The deck is surrounded by lounge chairs and relaxing options that capture the majestic views, with a nearby propane fire-pit surrounded by native plants. There is an additional fire-pit at the entrance to the home that we enjoy for stargazing.

Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at SkyDweller. Some of our favorite options available to you:

– Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

Neighborhood

When going to Joshua Tree one couldn’t imagine a better location or ambiance. SkyDweller is very private but not remote. You will feel like you have your own slice of solitude in Joshua Tree yet you are only a couple of miles from the JT downtown as well as Joshua Tree National Park. During the day, you can explore nature in your own backyard, and at night, the stargazing can’t be beat.

Looking for things to do or great places to eat? Here are a few nearby favorites within a 10-minute drive:
• Wake up and head to Joshua Tree Coffee Co., known for their famed coffee made from locally roasted beans
• Admire the art at the Noah Purifoy Outdoor Desert Art Museum

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

We are locals to the valley but wanted a special staycation spot to relax. This place is as gorgeous as the photos and so well designed for the desert. Our favorite was relaxing in the pool and hot tub as well as napping with the doors fully open letting in the breeze. The host/management team’s communications informative and responsive. My wife and I thoroughly enjoyed our vacation here. Although we originally planned to visit Joshua Tree National Park, the extreme heat index of over 110 prompted us to relax and make the most of the Airbnb’s amenities instead. The house was serene and provided the desert experience we were looking for. One suggestion would be to add an outdoor umbrella for shade during the hot summer days. Aside from that, we will definitely be returning!

Excellent home in Joshua Tree. The home is super modern, very clean, well designed and comfortable. It’s in a peaceful and private area just outside Joshua Tree. We were disappointed that we were only notified that pool was not operational only shortly before checkin. It seemed as though it was know before that time since the host both messaged us about it and noted it in the pre written checkin instructions.

We sincerely apologize for the inconvenience regarding the pool. We understand how disappointing it was, especially since it was a key feature you were looking forward to. Unfortunately, the issue with the pool arose unexpectedly and we informed you as soon as we were aware. We provided a couple of options to have you moved over to other homes in the area but after receiving no response, we assumed you wanted to stay at the home. The property was exactly as expected. The accommodation quality, design, layout and decor was great. There are other houses quite nearby but the orientation of the house makes it feel quite private. The kitchen was well equipped and we really appreciated provision (and communication of provision!) of oil, salt&pepper and fresh ground coffee. We also utilized the blender for our poolside margaritas! Nice touch!. The wider area is a little strange if you are not familiar with the region, with a mix of lovely vacation properties and some obviously more rural residential properties but we saw few people and came and went with no issues of feeling unsafe etc. The location of the property is great for Joshua Tree NP which we loved; it is far more beautiful than we had anticipated. We visited Pioneertown to go to Pappy & Harriet’s, an easy 20 min drive, and had a great night with live music and good food. Highly recommend.

I recently had the pleasure of staying at this beautiful Airbnb in Joshua Tree, and it was pure bliss. Husband and I needed an extremely last minute reservation as construction needed to be done on our previous reservation. Homestead allowed us to check in with an hour notice and the home was in pristine condition. It smelled great as we entered, visually pleasing and was super clean. My boyfriend and I were looking for a peaceful place with certain amenities (private, open backyard, jacuzzi, record player, full kitchen, etc.) and this home met all of our needs. I cooked a lot during our stay and I was so happy with the amount of cooking utensils, pots, pans, bowls, plates, and spices that were provided. Some items I hadn’t even considered bringing, but this kitchen had all the necessities. We loved the huge windows/doors leading to the backyard from both the kitchen and the master bedroom. Stargazing in the peaceful, open backyard was definitely our favorite activity here, and we would love to be back here again one day.

The house, exactly as in the pictures, was also very clean, well-equipped. A lot of thought has been put into this place. I cannot say enough amazing things about this place!!! It was truly phenomenal and made my stay in Joshua Tree magical. This open, full of light, modern, yet cozy home is perfectly located and is beautifully designed and styled right down to the tiniest details. The fire pit and bbq were perfect for grilling up some steaks and making s’mores. Not to mention, the hot tub was so clean and had a perfect view of the stars at night. Homestead Modern even left a personalized note for me and my boyfriend welcoming us with a complementary bottle of wine. They had even laid out beautiful rose petals after notifying them my trip was in celebration of an anniversary. There were games, records, and corn-hole as well. Check in/out was seamless and there was great support and communication along the way. I seriously cannot express how luxurious this place was, while also capturing the beauty of the desert. If you’re thinking of booking here, do it! I can’t wait to come back!

