built-in propane barbecue w/ ample countertop space. A built-in cushioned seating area beckons daytime or nighttime lounging and conversation. Just steps away is a propane fire feature w/ four low chairs that invite visitors to draw close to the flame on cool evenings.

Nestled in a jumble of nearby weathered boulders is an area devoted to a top-of-the-line Jacuzzi-brand hot tub — along w/ an adjacent galvanized stock tank that has been repurposed as a “cowboy” tub for cool dips in warm weather. Two sleek modern chaise lounge chairs complete this outdoor “room.”

Neighborhood

Pipes Canyon is one of the most sought-after locations in the High Desert. It’s close to everything – and yet very much set apart with next to no light or noise pollution. The area is surrounded by dramatic flat-top lava buttes, towering and weathered boulders, and an abundance of Joshua trees.

Pipes Canyon is immediately adjacent to the Sand to Snow National Monument as well as the Pioneertown Mountains Preserve, both offering endless hiking and exploring opportunities, and the West Entrance of Joshua Tree National Park is about 30 minutes away by car.

Although you may be tempted to spend your whole trip exploring Pipes Canyon, many more area highlights are accessible within a short drive:
• Pioneertown (10-minute drive) - Put on your ten-gallon hat and stroll down Mane Street of this Wild West-inspired town, also known for Pappy & Harriet’s, a notable restaurant and venue.
• Yucca Valley (20-minute drive) - Convenient stop for chain stores and local eateries, like Carla's Route 62 Diner and C & S Coffee Shop
• Joshua Tree Village (20-minute drive) - Quirky strip of boutiques and restaurants, including Coyote Corner, Space Cowboy Books, and the rustic Joshua Tree Saloon
• Noah Purifoy Outdoor Desert Art Museum (20-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.
• The Integratron (20-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.
• Palm Springs (45-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.

Transit

While we are off a paved road, many roads in the High Desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

This was a great space for my husband and me to escape to for some much needed respite in the desert. The lighting design is so well thought out. The natural surroundings are beautiful and peaceful. The kitchen was well stocked (although you may need to bring your own creamer for coffee), the fire pit and hot tub were great, and so was the BBQ. Outdoor seating provided great views of the night sky, sunrise, and sunset. The hot tub was probably one of the nicest I've been in and we loved the outdoor showers (there are 2; entry to them is only from the inside of each bathroom). Each room has an attached bath and rooms are in a butterfly layout on opposite sides of the house. Proximity to the road didn't bother us one bit; we still felt tucked away and it was relatively quiet. And no issues with Wifi inside. Homestead Modern was responsive, helpful, and provided great recs (we booked a masseuse they recommended for an in-home massage - totally worth it!) We definitely hope to be back!

We go to the desert a lot and have stayed in several air bnbs and this was one of the best! My wife and wanted an escape for an evening at/near Pioneertown in the high desert and Homestead Modern did not disappoint. What makes the house worth the stay is the outdoor layout. House is comfortable & nicely decorated, but fire-pit & hot tub were main attractions, outside of stars. You see & hear cars go by, but private & peaceful. Bed was comfortable for my husband, but on the firm side for me. Kitchen has essentials. WiFi worked great when hooked up to our own speaker; Sonos speaker cut out a lot. Couldn’t watch a movie on Roku w/o it getting stuck every 5-8 minutes. Better connection with SmartTv’s apps. Outdoor shower was very cool! Instruction details are sent 4 hrs prior to check-in, according to Homestead’s voicemail. Didn’t know. Since was our first time in area, we arrived in Pioneertown early to see town & then drove to house. Absolutely no reception in area, which was expected, but no manual in house, all details on their app only. Had to drive back to town for WiFi password which was frustrating. 30-45 mins from JTNP. Overall we had a great stay & highly recommend. Look forward to returning

