Neighborhood

This property is set in the tranquil, historic community of Landers which features wide, open landscapes and a lack of noise and light pollution. At night, stargazing is a must!

Landers is a 3-minute drive from one of the High Desert’s best new restaurants, La Copine, which is known for their seasonal, local ingredients. It’s also a 10-minute drive from the Integratron, a new age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

Looking for more things to do? Don’t miss these area highlights:
• Yucca Valley (15-minute drive) - Convenient stop for chain stores and local eateries, like Carla's Route 62 Diner and C & S Coffee Shop.
• Noah Purifoy Outdoor Desert Art Museum (17-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.
• Joshua Tree Village (17-minute drive) - Quirky strip of boutiques and restaurants, including Coyote Corner, Space Cowboy Books, and the rustic Joshua Tree Saloon.

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance.

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

This was the best Airbnb I have ever stayed. I got a last minute reservation and was so pleasantly surprised how friendly and helpful the management was. The house itself is phenomenal. Completely private - the setting is so beautiful surrounded by Joshua trees. It’s so quiet you can hear a pin drop outside or an occasional coyote howl. We floated in the pool and watched the incredible sunset! The pool was warm and the hot tub very hot (so many Airbnb’s won’t heat the hot-tub enough). Everything in the house was high end and tech cool. Loved it!! Wish I could go back but I bet it will be booked because who wouldn’t want to be in this paradise? Hopefully we can make it happen soon!

It’s a really beautiful, light-filled space. Just what my girlfriend and I were looking for on our weeklong stay. The house is well designed and spacious. It’s extremely private, with a nice view of nearby Goat Mountain. The hot tub is easy to use and comfortable, and we enjoyed playing piano every day of our trip. I’d picked Spellbound because pictures showed a telescope, and we came to Joshua Tree especially for stargazing. On arriving we were disappointed the scope was no longer there. I reached out to Homestay Modern about that, and a billing error with my booking, and the initial communication wasn’t great. A manager reached out to me the next day and made everything right, though — and a telescope was delivered to us right away — so full marks for that. For movie lovers, know that the main television has permanently enabled motion smoothing that cannot be disabled until Roku updates their firmware. All in all, a five star home. We will return :)

Excellent stay at at Splendid House.

What a great stay at Splendid. The house was perfect for two couples. We used the hot tub but not the pool. Great firepit. We brought our telescopes. The back patio was a perfect spot for stargazing and a late evening glass of wine. The house was very clean and very well appointed. The kitchen has all the basics (e.g., spices, coffee, etc). We cooked at the house all three nights. One night we grilled. I notice the little things and this place had the cleanest BBQ I’ve ever encountered in a rental. Oh..be sure to use the outdoor shower. I used it on our departure morning and enjoyed a great sunrise. Last point…Homestead Modern’s communications and detailed instructions for check in were excellent. We look forward to staying at some of their other houses in the Joshua Tree area.

Highly recommend this beautiful house. The house was immaculate and well stocked with thoughtful touches like outdoor blankets and towels, yoga mats, dog supplies, and epsom salts for a nice bath. Like living in a dream!

My husband and I stayed at Spellbound for our first trip to Joshua Tree and it was such a beautiful property and peaceful experience! The house is stocked with everything you could possibly need if you plan to hit the grocery store and cook at home like we did. There is a grocery store just about 15-20 minutes away and a convenience store even closer. Even with being so close to town, the property is very secluded and on several private acres that are protected by a security gate, so you feel like you are way out in the desert but you also feel very safe. The home had several books about the area and the national park, which we appreciated because it was nice learning about the history of the homestead. Floor to ceiling windows on one entire side of the home and the bathtub and outdoor shower made us feel like we were immersed in nature even when we were inside. Nothing has been spared in amenities and attentiveness to needs. All we had to do was send a text if we needed anything. For example, we couldn't figure out how to get the refrigerator to make ice so the property managers delivered two bags of ice to us right away, which was so thoughtful and unexpected. We had a few other questions during our stay and the response was timely. Every comfort has been thought of inside, and outside....WOW! The spa/pool was clean and easy to use and at night my husband would relax in the spa just a few feet away from me while I wrapped myself in the provided outdoor blankets and sat around the beautiful in-ground fire pit. It was nice that we could be doing different things and still be close enough to each other to talk. There is no light pollution there and no other houses close by so spending our nights outside stargazing was spiritual, relaxing, and transcending. Spellbound is the perfect name for the property. You won't be disappointed!