I have mixed feelings about this home. Up front, this airbnb is absolutely stunning, well crafted and curated with all the little touches you'd expect from a luxury accommodation. From high end appliances to premium linens, it was delightful to experience such a thoughtfully put together property. The more frustrating side is this line of Airbnbs is run by a corporation - and that's the service you should expect. I was staying for two nights, and on the middle day (not a check in or check out day) the hot tub was drained completely and refilled with cool water, thus rendering it unusable. The host was not aware the hot tub tech had come that day, and had to check in with them regarding this. They did offer (and follow through with) crediting a night back for my inconvenience - appreciated, but definitely disappointing as sitting in the hot tub under the stars was something I was most looking forward to. Would I stay again? Probably. But wish I had known this ahead of time.

Photos don’t do Sky Dweller any justice! It’s extremely beautiful in person. You can tell they put a lot of thought into everything including all of the small details. There was so much to do in this house. From hanging out with friends in the hot tub and by the fire pits to star gazing with the telescope that they provided. We stayed for two nights and only left the house once. The kitchen is spacious, modern, and it has everything you need to cook. They provided plenty of towels and their shampoo/conditioner left my hair feeling soft. Everyone in my group loved how comfortable the beds were. I definitely will be coming back.

The location of SkyDweller is excellent, very close to the national park. The host is really friendly and helpful, providing a lot of useful information about the stay and the surrounding area. This home is sleek and modern in design. It was super clean, in excellent condition, and well-appointed on the inside. The layout is fantastic. The kitchen is very functional. My husband and I had a pleasant stay at this modern, Scandinavian-inspired homestead. As one of the first guests to book this home, we felt well taken care of for our 6-year dating anniversary. Everything we saw in pictures was even better in-person. If you’re looking for a luxurious yet minimalistic rural experience, we highly recommend this listing. We enjoyed the fire pit, hot tub, outdoor and indoor board games, and ample amount of space to walk around and admire the Joshua trees. The best part was waking up in our master bedroom (it had a retractable door which opened up the space and let us soak in the desert scene). We wanted to get away from the city (Los Angeles) and this home was exactly what we needed. Beautiful views, peaceful, and the house was so beautiful. The photos don't do it justice. The house has everything you need from cooking essentials and games to towels and extra blankets, super thought out. We especially loved all of the outdoor seating areas and the view from the jacuzzi. Having morning coffee outside was sooo beautiful. Cooking with a view from the Kitchen was also very nice! We had an extraordinary time staying in the desert of Joshua Tree. The place was absolutely beautiful, very clean, and exceptionally well-maintained. We are locals to the valley but wanted a special staycation spot to relax. This place is as gorgeous as the photos and so well designed for the desert. Our favorite was relaxing in the pool and hot tub as well as napping with the doors fully open letting in the breeze. The host/management team’s communications informative and responsive. My wife and I thoroughly enjoyed our vacation here. Although we originally planned to visit Joshua Tree National Park, the extreme heat index of over 110 prompted us to relax and make the most of the Airbnb’s amenities instead. The house was serene and provided the desert experience we were looking for. One suggestion would be to add an outdoor umbrella for shade during the hot summer days. Aside from that, we will definitely be returning!

Excellent home in Joshua Tree. The home is super modern, very clean, well designed and comfortable. It’s in a peaceful and private area just outside Joshua Tree. We were disappointed that we were only notified that pool was not operational only shortly before checkin. It seemed as though it was know before that time since the host both messaged us about it and noted it in the pre written checkin instructions.

We wanted to get away from the city (Los Angeles) and this home was exactly what we needed. Beautiful views, peaceful, and the house was so beautiful. The photos don't do it justice. The house has everything you need from cooking essentials and games to towels and extra blankets, super thought out. We especially loved all of the outdoor seating areas and the view from the jacuzzi. Having morning coffee outside was sooo beautiful. Cooking with a view from the Kitchen was also very nice! The owner was so pleasant and the communication was amazing! 10/10 recommend. Will definitely be back!

This home felt modern and luxious, but not sterile at all. So many places outside to enjoy, getcozy in and hang out with my kids and dog. So close to the park entrance too! - Sarah Jackson