Homestead Modern is as described.; beautiful, modern and full of great amenities. The location was just what we were looking for, private, peaceful and easy to unplug (no cell service but wifi worked great). It was a close drive to some amazing hikes and the fun area of Pioneertown. Such a gorgeous setting in the rocks and surrounded by Joshua trees, cacti and succulents. We really enjoyed the spa and our dogs loved the yard. We never had to stress about the dogs with the low-maintenance but comfortable furniture and concrete flooring. We did not get the dishwasher or wash machine to turn on but didn't need them for our short stay (we were trying to help out the cleaner but we usually hand wash our dishes anyway...could very well have just been user error!). We had a great weekend getaway and will definitely book this home again when we return to Joshua Tree area. Thank you!

Spent a lovely weekend at this property. The place feels new, we loved the modern, opened layout of the house, perfect if you go in 2 couples, each one will have their own side of the house with very similar bedrooms and bathrooms. Both have an outdoor shower, which was an incredible touch. Peaceful and private. Near enough from the iconic bar in Pioneer Town, Pappy and Harriets, that we ended up walking in to an amazing live show. Great music! Host also gives really good tips of services and what to do around. Would highly recommend.

Let me begin by saying how amazing this stay was. My husband and I were a little nervous at first because a few reviews mentioned that there are neighbors nearby, and we really prefer to be isolated in the desert. The only "visible" neighbor was barely even visible. The house is situated so perfectly, so it really felt like we were in our own secluded world. The only intruders were a family of rabbits playing in the backyard! :) Since the house is on a main road there was the tiniest bit of car noise, which was barely noticeable, and was absolutely nothing to complain about. And at night it was perfectly quiet and serene. There is definitely no cell reception, but the wifi worked extremely well the entire trip so absolutely no complaints there! The house itself was perfect and extremely clean. We saw some people complaining about not having hot water, but we had no issues with that! Definitely one of the best stays we've ever had in the desert, and we will definitely be back!

My husband and I spent four nights at this house during Christmastime, and it was a great home base for visiting Joshua Tree NP and the surrounding towns! The location was ideal - not too long of a drive from civilization, while still feeling secluded. As others have mentioned, even though neighboring houses are visible, it's still a very quiet and private place to stay. The house is exactly as pictured/described in the listing, and boy was it CLEAN! We loved the open floorpan and abundant windows, especially during the shortest days of the year - it was wonderful to watch the sunrise as we got ready in the mornings. The wifi was fast and reliable during our stay, and we didn't have any issues with hot water (just be patient and give the shower time to heat up). We didn't use any of the outdoor amenities, so I guess we'll have to stay here again the next time we're in town!

We originally booked another Homestead Modern house for a wedding we were attending at Rimrock Canyon. There was an issue with the dishwasher and spa at our original rental and Homestead Modern was very proactive in trying to put us in something else, or in offering a partial refund. All of this was done days before we checked in. The company gave us a comparable substitute that we were more than happy with. This location is beautiful and comfortable. Although there one or two neighbors nearby you feel as if you are in a very secluded space. The amenities were outstanding, but really the service that we received in trying to find us an alternate space was second to none. I would highly recommend any home being offered by Homestead Modern.

The house was beautiful, clean, and just as advertised. As stated, there is no cell service, so be sure to take care of calls before leaving the main road. The internet was spotty so if you are looking for an oasis to completely disconnect, this is the place. There is no landline in the house so it is a total disconnect at times when the internet is down. Be sure to check with the owners about adequate water storage for your stay.