The modern design and layout of this place is stunning—everything flows together beautifully. The Sonos sound system was perfect for setting the mood, but the real star of the show was definitely the amazing pool and spa area where we spent most of our time relaxing and enjoying the desert vibes. The location is incredible - so private and peaceful, almost without any neighbors in sight, which made stargazing at night absolutely magical. Love how the outdoor space lets you really soak in the desert atmosphere while still enjoying all the luxuries of a high-end home. Words cannot describe this home and the pictures do not do it justice. This home was incredible! Every detail was thought of and accounted for at this property, from extra supplies to beautiful decor, which made it easy to feel right at home. The indoor/outdoor feel made the property even bigger as we spent most of our time on the patio or in the pool. The stars at night were incredible and the sun rise and sun set were exactly what you expect in Joshua Tree area. There is a fantastic restaurant, La Copine, just down the road that is a must try. The property is about 20 min from Joshua Tree city which makes it accessible yet still far enough out to be fully private. The host was also very responsive to a minor issue (door lock battery dying) and gave some great local recommendations upon request. Would recommend this AirBnB with no hesitation!

This house was absolutely gorgeous. The only problem was, in the height of summer, there were THOUSANDS of ants in the kitchen. The managers were willing to refund us the cleaning fee but it was after a bit of haggling. We only asked for the refund because we cleaned the entire kitchen (counters, floors, drawers, utensils) twice in our three day stay.

I'm glad you loved the house! However, I want to address the ant issue for the sake of future guests. When we came to assist and requested photos, we observed only a few ants, not thousands. It seemed like food had been left inside and outside, and the doors were open during your stay, which we do not recommend in the summer. Rest assured, there is no ant invasion in this home, but ants may enter if doors are left open for extended periods, especially in the kitchen during the summer.

The first thing that I want to say is that the Homestead Modern team is what every hospitality company should aspire to be. They truly went above and beyond to ensure that we had the best experience. We will only be staying at Homestead Modern properties in Joshua Tree from now on. There were a few hiccups with our stay that were complete outliers and the team addressed them immediately and effectively. The one I will call out is that our electricity went out on the last night for 20 minutes, but there isn’t much the team could do and they had communicated ahead of time that this could be a potential problem. On to the property, it is absolutely gorgeous. The kitchen was fully stocked (they had global knives!), the beds were comfortable, the living room was a dream, and the outdoor space was nearly everything we wanted. We couldn’t have asked for a better stay. If you are thinking about staying here, book it immediately!

My boyfriend & I wanted to do a staycation and also celebrate our fur baby’s 10th birthday! Glad to know they’re a pet-friendly place & if your dog is a service animal, there’s no fee! The place will make you want to pretend to record a video and say “hi mtv, welcome to my crib!”… The place is super modern & gorgeous ! You’ll seriously want to spend time in every section of the place there. Sono surround sounds sets the mood with either watching tv or playing music . Cooking in the middle of the kitchen makes you feel like a top notch chef star. The bathrooms are lovely and one of them has a cute tub and even outdoor shower ! Let’s talk about the backyard, you’ll love the pool/jacuzzi with a view of so much private land and all the beautiful plants there. Such a beautiful & peaceful place to be, also they’re so responsive and has great hospitality. They had their sweet manager Smitha come personally deliver us a care package of a bottle of high-end mezcal & snacks ! I’ll def be back !

