We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

What can I say - the pictures don't do it justice and if you are considering booking don't hesitate just do it. Was amazing to hike and scamper right out behind the house, and totally private location. The park is just a five minute drive from the property so we were able to get out early and ahead of the lines to get into the park. The hot tub and cold plunge were great after days spent hiking. Great for a family of 4 or 5 or even for a romantic couples getaway. We will be back!

Park Place is a beautiful spot. The quiet and peaceful atmosphere is there as soon as you drive up. From every window there is a mesmerizing view of the sky meeting the rocks. We enjoyed watching the bird life and rabbits having their daily dining. Everything in the house was as pictured and described. We had a delicious meal at Kitchen in the Desert in 29 palms. We enjoyed hikes at Black Mountain Canyon and Pioneertown Mountain preserve. Both were challenging with fantastic views. Hope anyone looking will consider this place!!

Great property with amazing views. The window in the main bedroom literally feels like it's a picture it's so beautiful. So close to Joshua Tree and with great amenities including the hot tub, plunge pool, BBQ, and kitchen full of everything you need including even things like oil, some spices, salt, pepper, etc. So private as well with only one property that's anywhere near but they would have to deliberately make a big effort to see anything. We would definitely stay there again if we were back in the area.

The house is great and it is very close to the west entrance to Joshua Tree. Since the daytime weather was really hot and hiking was tough after 10am, we spent a lot of the time on the back porch of the house where there was a nice breeze and a very tranquil setting. We had one problem with the speaker and someone came over the next day and replaced. That was great. The wifi is pretty spotty and I wouldn't suggest that it is easy to do work in the house if you need video conferencing like Zoom. The park itself is amazing and well worth the traffic from LAX to the house. I'd recommend flying into Palm Springs, about an hour away, to avoid LA traffic. All in all, I'd heartily recommend this Homestead Modern house!

I booked this place mostly based on its location and it didn't disappoint. It's minutes from the park entrance and you can also enter the park from the property itself or just lay around on all the surrounding boulders. The view from the primary bedroom is pretty spectacular. The house: The space is very clean and the beds were comfortable. The living spaces are pleasant to look at but if I was staying longer it would have been nice for the furniture to be more comfortable. Everything was a bit stiff. Unfortunately the fireplace and the speaker didn't work the night we got in and the very friendly handyman wasn't able to come until late the second night. The kitchen only had 2 wine glasses for a house that sleeps 4. Small things but since we were celebrating were a little unfortunate. Overall, I would recommend this place as the location is very magical and it was generally a comfortable stay.

My husband and I wanted a peaceful weekend in Joshua Tree, we wanted privacy and something closer to the park, and this cabin was exactly that! It really is the last cabin closest to the park. The location & surroundings were even more beautiful in person! The master bedroom window looked like a massive painting of the Joshua Tree Park Landscape. The cabin was very simple and unassuming from the outside, with simple and clean decor on the inside, and all of the basic amenities that you need at an Air BnB. We loved the property so much that we only left it to go hiking in the park for a few hours, we ate all of our meals at the house. We enjoyed the Cowboy Pool, we explored East of the property into the park on foot, we watched sunset on the back porch with all the birds and bunnies, we watched the full moon rise over the park and finished the evening in the hot tub. Unique experience and amaaaaaazing! two days’ stay wasn’t enough! Nice kitchen and it’s hard to describe the feeling when you cook/take a bath/watch a Netflix documentary/pee and poop/sleep/stare at the ceiling in a desert where a lizard wondering under your corridor! I like vibe so much that I wish I’d spend some more time(like until Elon Musk conquered the Mars)there!

We love the peace and tranquillity of relaxing in Joshua Tree. This cabin is definitely the most relaxing and peaceful home we have stayed in there so far and will definitely be staying there multiple times a year from now on. Super clean and beautiful home. Can not stress the importance of a comfortable bed and pillows, and this place had the most comfortable bed and pillows of any place we have stayed outside of our home. The best for resting and having a good nights sleep. The jacuzzi was amazing. We watched the stars in it the first night, and then used the cowboy tub in the sun the next afternoon. Soo amazing. The thoughtfulness of everything put into the cabin from the fireplace and chairs to watch the night sky to even a critter stick that they keep in the cowboy tub for animals to not get trapped in and have a way out, amazed us. Great vacation home! The house is clean,comfortable, and modern with beautiful views of the park throughout. The backyard is an amazing park like oasis filled with lots of different terrain, rocks, Joshua trees, wildlife! We saw a roadrunner, coyote, hares, tons of lizards, ravens, humming birds, quail, and lots of other birds during our stay! The location being so close to Joshua Tree National park was another great perk! This is a very special place.

Magical location in Joshua Tree. There is a peaceful feeling and complete relaxation encompasses you in this beautiful home. We enjoyed every minute. We used the hot tub to see the incredibly clear night sky, we sat by the outdoor fire and we played horse shoes. We took walks around the area, drove through Joshua Tree Park and went into town for yummy food and eclectic shops. You will not regret a stay at this property!