Hi Christina, thank you very much for communicating and working with us during your stay. While we recognize that the remote nature of Joshua Tree in the stunning Mojave Desert can sometimes be otherworldly, we also love that it really is an "oasis to completely disconnect ''. We hope the disconnecting part is more about nature than technology, but it can be challenging away from urban centers. Cellular signal is so dependent on your carrier and completely out of our control. The WiFi is adequate here, but can vary with local conditions. We discussed the issue with the water, and it has been resolved, but again... it is not ongoing and can happen anywhere in the world, especially in the Southern California deserts where we are reliant on underground aquifers. We truly loved our 4 night stay at Homestead Modern. Truly one of the best Airbnb’s we have ever stayed in. Comfortable, so well designed, elegant and stylish in every way. The setting is exquisite and so very private. A perfect place to decompress in a beautiful desert. My friend and I stayed at Trails End Modern for a relaxing long weekend away from the city. The house and surroundings were beautiful and the layout was perfect as we each had plenty of room to spread out in our respective quarters separated by the living area. The location in Pipes Canyon is convenient to Pappys and a short 15-20 min scenic drive into Yucca Valley. As other reviewers have stated, due to the remote area there is no cell reception but the wifi worked fine for our purposes. Note: because of all the windows the house gets incredible lighting, however each bedroom has an uncovered window panel high above the bed and we found ourselves being woken by strong bright light at 6am daily. This might not be an issue for early birds, but we were hoping to sleep in on this trip, so just something to be aware of if you’re sensitive to morning light. All in all, we had a great stay and would recommend this property to others.

This home had everything a city dweller could ask for: private, amazing landscape, clear night sky with a jacuzzi spa under the stars! Two outdoor showers and a propane fire pit. We loved all the seating options — inside and out. Provided toiletries were also quite nice (body wash, shampoo & condition in all 4 showers!). Kitchen was well equipped with modern appliances. One of the best parts for us was the “furry guest corner” where HSM provided poop bags, doggie bed and lint roller (just in case you might’ve forgotten). Response time from host was almost immediate & needs met. We would definitely recommend this home to friends & family who might be visiting the Pioneertown / Joshua Tree area or for a long weekend getaway popular with L.A. folks. Thank you HSM for going above and beyond by making our desert getaway that much more enjoyable & relaxing! Fun & functional!! All the spaces were large and well equipped with everything from games to a smoothie maker. The design was funky modern, perfect for a unique place like JT!! The hosts were communicative and friendly! We sat on the back deck for hours watching the milky way..... I loved it! FYI - it's roughly 25-30 min from the actual park gate, and you really do lose reception for at least the last 2miles getting there with spotty service throughout. WiFi also only seemed to work within the house walls. It IS the desert, and very remote, so screenshot all the notes/instructions so you're not frustrated when you get there! I would absolutely stay here again!

Amazing property that constantly surprised us. The indoor showers are a bit lackluster and the price was a bit high for what we got; that said, we traveled with just the 2 of us and it would have been a lot more understandable pricewise if we had traveled with another couple, or children. Pros: * Loved the amenities, especially all of the cozy blankets, Cowboy Tub, outdoor showers, and overall cleanliness. * Quiet, serene and peaceful. * Beautiful living space that was comfortable both inside and out. * Nighttime was magical! Especially loved hunting for scorpions with a black light :) Cons: * Expensive for 2 people (~$450/night). * No food delivery OR pickup anywhere close. Luckily, we figured this would be the case and brought meals after reading the check-in instructions. We went in not knowing what to expect, but came out extremely happy, relaxed and willing to go back (with another couple though, as the price is steep). This was a belated birthday trip I owed my wife, and wouldn't change a thing! ~Brett

Very nice. Very clean. Kitchen had all items needed for a care free stay. Comfortable beds. Fire pit, spa, cowboy tub and outside BBQ area were all great. Taking a hot shower outside while still being enclosed so the coyotes cant see you....priceless. Gazing at the stars was awesome from the hot tub. The views and land surrounding this home is AMAZING. It felt like our own dessert oasis, away from the town, barely any other houses in sight, and just far enough from the road so you don't hear any cars. The hot tub lies between some rocks, for a very private and beautiful stargazing experience. The house was really clean and well stocked with any kitchen appliances you may need. Although we had a few check in blips and temporary electrical issue with the outlets, Homestead Modern was extremely quick to solving any minor issues we had. This house was amazing, the view of the sky and the desert landscape alone justifies the price. The wifi was a bit slow but there were lots of books and games that the host provided so unplugging was easy. Add in the hot-tub and this place has easily been the best stay I’ve ever had.