Spellbound is a MUST stay! The beds were so comfortable with nice linens and extra blankets and pillows, the towels were plush and the bathrooms had all toiletries needed. The kitchen was fully stocked with utensils, pots/pans, seasonings, oil and coffee. The house and grounds were even prettier in person. Very private feeling with a beautiful landscape to admire while using the outdoor amenities. The hot tub was clean and perfect for some cool nights. Our weekend stay at Spellbound was truly magical. The property is so beautiful with many Joshua trees. We enjoyed strolling around the acreage. The home is well-appointed with so many thoughtful details; good quality sheets and towels (for bath and pool), cooking basics (oil, spices, etc), yoga mats, and bath products including makeup remover. They even welcomed our dog with a bed, potty bags, and a lint roller. The home itself is beautifully designed. Each window creates a beautiful picture of the surrounding area. We were able to go to Joshua Tree for a few hours and stop in town afterward for lunch. Then back to Spellbound for yoga and hot tub under the stars. The owners were helpful and super responsive to the questions we had before and during our stay. We are definitely going back.

Staying here was like stepping into a desert dream! This place has got it all – from a heated pool and spa to an electric piano and speakers pumping tunes throughout. This was the best Airbnb I have ever stayed. I got a last minute reservation and was so pleasantly surprised how friendly and helpful the management was. The house itself is phenomenal. Completely private - the setting is so beautiful surrounded by Joshua trees. It’s so quiet you can hear a pin drop outside or an occasional coyote howl. We floated in the pool and watched the incredible sunset! The pool was warm and the hot tub very hot (so many Airbnb’s won’t heat the hot-tub enough). Everything in the house was high end and tech cool. Loved it!! Wish I could go back but I bet it will be booked because who wouldn’t want to be in this paradise? Hopefully we can make it happen soon!

It’s a really beautiful, light-filled space. Just what my girlfriend and I were looking for on our weeklong stay. The house is well designed and spacious. It’s extremely private, with a nice view of nearby Goat Mountain. The hot tub is easy to use and comfortable, and we enjoyed playing piano every day of our trip. I’d picked Spellbound because pictures showed a telescope, and we came to Joshua Tree especially for stargazing. On arriving we were disappointed the scope was no longer there. I reached out to Homestay Modern about that, and a billing error with my booking, and the initial communication wasn’t great. A manager reached out to me the next day and made everything right, though — and a telescope was delivered to us right away — so full marks for that. For movie lovers, know that the main television has permanently enabled motion smoothing that cannot be disabled until Roku updates their firmware. All in all, a five star home. We will return :)

What a great stay at Splendid. The house was perfect for two couples. We used the hot tub but not the pool. Great firepit. We brought our telescopes. The back patio was a perfect spot for stargazing and a late evening glass of wine. The house was very clean and very well appointed. The kitchen has all the basics (e.g., spices, coffee, etc). We cooked at the house all three nights. One night we grilled. I notice the little things and this place had the cleanest BBQ I’ve ever encountered in a rental. Oh..be sure to use the outdoor shower. I used it on our departure morning and enjoyed a great sunrise. Last point…Homestead Modern’s communications and detailed instructions for check in were excellent. We look forward to staying at some of their other houses in the Joshua Tree area.

My husband and I stayed at Spellbound for our first trip to Joshua Tree and it was such a beautiful property and peaceful experience! The house is stocked with everything you could possibly need if you plan to hit the grocery store and cook at home like we did. There is a grocery store just about 15-20 minutes away and a convenience store even closer. Even with being so close to town, the property is very secluded and on several private acres that are protected by a security gate, so you feel like you are way out in the desert but you also feel very safe. The home had several books about the area and the national park, which we appreciated because it was nice learning about the history of the homestead. Floor to ceiling windows on one entire side of the home and the bathtub and outdoor shower made us feel like we were immersed in nature even when we were inside. Nothing has been spared in amenities and attentiveness to needs. All we had to do was send a text if we needed anything. For example, we couldn't figure out how to get the refrigerator to make ice so the property managers delivered two bags of ice to us right away, which was so thoughtful and unexpected. We had a few other questions during our stay and the response was timely. Every comfort has been thought of inside, and outside....WOW! The spa/pool was clean and easy to use and at night my husband would relax in the spa just a few feet away from me while I wrapped myself in the provided outdoor blankets and sat around the beautiful in-ground fire pit. It was nice that we could be doing different things and still be close enough to each other to talk. There is no light pollution there and no other houses close by so spending our nights outside stargazing was spiritual, relaxing, and transcending. Spellbound is the perfect name for the property. You won't be disappointed!