What a magical place in Joshua Tree! Our flight was delayed so we arrived at night and immediately took advantage of the hot tub under the stars…. And we were all mesmerized. And the views…. Out of the bedroom, kitchen and main room. They literally looks like photographs! My son and I enjoyed a sunrise rock scramble and walk into Joshua Tree. Did I mention it’s in the backyard? My only complaint is our trip was too short. We’ll definitely be back.

This place was far enough away from the hustle and bustle to recenter yourself and get back to basics! Everything was clean and welcoming when we arrived. The views from the windows were breathtaking! We spent our 10th anniversary surrounded by ancient landscapes and comfort. The hosts were quick to answer any questions we had and were very kind!

This stay was magical. Perfect location and such a warm, cozy home, while also super clean and fancy feeling. We stayed here for the new year and looved hot tubbing under the stars. Look no further for your perfect Joshua Tree retreat. This place is absolutely wonderful. Being right on the edge of the park, you can walk right in and access many nearby trails. Lots of great bouldering and scrambling as well. Stargazing in the hot tub was a highlight. We can't wait to come back!

We had fantastic time here. Some highlights: - Hot tub in the desert under moonlight - Sunrise from any of the rock formations on the property - Extremely comfortable mattresses - Visits on the porch from local hummingbirds - The house is extremely well designed. The view from each window looks like a desert painting, especially the large window in the main bedroom. Our hosts were also very responsive when we messaged them. Our only regret is that we didn't stay longer.

This home is perfect to experience the majestic beauty of Joshua Tree’s desert environment and geography. Wherever you are in the house you have unobstructed views of the National park. The house is beautifully furnished with comfortable mid-century pieces, fully equipped with all required amenities to enjoy the interior and exterior. This house was perfection, as an interior designer I select my home rentals on the design and vibe I get from the pictures and this house was definitely even better in the flesh! All was new and perfect, well designed, just best energy. The location was perfect as we wanted to be near the entrance of JT park for our 5am wake up call to go watch the sunrise. The jacuzzi was amazing, the lighting, the set up. This has been the best airbnb in JT and the value. for money is incredible. The comms and ease were a bonus, I will definitely rent this again and deal with these amazing people as it was one of the best !

Best location in Joshua Tree. Stylish house. Great window views. Very private. Very comfortable beds. The only thing that I wished would have been better communicated was the spotty Wifi connection. Although the guide book stated that streaming isn’t an issue, often it was not possible to watch anything without continued interruptions, particularly in the evenings. I would not recommend this place if you plan on working from there if your work involves zoom calls. Because of the Wifi issue, Netflix on the TV also did not work.

This is an amazing spot! It’s super quiet and tucked away from everything. You’ll get a beautiful look at the stars at night and we spotted a ton of wildlife (including a bobcat from far away)! WOW! This home left us speechless. From the unreal location to all the beautiful touches, we couldn’t have picked a better place to spend our honeymoon. Everywhere you look, there’s something that makes your jaw drop. Huge windows for the most beautiful views, incredible decorations, towels for the pool/hot tub, and they don’t make you do a lot at checkout, which some places practically make you clean the house haha. You’re literally right at the National Park and surrounded by Joshua Trees, cacti, boulders, and the most spectacular landscape. They have lights around the area to help guide you and to enhance the landscape at night. Truly a magical place. This will be our forever stay when we come to Joshua Tree.

We had a wonderful time at Park Place! The location was perfectly secluded and driving into town was easy and not far at all. We highly recommend if you're looking for a relaxing quiet place to escape city life for a bit. You can hike right into Joshua Tree right from the backyard and the wildlife (quails, chipmunks, road runners, coyotes, etc.) come by all the time!

This is truly a remarkable opportunity to experience almost everything Joshua Tree without really needing to go into the park although you will want to do that. Spectacular property - you are in the Mojave so keep your eyes open - nature is present. This is a stellar property and travelers are lucky for opportunity to stay. Worth the price. This place was my favorite stay so far. My partner and I have been to the desert many times but few places have addressed all of our needs until we stayed here. It felt like a proper home and not an air bnb. The shower pressure was great, layout and flow of the space was very considered and the view of the park stole the show. We loved Park Place! The landscape was absolutely insane. Even more beautiful than we could have imagined. The home was clean and had such a wonderful vibe. We also loved making coffee in the early mornings and going out to feed/watch the birds. What an amazing rental. I hesitate writing anything as I would love to keep Park Place as our own little secret...but to anyone reading this you would be a fool not to book as it is by far the best Airbnb we have ever rented. The views are amazing from literally every part of the house. Communication was great. Couldn't have better access to the park entrance and my kids loved the bird seed that was provided so they could feed the quails from the patio.