This place is beautiful! It has everything you need. We did bring our own food and coffee but they had all the pots pans utensils and anything else you can think of including amazing Himalayan seat salt and great olive oil. It was so clean and organized and they pretty much thought about every single detail down to leaving a lint brush by the couch so you can remove your dog hair if you wish. I loved it. This was a lovely property! We really enjoyed the outdoor space -lots of lounging on the couch outside. We were even treated to a coyote, roadrunner, lizard, and hawk cruising through one of the mornings we were hanging outside. What a location! If you want to get away and just be secluded in the desert, this is it. The home has tons of amenities such as utensils for cooking, streaming services on the TV, clean bedsheets/towels, washer/dryer, coffee, the list goes on. We LOVED our stay here and would do it again in a heartbeat! FYI - It's insanely quiet at night...until you hear the coyotes, lol. Fabulous stay as part of our desert honeymoon getaway, and just a quick 25 minute drive to the West Entrance of Joshua Tree NP! The place looked just as gorgeous in person as it did in photographs, and it was clear that a ton of thought went into each detail- from the sustainable toiletries to the full wall mural to the throws and bedding. The kitchen was fully stocked with everything we needed for cooking and grilling during our stay which was a huge bonus. One of our favorite features was the cowboy tub which helped us beat the heat during the day, as well as the covered back patio. Overall would definitely recommend!

A beautiful, well-appointed home in a beautiful setting! This house has everything you could need for a desert holiday. The photos on AirBnB describe the place well. Things we discovered: Everything is on one level with smooth concrete floors which is good for little kids. But be careful with the big painting in the living room if you bring kids.)The kitchen is well stocked with cooking tools and condiments. The outdoor grill is particularly awesome and has a high temp sear burner. The jacuzzi and cowboy tub feel great after a long day. Beds are very comfortable. There is a good selection of games and puzzles in the living room. They really thought of everything. The hosts are very responsive. The property is in a flat part of Pipes Canyon, but there are just enough boulders, small hills, and bumps to feel private. The driveway is in paved but well maintained, and it’s fairly bumpy. We did fine in a Jeep Cherokee.

Excellent! Beautiful house, just the right size. Has all the things you need including all standard cooking implements, guidebooks for the area, etc. Perfect place to get away from normal life and unplug! The hosts were extremely responsive - responded to all our messages within one hour or less. Hot tub is well maintained and they keep it hot enough! One note is that the internet generally works well, but if you absolutely need super high speed reliable internet during your stay for work etc, this place may be too rural for your needs— bandwidth slowed down occasionally to a level that I don’t think would work very well for Zoom calls. But the host said that they are working with new providers to hopefully have faster internet very soon! Highly recommend this place!

We had a great stay! This home was clean and modern and the hot tub and cowboy pool tucked into the rocks were amazing. Our toddler loved exploring; the landscape lighting, fire pit, bbq and comfy outdoor couch were all awesome bonuses. We were actually supposed to stay at a different home but the hot tub stopped working and homestead modern was accommodating and switched us last minute. It was about 35 minutes from the park and near pioneer town, it felt remote and private but was easy to access. We loved our time in Joshua tree at this house!

This was a great space for my husband and me to escape to for some much needed respite in the desert. The lighting design is so well thought out. The natural surroundings are beautiful and peaceful. The kitchen was well stocked (although you may need to bring your own creamer for coffee), the fire pit and hot tub were great, and so was the BBQ. Outdoor seating provided great views of the night sky, sunrise, and sunset. The hot tub was probably one of the nicest I've been in and we loved the outdoor showers (there are 2; entry to them is only from the inside of each bathroom). Each room has an attached bath and rooms are in a butterfly layout on opposite sides of the house. Proximity to the road didn't bother us one bit; we still felt tucked away and it was relatively quiet. And no issues with Wifi inside. Homestead Modern was responsive, helpful, and provided great recs (we booked a masseuse they recommended for an in-home massage - totally worth it!) We definitely hope to be back!

