Neighborhood

Joshua Tree Highlands is considered one of the most desirable neighborhoods in the area given its close proximity to the national park as well as its forever northerly vistas of the Mojave Desert. Though you’ll feel like you’re far from civilization, this area sits just a few minutes’ drive from shops and restaurants in Joshua Tree Village and Yucca Valley.

When you’re ready for some outdoor adventure, Joshua Tree National Park’s West Entrance is less than 5 minutes away by car.

Searching for great eats, drinks, shops, and things to do? Here are a few recommendations in Joshua Tree Village, less than a 10-minute drive away:
• Start your day at The DEZ with a coffee and baked good
• Marvel at the handiwork at the World Famous Crochet Museum
• Pick up some lunch or a souvenir from the Joshua Tree Certified Farmers' Market, open Saturdays
• Perhaps close your day with the food, drinks and music offered at the rustic Joshua Tree Saloon

Up for a day trip? Don’t miss these area highlights - they’re worth the drive.
• Noah Purifoy Outdoor Desert Art Museum (20-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.
• Pioneertown (25-minute drive) - Put on your ten-gallon hat and stroll down Mane Street of this Wild West-inspired town, also known for Pappy & Harriet’s, a notable restaurant and venue.
• The Integratron (30-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.
• Palm Springs (50-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.
• Mt. San Jacinto State Park (90-minute drive) - Expansive, hilly landscape with foot and horseback trails surrounding 10,834-foot Mount San Jacinto.

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted.

• PETS: This home is a pet free environment and pets are not permitted.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

This is a beautiful home withing minutes of the entrance to the National Park. We loved spending as much time as possible in the pool and hot tub which had amazing views. The house was pristine and felt brand new. Being so close to the park is essential as it allows you to beat the crowds which can back up the entrance on the weekends. The hosts were helpful, friendly, and responsive. We would love to stay here again in the future.

We had an amazing stay at Sunset Heights! The place is super clean, the pool is as beautiful as it looks on the pictures and the surroundings are amazing. The place is very easy to find, just minutes from Joshua Tree center, but still very private and quiet. The location is ideal for exploring Joshue Tree national park since only a 30 min drive from the doorstep you are in the heart of the park. Host was very friendly and responsive and solved all our asks in a matter of minutes.

Great spot! Absolutely beautiful sunset and sunrise, and a great view of the night sky from the pool area . Very short drive to the west entrance of the park, which is nice because you can most of your hiking in before the heat and the crowds. Hosts were very easy to communicate with, very responsive. Loved my stay here! The pool/spa was perfect and where I spent most of my time relaxing and taking in the desert, including a few stunning sunsets. I loved how close this house is to the Joshua Tree park entrance, and it was very easy to get to downtown Joshua Tree and Yucca Valley as well even though being at the house felt like being away from it all. Like many houses in the area, there was a dirt road to drive to get there — it was well maintained but my sedan struggled a bit so a car with a little extra clearance would be helpful. I would definitely stay here or at another Homestead Modern property again.

We absolutely loved this place! The house itself was perfect for two of us, but would be just as comfortable with four. The pool was amazing in the hot weather and the outdoor shower was a very nice touch. I would highly recommend this property!

We feel so fortunate to have stayed here. The house and surroundings looked exactly like the pictures. The house is at the end of a dirt road (our rented sedan did fine) and super private. This vacation was purely to relax and we did just that. We left the house only twice - once to hit the saloon in Pioneertown and once for brunch. Other than that, there was no reason to leave. We enjoyed swimming and stargazing at night (you’re at the top of a hill), the fire pit after dinner, middle of the day naps, the outdoor shower, and the local wildlife. Each morning we would have our coffee out front and watch a family of quail wander through the yard. We also got to see Dennis the jackrabbit and Rodney the coyote - we all minded our own business. Our total party was 4 adults and the living room and kitchen accommodated us perfectly. When we had too much sun one afternoon, we were all able to fit comfortably on the couch and decompress a bit. I am looking forward to staying here again.

Staying here greatly enhanced our enjoyment of Joshua Tree. The house is stylishly decorated and well-appointed. It feels secluded, but it is only a short drive away from the park, fun and quirky shops and restaurants, and necessities like gas and groceries. Wife and I spent our 20th anniversary here. It was better thanI expected. I don't really stay Airbnb's however, staying here changed my mind for future stays. Pool was great. House is modern and well equipped what everything needed to feel at home. The night sky was amazing. Definitely coming back during the winter.

Came here for a little peace and quiet with the family and got exactly that. Very quiet location, the night time is a sight to see. The house was as described, very clean and well kept. The swimming pool is awesome, good shade. Homestead responded to all my needs, which weren't many. I will definitely return to this home, had a great time.

We really enjoyed our stay in this secluded villa with a beautiful view. The house is so neatly integrated into nature that wild inhabitants walk next to people. This makes it possible to observe the animals and plants of the desert on a daily basis. We will definitely recommend this place to our friends.

