This main house can comfortably accommodate up to 6 guests in 2 stylish bedrooms plus a sofa bed. The bedrooms are located in their own private corners of the home, both with ensuite bathrooms, custom closets, ceiling fans, and direct patio access via a sliding glass door that lets in lovely natural light. Each bedroom has unique local art loved by the owner and premium linens from Parachute proving the ultimate luxury.

The casita has the third bedroom and bathroom. Pease note that the casita will be locked unless you make a booking for five or more guests. We never rent the casita separately from the main house.

The recently revamped kitchen is picture-perfect and fully equipped for any culinary endeavor. Like the rest of the home, even the kitchen offers stunning views. Appliances include a gas stove, oven, fridge, freezer (with ice maker), microwave, and dishwasher. The sleek cabinets are stocked with dishes and glassware, and a blender, coffee, and a drip coffee maker are ready for your breakfast routine. The breakfast bar seats 4 and you will find a large table set for more in the dining room, although you may be tempted to enjoy your meal on the otherworldly patio next to the BBQ grill overlooking the national park.

The outdoor space had been arranged to optimize fun and relaxation, and to capture as much of the high desert’s beauty and sun as possible. You’ll want to spend as much time as possible on the back patio, where you’ll find a cozy 4-person Jacuzzi-brand hot tub sitting under a vast canopy of stars. On a hot afternoon, the cooling “cowboy” tub is the perfect place to refresh after a hike in the park. And a propane fire feature beckons as a gathering place on cool evenings.

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit

Neighborhood

This area is renowned for its forever vistas of the Mojave Desert and its proximity to the national park. The quiet neighborhood offers a tranquil vibe and big, open skies, so you’ll feel like you’re miles away from it all, but plenty of restaurants and things to do are within a short drive.

When you’re ready to hike, bike, or climb, Joshua Tree National Park’s West Entrance is just a few minute drive away.

You can find great eats, drinks, shops, and things to do in nearby Joshua Tree Village; here are a few recommendations:

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Dogs are welcome and there is a one time fee of $100. Maximum of 2 Dogs allowed. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 4PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

WOW! What an amazing property! This place was perfect for some time away from the city and people. Enough space between the other houses, close enough to town / Joshua Tree, but just enough out of the way that you felt like you were maybe almost in the middle of no where. The house was wonderful - comfortable, secure, and overall amazing. The hot tub was great as well - enjoying the cooler weather, sunset, and stars. If you are thinking of staying around Joshua Tress NP, this is a great place! The host team responded quickly, gave suggestions throughout my stay, and checked in to make sure everything was okay. Pictures don't do it justice, you have to experience this yourself! 10/10, will be staying here again!

Homestead Modern always takes care of us! The arrival was seamless, the house was clean and spacious and the house had all the amenities we needed. It was also easy to get to, which is not always the case in Joshua Tree, but the directions were clear and easy to navigate (even in the dark!).

The landlord is very nice at communicating and responded to the information I wanted in a timely manner. The room was very clean and nice. The scenery outside is also beautiful. Our stay was very good. I would stay here again if I was in Joshua Tree next time, and I would recommend this house to my friends when they visiting Joshua Tree.

Excellent setup. Clean, well cared for, and lacking nothing. My only gripe is the living room furniture not being very comfortable. The jacuzzi, steam room, and outdoor showers were all magical. They made a beautiful oasis in the desert.

Beautiful place and also an area to stay in Joshua Tree. The house has a very nice design to it and also furnished well with most of the basics. It is within shouting distance to 2 other vacation homes but still feels secluded. Probably the best aspect of this house is the location. It's close enough to the pavement road that getting in and out is not a problem but far enough that the desert is still very peaceful and still. Also the location is almost at the foothills of a small rocky ridge so the view out the front of the house looking down the valley is incredible!! We loved our stay here , would definitely revisit.

First of all this place was amazing the get away was nice I enjoyed it it was peaceful we had a small problem with the A/C I messaged them and they got on it and sent someone to take a look which I liked !!!! The outside shower amazing ! The jacuzzi amazing especially at night when the moon is just shinning ! I will def come back again the local stores are near by cool bars and lil site seeing !

The place is just as described but the photos don’t do it justice. It’s is beautiful in person. The living room and kitchen are huge. It was great having our own rooms and bathrooms. The hot tub was an amazing treat after traveling around Joshua Tree. Overall, a great secluded place to stay when coming to the area. Everything is modern and simple. I would recommend staying here since it’s so close to the park! I would stay again!

I am a huge fan of Homestead Modern homes! This was our third time staying with them and they never cease to impress. This particular house is very special, the views are breathtaking and the home is gorgeously constructed. Fully functional kitchen, bathroom fully stocked, working outdoor fire pit, comfortable bedrooms, and clean a hot tub to relax in under the stars. We highly recommend and will be returning guests!

The house was absolutely fantastic. The view is stunning and we spent a lot of time in the hot tub under the stars. The house was the perfect size for us. The location is great and it’s easy to get anywhere. The kitchen was well stocked with cooking tools, pots and pans, etc. having the bbq is great too (although we didn’t use it). Few things to consider: -the road to the house is a pretty bad dirt road. If you have a fancy car, I would not want to stay here. The road is dirty and very bumpy and there’s no other way in. Even with our 4-wheel drive we had to be careful -ideally there would be Kleenex in the house -the couch isn’t too comfy and it’s small. A sectional with the amount of space in the living room or something deeper and bigger would be better (there’s room!) -buy your groceries in Yucca Valley. There aren’t any grocery stores in Joshua Tree. Also not many restaurants either so plan to cook Homestead Modern is very responsive to messages and were great.

WOW! What an amazing property! This place was perfect for some time away from the city and people. Enough space between the other houses, close enough to town / Joshua Tree, but just enough out of the way that you felt like you were maybe almost in the middle of no where. The house was wonderful - comfortable, secure, and overall amazing. The hot tub was great as well - enjoying the cooler weather, sunset, and stars. If you are thinking of staying around Joshua Tress NP, this is a great place! The host team responded quickly, gave suggestions throughout my stay, and checked in to make sure everything was okay. Pictures don't do it justice, you have to experience this yourself! 10/10, will be staying here again!