On to the property, it is absolutely gorgeous. The kitchen was fully stocked (they had global knives!), the beds were comfortable, the living room was a dream, and the outdoor space was nearly everything we wanted. We couldn’t have asked for a better stay. If you are thinking about staying here, book it immediately!

This was a spontaneous trip booked with my boyfriend. Finishing work we were one hour away. Booking was immediately confirmed and sent all the necessary information for us to feel safe and comfortable. Clear instructions. The pictures don’t make Justine to how beautiful this place is. Everything feels thought through, beautifully kept and non spared on expenses on the quality. This place has everything you could possibly want. We had nothing on us, since it was a last minute vacation and we felt like at home. Didn’t miss a thing. Magical time. Looking forward to our next stay and bring our friends with us.

Absolutely loved my stay in Landers! The homestead is stunning and very well equipped. It is very peaceful, remote and a good place to unplug and get away from it all. The hosts are very responsive, professional and accommodating. The Integratron is only a couple miles away and I highly recommend booking a sound bath. Thank you again for the hospitality!

Awesome stay. Honestly, this place is a steal for the price. The al fresco set up with the patio doors, ample outdoor furniture, outdoor speakers, and pool / hot tub was perfect. Ample amenities and nice kitchen appliances made cooking fun. It felt quite private and secluded! Our dogs loved it. We never left the property. Close enough to JT and the park!

My boyfriend & I wanted to do a staycation and also celebrate our fur baby’s 10th birthday! Glad to know they’re a pet-friendly place & if your dog is a service animal, there’s no fee! The place will make you want to pretend to record a video and say “hi mtv, welcome to my crib!”… The place is super modern & gorgeous ! You’ll seriously want to spend time in every section of the place there. Sono surround sounds sets the mood with either watching tv or playing music . Cooking in the middle of the kitchen makes you feel like a top notch chef star. The bathrooms are lovely and one of them has a cute tub and even outdoor shower ! Let’s talk about the backyard, you’ll love the pool/jacuzzi with a view of so much private land and all the beautiful plants there. Such a beautiful & peaceful place to be, also they’re so responsive and has great hospitality. They had their sweet manager Smitha come personally deliver us a care package of a bottle of high-end mezcal & snacks ! I’ll def be back !

Incredible secluded property. Pool was fantastic and well maintained. Extremely peaceful location and house had everything you need. Well stocked and prepared for guests needs. We received a wonderful welcome gift from the host as well which was great touch. Host was always responsive immediately with any last minute questions. We will be back!

Spellbound is a MUST stay! The beds were so comfortable with nice linens and extra blankets and pillows, the towels were plush and the bathrooms had all toiletries needed. The kitchen was fully stocked with utensils, pots/pans, seasonings, oil and coffee. The house and grounds were even prettier in person. Very private feeling with a beautiful landscape to admire while using the outdoor amenities. The hot tub was clean and perfect for some cool nights. All the touches throughout the house were so nice, we will definitely be back! Highly Recommend!

Our weekend stay at Spellbound was truly magical. The property is so beautiful with many Joshua trees. We enjoyed strolling around the acreage. The home is well-appointed with so many thoughtful details; good quality sheets and towels (for bath and pool), cooking basics (oil, spices, etc), yoga mats, and bath products including makeup remover. They even welcomed our dog with a bed, potty bags, and a lint roller. The home itself is beautifully designed. Each window creates a beautiful picture of the surrounding area. We were able to go to Joshua Tree for a few hours and stop in town afterward for lunch. Then back to Spellbound for yoga and hot tub under the stars. The owners were helpful and super responsive to the questions we had before and during our stay. We are definitely going back.

Staying here was like stepping into a desert dream! This place has got it all – from a heated pool and spa to an electric piano and speakers pumping tunes throughout. The open layout and big windows make you feel connected to the desert magic outside, with stunning sunsets and wide-open spaces. The kitchen is stacked with everything you need, and there's a cool outdoor dining area with a fire pit on a 5-acre property. They've thought of everything, from a record player with local tunes to a telescope for stargazing. Plus, it's close to Joshua Tree National Park and Pioneertown. It's not just a place to stay; it's a whole desert experience. Shoutout to Homestead Modern for making this spot a true oasis in the Joshua Tree scene!