My wife and wanted an escape for an evening at/near Pioneertown in the high desert and Homestead Modern did not disappoint. What makes the house worth the stay is the outdoor layout. House is comfortable & nicely decorated, but fire-pit & hot tub were main attractions, outside of stars. You see & hear cars go by, but private & peaceful. Bed was comfortable for my husband, but on the firm side for me. Kitchen has essentials. WiFi worked great when hooked up to our own speaker; Sonos speaker cut out a lot. Couldn’t watch a movie on Roku w/o it getting stuck every 5-8 minutes. Better connection with SmartTv’s apps. Outdoor shower was very cool! Instruction details are sent 4 hrs prior to check-in, according to Homestead’s voicemail. Didn’t know. Since was our first time in area, we arrived in Pioneertown early to see town & then drove to house. Absolutely no reception in area, which was expected, but no manual in house, all details on their app only. Had to drive back to town for WiFi password which was frustrating. 30-45 mins from JTNP. Overall we had a great stay & highly recommend. Look forward to returning

Homestead Modern is as described.; beautiful, modern and full of great amenities. The location was just what we were looking for, private, peaceful and easy to unplug (no cell service but wifi worked great). It was a close drive to some amazing hikes and the fun area of Pioneertown. Such a gorgeous setting in the rocks and surrounded by Joshua trees, cacti and succulents. We really enjoyed the spa and our dogs loved the yard. We never had to stress about the dogs with the low-maintenance but comfortable furniture and concrete flooring. We did not get the dishwasher or wash machine to turn on but didn't need them for our short stay (we were trying to help out the cleaner but we usually hand wash our dishes anyway...could very well have just been user error!). We had a great weekend getaway and will definitely book this home again when we return to Joshua Tree area. Thank you!

Spent a lovely weekend at this property. The place feels new, we loved the modern, opened layout of the house, perfect if you go in 2 couples, each one will have their own side of the house with very similar bedrooms and bathrooms. Both have an outdoor shower, which was an incredible touch. Peaceful and private. Near enough from the iconic bar in Pioneer Town, Pappy and Harriets, that we ended up walking in to an amazing live show. Great music! Let me begin by saying how amazing this stay was. My husband and I were a little nervous at first because a few reviews mentioned that there are neighbors nearby, and we really prefer to be isolated in the desert. The only "visible" neighbor was barely even visible. The house is situated so perfectly, so it really felt like we were in our own secluded world. The only intruders were a family of rabbits playing in the backyard! :) Since the house is on a main road there was the tiniest bit of car noise, which was barely noticeable, and was absolutely nothing to complain about. And at night it was perfectly quiet and serene. There is definitely no cell reception, but the wifi worked extremely well the entire trip so absolutely no complaints there! The house itself was perfect and extremely clean. We saw some people complaining about not having hot water, but we had no issues with that! Definitely one of the best stays we've ever had in the desert, and we will definitely be back!

My husband and I spent four nights at this house during Christmastime, and it was a great home base for visiting Joshua Tree NP and the surrounding towns! The location was ideal - not too long of a drive from civilization, while still feeling secluded. As others have mentioned, even though neighboring houses are visible, it's still a very quiet and private place to stay. The house is exactly as pictured/described in the listing, and boy was it CLEAN! We loved the open floorpan and abundant windows, especially during the shortest days of the year - it was wonderful to watch the sunrise as we got ready in the mornings. The wifi was fast and reliable during our stay, and we didn't have any issues with hot water (just be patient and give the shower time to heat up). We didn't use any of the outdoor amenities, so I guess we'll have to stay here again the next time we're in town!

