When it’s time to eat, pull up a chair at the intimate indoor dining table, or you can opt for al fresco seating at the shaded outdoor table, just steps away. All cabinets are fully stocked with dishes and cookware.

LIVING ROOM
Opposite the kitchen, you’ll find a comfy sectional that’s the perfect place to relax after an invigorating hike or a hearty meal at The Copper Room. Put your feet up and flip on the 65-inch smart TV - or just revel in the sounds of silence. Throughout the living space, you’ll find rustic plywood walls and dark hues inspired by an early desert morning.

OUTDOOR SPACE
The outdoor space had been arranged to optimize outdoor enjoyment and relaxation, and to capture as much of the high desert’s beauty and sun as possible! The kitchen and living area open to a spacious patio through a sliding door. On the patio, you’ll find a gas barbecue grill and a dining table, and a few steps further is a propane fire feature.

Pause House: PM also includes a cozy hot tub (perfect for warming up on cool evenings) and a refreshing cowboy tub. Nothing feels better than a cool dip after a long hike! Ancient Joshua Trees and mature cacti surround Pause House and lounge seating is provided to relax and enjoy the beauty and panoramic views.

ESSENTIALS
The property includes parking for a couple of cars and a charger for electric vehicles (level 2).

Pause House: PM also has WiFi, central heating, and air conditioning, so you’ll always be comfortable and connected - and solar panels mean you’ll minimize your carbon footprint while you’re here.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Pause House. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

** Cleaning Protocols ***
As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

Yucca Mesa is situated within a short drive from the most popular attractions in the High Desert, offering an incredible combination of convenience and tranquility. During the day, you can explore nature in your own backyard, and at night, the stargazing can’t be beat.

This area is located just minutes from shopping and dining in Joshua Tree Village and Yucca Valley, and the drive to the West Entrance of Joshua Tree National Park takes about 18 minutes.

While we are off a paved road, many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

If you’re looking for a relaxing desert getaway, this property is perfect. The aesthetic is gorgeous and relaxing, while the surroundings are beautiful. You’re close enough to town (10 mins to Joshua Tree, 15 to Yucca Valley) that you don’t feel like you’re in the middle of no where, but the property also feels private enough where you can comfortably relax outside. Pause house PM was a beautiful stay. Serene, private, and a great way to reset after a stressful few months of work in the LA bustle. We enjoyed Joshua Tree overall but our favorite part of our stay was our time at the house itself, just relaxing and spending time as a couple with our two dogs. I recommend making great use of the grill and just eating outside as much as possible. It is so quiet and a great feeling to sit out there for hours at a time. Hot tub was awesome too!!! Would love to come back some time.

Loved how beautiful this home is, it truly looks like it belongs in a magazine. Stargazing in the jacuzzi was AMAZING, and definitely one of the highlights of our trip across country from DC. Our only complaint are the dog fur all over the sofa, many of the cups already had stains, and the smell from the septic tank (you could really smell the poo when the wind blew…). Other than that, the host was very responsive and provided an app which was very useful. Stargazing was amazing, the outdoor shower was breathtaking, and seeing wild animals like coyotes was really cool. Would definitely stay again.

My boyfriend and I celebrated our 4 year anniversary at Pause House -PM. It was a perfect weekend getaway. We loved Pause House. It looked just like the photos and exceeded all of our expectations. Even though there were other houses off in the distance, it felt very secluded and private. We loved sitting out by the fire pit and we loved looking at the full moon and stars in the hot tub. Absolutely loved our stay at this place. It was perfectly tucked away from the main road while being very accessible. Felt private and alone the entire time. the house itself had the perfect setup and beautiful aesthetic, combining modern minimal design with rustic furniture and accent pieces. the home appliances were very clutch with full size washer/dryer, fridge, and stove/oven. The kitchen was also fully stoked so we were able to cook every night which was nice. The outdoor shower, fire pit, grill and hot tub were an amazing addition and made for a very memorable stay hanging under the stars. it was also perfect to bring our french bulldog with us. lastly, the golden hour glow we got through the glass doors was absolutely stunning and i highly recommend you be there for that last hour of light before sunset! we really needed a getaway and couldn’t have asked for a better place to spend it. This place is STUNNING. The perfect remote zen getaway. It manages to give you the feeling of being off the grid but with all of these sleek premium details: the outdoor shower that connects to the indoor shower, the propane grill, that gorgeous deck with the inset hot tub and soaking tub, and the balance of sunlight in the dark cozy space is just incredible. This property is beautiful and magical! The property is exactly as advertised and communication was great over the app. The check in process is so easy and they have so many amenities! My husband and I brought soap for showering and such but definitely didn’t need any and the hot tub was so relaxing and clean! It was a very quiet environment and really appreciated all that it had to offer! Also, directions were a bit hard at first, we weren’t sure what to expect because they said not to use GPS, but once we were in Yucca Valley, my GPS (iPhone maps) took us right to the house! We are so excited to come back! ?