What a special home and setting! And the host team were proactive, helpful, all the information right at our fingertips or a text message away. We had a peaceful weekend mostly in the jacuzzi and pool, watching the local animal life cruise past us. Roadrunners, quail, big-eared rabbits, an amazing turtle who appreciated the classical music vibes one morning! Home is clean and pristine, cozy interior, wonderful products. Joshua Tree / Sunset Heights is a great little getaway. It is located right at the edge of the park with views over the valley. The way the house is situated feels very private. The 3 patios on the front, side and back of the house are very spacious and give you great outdoor access for relaxing and dining - all covered with pergolas for shade. I can't say enough about the furnishings and amenities - all top notch. The pool and spa is the perfect place to kick back and relax. This house is a perfect base to explore the park. The entrance is minutes away. I would definitely come back here again!

The property was exactly what I was looking for, great location close to the park entrance, thoroughly beautiful views and private so you could enjoy the outdoor amenities in peace. Amazing walking trails immediately outside the door, which lead to cool wildlife watching in the early mornings and after sunset. Only advice for other renters is to make sure your vehicle can handle a dirt road, (my standard SUV did fine, a smaller sedan could be tricky) and when making your way to the address just ignore any signs re: private road or closed. Your GPS will take you right to the front door! Enjoy!!

This was an amazing find near Joshua Tree. You really can’t stay any closer to the park entrance than this house. It’s very private and up at the top of a mountain with great views. It’s on a dirt road, but still easy to get to. We arrived at night, but had no trouble finding the house and getting inside. The hosts were quick communicators and even messaged during a windy night to tell me not to worry if any furniture outside blew around and they would handle it all. I had great cell service, and the WiFi was very speedy. The house is exactly as pictured, and very spacious inside. There is a laundry room, and lots of extra linens for the cold desert nights. It was perfectly clean as well. The kitchen is well stocked for pretty much any meal you’d like to make. The only thing that could be added is more plastic drink ware since glass is not allowed out by the pool. The outdoors is AMAZING- lots of space, and hot tub is very quick to heat up. Definitely would stay here again.

Beautiful location! Love love the view. The morning sunset and sunrise were wonderful. Location is far enough from the busy street but still feel close enough that you can get there. It’s nicely decor and love all the outdoor chairs. We didn’t use them very much bc we only stay for one night and will definitely come back. If you are looking for a beautiful surrounding, it’s a place to be. Be aware of animal in the surroundings if you have pets. Always on leash for the little one. Otherwise enjoy

Astounding views surround this private and peaceful house on the hill. Relaxing lounge chairs are placed on each side of the wrap-around veranda, providing views of the national park, wilderness or valley. Architectural details and interior windows are located to enhance the views. Bedrooms are well proportioned and furnished comfortably. Hiking in the adjacent Mojave Land Trust preserve offered breathtaking vistas and boulders. We found it equal to the trails in the national park. Plus there are no crowds and it is literally right out the back door!! It was an amazing place to stay.

This is a beautiful home withing minutes of the entrance to the National Park. We loved spending as much time as possible in the pool and hot tub which had amazing views. The house was pristine and felt brand new. Being so close to the park is essential as it allows you to beat the crowds which can back up the entrance on the weekends. The hosts were helpful, friendly, and responsive. We would love to stay here again in the future.

We had an amazing stay at Sunset Heights! The place is super clean, the pool is as beautiful as it looks on the pictures and the surroundings are amazing. The place is very easy to find, just minutes from Joshua Tree center, but still very private and quiet. The location is ideal for exploring Joshue Tree national park since only a 30 min drive from the doorstep you are in the heart of the park. Host was very friendly and responsive and solved all our asks in a matter of minutes.

Great spot! Absolutely beautiful sunset and sunrise, and a great view of the night sky from the pool area . Very short drive to the west entrance of the park, which is nice because you can most of your hiking in before the heat and the crowds. Hosts were very easy to communicate with, very responsive. Loved my stay here! The pool/spa was perfect and where I spent most of my time relaxing and taking in the desert, including a few stunning sunsets. I loved how close this house is to the Joshua Tree park entrance, and it was very easy to get to downtown Joshua Tree and Yucca Valley as well even though being at the house felt like being away from it all. Like many houses in the area, there was a dirt road to drive to get there — it was well maintained but my sedan struggled a bit so a car with a little extra clearance would be helpful. I would definitely stay here or at another Homestead Modern property again.

We absolutely loved this place! The house itself was perfect for two of us, but would be just as comfortable with four. The pool was amazing in the hot weather and the outdoor shower was a very nice touch. I would highly recommend this property!

We feel so fortunate to have stayed here. The house and surroundings looked exactly like the pictures. The house is at the end of a dirt road (our rented sedan did fine) and super private. This vacation was purely to relax and we did just that. We left the house only twice - once to hit the saloon in Pioneertown and once for brunch. Other than that, there was no reason to leave. We enjoyed swimming and stargazing at night (you’re at the top of a hill), the fire pit after dinner, middle of the day naps, the outdoor shower, and the local wildlife. Each morning we would have our coffee out front and watch a family of quail wander through the yard. We also got to see Dennis the jackrabbit and Rodney the coyote - we all minded our own business. Our total party was 4 adults and the living room and kitchen accommodated us perfectly. When we had too much sun one afternoon, we were all able to fit comfortably on the couch and decompress a bit. I am looking forward to staying here again.

Staying here greatly enhanced our enjoyment of Joshua Tree. The house is stylishly decorated and well-appointed. It feels secluded, but it is only a short drive away from the park, fun and quirky shops and restaurants, and necessities like gas and groceries.