We originally booked another Homestead Modern house for a wedding we were attending at Rimrock Canyon. There was an issue with the dishwasher and spa at our original rental and Homestead Modern was very proactive in trying to put us in something else, or in offering a partial refund. All of this was done days before we checked in. The company gave us a comparable substitute that we were more than happy with. This location is beautiful and comfortable. Although there one or two neighbors nearby you feel as if you are in a very secluded space. The amenities were outstanding, but really the service that we received in trying to find us an alternate space was second to none. I would highly recommend any home being offered by Homestead Modern.

My friend and I stayed at Trails End Modern for a relaxing long weekend away from the city. The house and surroundings were beautiful and the layout was perfect as we each had plenty of room to spread out in our respective quarters separated by the living area. The location in Pipes Canyon is convenient to Pappys and a short 15-20 min scenic drive into Yucca Valley. As other reviewers have stated, due to the remote area there is no cell reception but the wifi worked fine for our purposes. Note: because of all the windows the house gets incredible lighting, however each bedroom has an uncovered window panel high above the bed and we found ourselves being woken by strong bright light at 6am daily. This might not be an issue for early birds, but we were hoping to sleep in on this trip, so just something to be aware of if you’re sensitive to morning light. All in all, we had a great stay and would recommend this property to others.

This home had everything a city dweller could ask for: private, amazing landscape, clear night sky with a jacuzzi spa under the stars! Two outdoor showers and a propane fire pit. We loved all the seating options — inside and out. Provided toiletries were also quite nice (body wash, shampoo & condition in all 4 showers!). Kitchen was well equipped with modern appliances. One of the best parts for us was the “furry guest corner” where HSM provided poop bags, doggie bed and lint roller (just in case you might’ve forgotten). Response time from host was almost immediate & needs met. We would definitely recommend this home to friends & family who might be visiting the Pioneertown / Joshua Tree area or for a long weekend getaway popular with L.A. folks. Thank you HSM for going above and beyond by making our desert getaway that much more enjoyable & relaxing! FYI - it's roughly 25-30 min from the actual park gate, and you really do lose reception for at least the last 2miles getting there with spotty service throughout. WiFi also only seemed to work within the house walls. It IS the desert, and very remote, so screenshot all the notes/instructions so you're not frustrated when you get there! Amazing property that constantly surprised us. The indoor showers are a bit lackluster and the price was a bit high for what we got; that said, we traveled with just the 2 of us and it would have been a lot more understandable pricewise if we had traveled with another couple, or children. Pros: * Loved the amenities, especially all of the cozy blankets, Cowboy Tub, outdoor showers, and overall cleanliness. * Quiet, serene and peaceful. * Beautiful living space that was comfortable both inside and out. * Nighttime was magical! Especially loved hunting for scorpions with a black light :) Cons: * Expensive for 2 people (~$450/night). * No food delivery OR pickup anywhere close. Luckily, we figured this would be the case and brought meals after reading the check-in instructions. We went in not knowing what to expect, but came out extremely happy, relaxed and willing to go back (with another couple though, as the price is steep). What a great place to stay! I headed here for a little mental break and had such a great time. Very quiet, very serene and really comfortable. The home had all the amenities to feel at home. Loved the outdoor shower, the beautiful landscape and hot tub. Very clean, very well curated. I wish I was still there! Great place to spend some time.

Amazing location, quiet and serene but incredibly comfortable and stylish space. We couldn’t believe how beautiful the landscapes were around the house, and it was the perfect tranquil getaway. We stopped into Pioneertown nearby a few times and loved having our “home” so close by to this unique town. Super responsive hosts, lovely space with lots of details built in and already taken care of. We will definitely be back!

Very nice. Very clean. Kitchen had all items needed for a care free stay. Comfortable beds. Fire pit, spa, cowboy tub and outside BBQ area were all great. Taking a hot shower outside while still being enclosed so the coyotes cant see you....priceless. Gazing at the stars was awesome from the hot tub. Spacious interior and all light switches marked so you know what lights you need to turn on without checking all of them to find what you want. Highly recommend.