The studio was a perfect getaway for 2. On location, it was easy to access both into the park entrance as well as Pioneertown (10-15 min), and also had some open land trails at the end of the road, which was ideal for morning walks with our dog. The place itself was situated to feel like you were isolated, waking up to views of just the mountains and the Joshua Trees, was well stocked, and we enjoyed all the amenities of the hot tub and fire pit. If you’re looking for a relaxing desert getaway, this property is perfect. The aesthetic is gorgeous and relaxing, while the surroundings are beautiful. You’re close enough to town (10 mins to Joshua Tree, 15 to Yucca Valley) that you don’t feel like you’re in the middle of no where, but the property also feels private enough where you can comfortably relax outside. I am beyond satisfied with my stay here. It was everything I was looking for and more. Pause house PM was a beautiful stay. Serene, private, and a great way to reset after a stressful few months of work in the LA bustle. We enjoyed Joshua Tree overall but our favorite part of our stay was our time at the house itself, just relaxing and spending time as a couple with our two dogs. I recommend making great use of the grill and just eating outside as much as possible. It is so quiet and a great feeling to sit out there for hours at a time. Hot tub was awesome too!!! Loved how beautiful this home is, it truly looks like it belongs in a magazine. Stargazing in the jacuzzi was AMAZING, and definitely one of the highlights of our trip across country from DC. Our only complaint are the dog fur all over the sofa, many of the cups already had stains, and the smell from the septic tank (you could really smell the poo when the wind blew…). Other than that, the host was very responsive and provided an app which was very useful. Stargazing was amazing, the outdoor shower was breathtaking, and seeing wild animals like coyotes was really cool. Would definitely stay again.

My boyfriend and I celebrated our 4 year anniversary at Pause House -PM. It was a perfect weekend getaway. We loved Pause House. It looked just like the photos and exceeded all of our expectations. Even though there were other houses off in the distance, it felt very secluded and private. We loved sitting out by the fire pit and we loved looking at the full moon and stars in the hot tub. It was a very cozy space and we loved the design. It’s a great romantic spot for couples. Perfect to disconnect from the world and connect with each other. This beautiful home had everything I could ask for and exceed my expectations. Here's what I loved - Cozy - Level 2 EV charger! - Outdoor shower was exceptional - Hot tub - They are truly pet-friendly (vs pet tolerable). - Very comfortable bed with Parachute bedding - Place is furnished with high quality furniture and kitchenware. Excellent tiny home for a private escape from the rest of the world. Really enjoyed making use of the outdoor amenities including the cowboy tub, hot tub, and firepit. Just a few miles down the road from the West Entrance of Joshua Tree National Park so it's a good basecamp for hiking and climbing but I also enjoyed just hanging out and enjoying the home.

This place was very sleek yet cozy. It was easy to find and the check in/out process went smooth. We appreciated having a carport to prevent the car from overheating. Pioneertown is close, good food is just down the road, yet you feel miles away from everyone. Absolutely loved our stay at this place. It was perfectly tucked away from the main road while being very accessible. Felt private and alone the entire time. the house itself had the perfect setup and beautiful aesthetic, combining modern minimal design with rustic furniture and accent pieces. the home appliances were very clutch with full size washer/dryer, fridge, and stove/oven. The kitchen was also fully stoked so we were able to cook every night which was nice. The outdoor shower, fire pit, grill and hot tub were an amazing addition and made for a very memorable stay hanging under the stars. it was also perfect to bring our french bulldog with us. lastly, the golden hour glow we got through the glass doors was absolutely stunning and i highly recommend you be there for that last hour of light before sunset! we really needed a getaway and couldn’t have asked for a better place to spend it. What a great, peaceful location! The house and property are just perfect for a couple trying to relax for a few days. Hot tub works great, with a quick cool off in the Cowboy tub! Fire feature is perfect for night time relaxing. Close to town, but very private. Very clean overall and a great bed/mattress. AC works hard, and doesn't get it as cool as we would have liked, but not really that warm. It is the desert, in the summer. The Pause house is great. If you are looking for an intimate spot that feels away from it all. Great spot for couples or for a lone trip to rest and reset. My partner and I had a lovely time there. We loved the cowboy tub in the day and star gazing in the hot tub at night. My only note is that if you are someone who likes to cook most meals the supplies are limited to essential kitchen items and a pretty small counter space. So if you think they might not have something you need to cook, bring it.

Great place, great location! Just minutes from JT NP entrance and downtown Yucca Valley. The location is private and has all you would need in a place when staying in the desert. We absolutely loved our stay here!

My husband and I had a wonderful stay while visiting JTNP! The house has everything you need. The cowboy tub was very refreshing after morning hikes. Hot tub and fire pit in the evenings were perfect to watch the sunset. I hope to be back again!

This place is STUNNING. The perfect remote zen getaway. It manages to give you the feeling of being off the grid but with all of these sleek premium details: the outdoor shower that connects to the indoor shower, the propane grill, that gorgeous deck with the inset hot tub and soaking tub, and the balance of sunlight in the dark cozy space is just incredible. Already trying to book our next stay here.

This property is beautiful and magical! The property is exactly as advertised and communication was great over the app. The check in process is so easy and they have so many amenities! My husband and I brought soap for showering and such but definitely didn’t need any and the hot tub was so relaxing and clean! It was a very quiet environment and really appreciated all that it had to offer! Also, directions were a bit hard at first, we weren’t sure what to expect because they said not to use GPS, but once we were in Yucca Valley, my GPS (iPhone maps) took us right to the house! We are so excited to come back! ?

This is one of the best, if not best airbnb I have ever been to! The view was breathtaking. Everything was clean. Great location; the host replies back asap if you need anything but you won't because they made sure the airbnb had it all. Personally for me it was worth every penny. If you're thinking of staying here just do it :)

The studio was a perfect getaway for 2. On location, it was easy to access both into the park entrance as well as Pioneertown (10-15 min), and also had some open land trails at the end of the road, which was ideal for morning walks with our dog. The place itself was situated to feel like you were isolated, waking up to views of just the mountains and the Joshua Trees, was well stocked, and we enjoyed all the amenities of the hot tub and fire pit. Would highly recommend it.