Fantastic stay! House and location are great! Close enough to amenities and things to do, but far enough away to provide peace, quiet and relaxation in the beautiful high desert. The house is well thought out and has everything you’ll need and more. Hope to return someday.

Location: secluded and private, we loved it. Design: modern and functional Facilities: adequate, they provide towels and soap/shampoo, kitchen is fully stocked up. If I was picky I would like a Nespresso coffee machine versus the drip one but then I am Italian ;) Cleanliness: the place was clean Highlights: Outside, hot tub and fire pit, all in good condition WiFi/TV: They service is patchy but that's understandable due to location. Overall I would recommend this place as it's standard is higher than some 5 star hotels that we stayed in during out trip to LA and Vegas .

Very private and comfortable. It was quiet and peaceful, and the two bedrooms were spaced far enough apart that we had private space, but also a great communal area. The outdoor showers are awesome!

This was the perfect getaway. Location felt super private but easy enough to get to all the local sites and food. House was as described and also very comfy cosy, while being modern. It really felt like our home away from home. Everything worked, and the wifi was just fine for us to do a couple of zoom mtgs. Morning light is remarkable here. The hot tub is a must do, especially if you are tired and dusty. Fully stocked kitchen made relaxing easy. Will definitely return.

Beautiful property, well-equipped house, super professional hosts. Zero complaints, all compliments here! The house is not super secluded but the layout of the property is quite private. Early am and in evenings when there are fewer cars, it gets very quiet. A nice desert experience. Highlights were going between the cowboy tub (which was covered with a layer of ice in the am!) and the hot tub, and stargazing after dark. Also went on a 2.5 hour hike (Indian Trail Loop! in Pioneertown Reserve, just 5 mins away, which I’d highly recommend.

We had a great stay in this beautiful location and well-appointed house. Instructions for arrival and check-in were super clear, as well as tips for using the amenities around the house. We loved the grill and kitchen; every implement you might need to cook a great meal was provided. It's a beautiful home base to explore Joshua Tree - we'd definitely stay again.

It has every amenity you’d want in a desert spot: Cowboy pool, jacuzzi, fire pit, boulders, sunrise/sunset viewing spot… and the house itself is clean, clutter free and well appointed. The home itself was immaculate And the desert so generously quiet. The bed was comfortable Only two criticisms: the wifi was spotty, which made Star Wars hard to watch. And the cleaning folks were there when we arrived. I understand running late, which happens sometimes. But they were also unmasked indoors (I informed the hosts and they said this goes against policy). Overall, a much-needed retreat.

The views and land surrounding this home is AMAZING. It felt like our own dessert oasis, away from the town, barely any other houses in sight, and just far enough from the road so you don't hear any cars. The hot tub lies between some rocks, for a very private and beautiful stargazing experience. The house was really clean and well stocked with any kitchen appliances you may need. Although we had a few check in blips and temporary electrical issue with the outlets, Homestead Modern was extremely quick to solving any minor issues we had. They even let us stay an extra night on short notice. Would happily stay here again!

This house was amazing, the view of the sky and the desert landscape alone justifies the price. The wifi was a bit slow but there were lots of books and games that the host provided so unplugging was easy. Add in the hot-tub and this place has easily been the best stay I’ve ever had.

This place is beautiful! It has everything you need. We did bring our own food and coffee but they had all the pots pans utensils and anything else you can think of including amazing Himalayan seat salt and great olive oil. It was so clean and organized and they pretty much thought about every single detail down to leaving a lint brush by the couch so you can remove your dog hair if you wish. I loved it. Very very well done.

Absolutely perfect place for our secluded vacation. It was great to sit and read in the sun, and when it got too hot to jump in the cowboy tub to cool off. There is no cell service, but for us that was a bonus as we wanted to disconnect from everything.

This was a lovely property! We really enjoyed the outdoor space -lots of lounging on the couch outside. We were even treated to a coyote, roadrunner, lizard, and hawk cruising through one of the mornings we were hanging outside. Even though the neighbors are a little close, the property felt very private, especially where the hot tub and cowboy pool were located. Such a treat! We’d be happy staying here again.

What a location! If you want to get away and just be secluded in the desert, this is it. The home has tons of amenities such as utensils for cooking, streaming services on the TV, clean bedsheets/towels, washer/dryer, coffee, the list goes on. We LOVED our stay here and would do it again in a heartbeat! FYI - It's insanely quiet at night...until you hear the coyotes, lol. Oh, the bugs out here are huge and there's prickly plants around so watch where you step!

Fabulous stay as part of our desert honeymoon getaway, and just a quick 25 minute drive to the West Entrance of Joshua Tree NP! The place looked just as gorgeous in person as it did in photographs, and it was clear that a ton of thought went into each detail- from the sustainable toiletries to the full wall mural to the throws and bedding. The kitchen was fully stocked with everything we needed for cooking and grilling during our stay which was a huge bonus. One of our favorite features was the cowboy tub which helped us beat the heat during the day, as well as the covered back patio. Overall would definitely recommend!

A beautiful, well-appointed home in a beautiful setting! This house has everything you could need for a desert holiday. The photos on AirBnB describe the place well. Things we discovered: Everything is on one level with smooth concrete floors which is good for little kids. But be careful with the big painting in the living room if you bring kids.)The kitchen is well stocked with cooking tools and condiments. The outdoor grill is particularly awesome and has a high temp sear burner. The jacuzzi and cowboy tub feel great after a long day. Beds are very comfortable. There is a good selection of games and puzzles in the living room. They really thought of everything. The hosts are very responsive. The property is in a flat part of Pipes Canyon, but there are just enough boulders, small hills, and bumps to feel private. The driveway is in paved but well maintained, and it’s fairly bumpy. We did fine in a Jeep Cherokee.

One of the most relaxing stays I've had in the high desert, and I go often! I'm only looking at Homestead Modern venues going forward; they're all perfect. Beautiful house, excellent location. Pipes Canyon is Joshua Tree without the influencers. Only 10 min from Pappy's, and great hikes within a 5 min drive.

Excellent! Beautiful house, just the right size. Has all the things you need including all standard cooking implements, guidebooks for the area, etc. Perfect place to get away from normal life and unplug! The hosts were extremely responsive - responded to all our messages within one hour or less. Hot tub is well maintained and they keep it hot enough! One note is that the internet generally works well, but if you absolutely need super high speed reliable internet during your stay for work etc, this place may be too rural for your needs— bandwidth slowed down occasionally to a level that I don’t think would work very well for Zoom calls. But the host said that they are working with new providers to hopefully have faster internet very soon! Highly recommend this place!

We had a great stay! This home was clean and modern and the hot tub and cowboy pool tucked into the rocks were amazing. Our toddler loved exploring; the landscape lighting, fire pit, bbq and comfy outdoor couch were all awesome bonuses. We were actually supposed to stay at a different home but the hot tub stopped working and homestead modern was accommodating and switched us last minute. It was about 35 minutes from the park and near pioneer town, it felt remote and private but was easy to access. We loved our time in Joshua tree at this house!

Pioneertown is such a magical landscape and this home is on a great street, close to the conservancy for hiking. Great desert scenes from your windows. A little expensive for what it is, but will definitely provide a serene space for a relaxing weekend.

The Homestead Modern is a beautiful home! There is no mystery as to how it functions, so we were able to get settled in immediately when we got there. It’s not completely off the grid, but it’s pretty close given how popular Yucca Valley and Joshua Tree have become. You will definitely have privacy at Homestead Modern, which was our #1 priority.