What a gem of a spot! The views from the house are incredible. Access to great bouldering, climbing, and hiking are literally steps out of the house. We spotted a tortoise, three coyotes, and various lizards, birds, and chipmunks on our various outings. Sunrise and sunsets are inspiring. The vibe of the area is one of deep, elemental time. So quiet. If you are going to venture out over the bolder fields bring water and understand you can easily get disoriented direction wise once you are in them. The house is clean, well supplied and fun to hang out in. The outdoor shower is the bomb!! Nice hot tub to view the evening sky from. We did a lot of grilling out in the back. The hosts provide everything you need other than food. They do a great job of having all the extras and don't nickel and dime you for paper products etc. Quail, humming birds, chipmunks, and a variety of birds will visit if you keep feeding them birdfeed. We picked a bag up a Vons and were entertained for hours. There are a couple of good wine stores and various grocery stores nearby. We had a wonderful time and would recommend it to everyone to experience this spot on earth in this house at least once in your lifetime. Also, you are literally 5 minutes from an entrance to the national park but you could just walk out from the house and be in it too.

Beautiful home, with incredible views all around. The property is secluded and so private. You are literally walk into the park from your back yard. You can hike up the boulders or just relax in the hot tub and star gaze. The home is beautifully decorated with huge comfortable beds. Every window looks like a painting with panoramic views that are just breathtaking. Wildlife is everywhere and birdseed is available to feed the variety of wild birds in the morning. Location- couldn’t be closer to the west entrance of the park. Dirt road is easy to navigate in day light, wouldn’t attempt the first time at night. Home- black out curtains are amazing, even my 1 year old was able to take naps during mid day. Every seating area provides amazing views of the park, better than the pictures. Showers were clean, kitchen very well stocked. Hot tub clean. Lots of amenities for activities in game room if you’re trying to enjoy a “technology free” weekend. Didn’t have any issues with WiFi during our stay.

Park Place is an absolute gem in the desert! The location doesn’t get any better than this. The house is nestled near the rocks with a spectacular, unobstructed view of the National Park. WOW! The directions to the house and the self check-in process were clear and easy to follow. When you entered the house you could tell everything was about making this a wonderful, relaxing place to stay. It was very clean, the beds were so comfortable and there were even “spa” towels for the hot tub. There were, also, special Park Place coffee mugs for each guest, filled with bird seed to scatter outside the patio. I could have sat on the patio and watched the birds all day! The concierge service was great to work with and they arranged to have dinner brought to us for our first night. Perfect. The next night we went into Joshua Tree for dinner and it’s an easy, short drive. We also made dinner at the house and the kitchen is very well set up plus a gas grill outside. There isn’t anything not to love about this house. The hot tub looks out onto the park, and it is so great to sit out at the fire pit and look at the stars. On one very cold evening we relaxed indoors by the fireplace listening to music . So wonderful! This is a very special house and we will definitely be back.

Stayed here for a week with my partner, absolutely loved it. Great location—very close to west entrance of the park and a short drive to town. Beautiful walking trails around that give an opportunity to explore on foot. Everything was as expected and host organization was very responsive. Saw a good amount of wildlife outside, including coyotes that came right up near the house—so be careful if bringing small pets (wouldn’t recommend letting them roam).

I just needed a quick getaway from everything with my mom who had never been to Joshua Tree before and I was SO lucky this was available. Not too hard to access and SO close to the park entrance which was helpful the next morning. I’m a stickler for sound systems and the Bluetooth speaker they had was chefs kiss. The view in the morning from the main bedroom is phenomenal especially at sunrise. Nothing bad to say. 10/10

This is an amazing place, so close to the park with a great outdoor set up as well as privacy. The kitchen was well stocked with utensils, glassware, etc. We were able to find everything we needed. The showers had really good water pressure and the Homestead Modern team outlined everything that we would need (great communication). We did not have cell phone access there, so print out directions or take a picture of them as you drive out because you will need them.

The property is beautiful and you don’t see any neighbors at all. Just the park and rocks and Joshua trees. It’s a minute drive to the west park entrance and a 10 min drive to all the main restaurants. The picture windows are to die for. This is what makes Airbnb special. we are so thrilled to be one of the first people to review this place! We have stayed in many air b n b's, in many awesome locations, and we have to say that this was one of our greatest stays. Everything was magical. The owners really did a fantastic job to make the place feel like youre staying in a hotel. It was clean, the towels were fresh and soft, and we even had some complimentary snacks waiting for us upon our arrival. This is the kind of extra mile that you rarely see. I almost always have some kind of critique of where we stay, but I have to admit I can't think of one critique for this place. Location is AMAZING. Absolutely stunning. The pictures do not do it justice, especially of the main bedroom where a giant window gives the most stunning view of the desert. If you need to go into town, the house itself is only about ten minutes from the main roads. Cleanlines. Let me say that I am a huge germaphobe. Cleanliness is super important, especially the kitchen as we love to cook on our trips. Everything was spotless and the kitchen was well stocked with cooking utensils, kettle, pans, and anything else you would need. The house itself felt like we were at the Amangiri, but for much, much less money. It was serene, stunning, and the hot tub and fire pit sealed the deal. Don't hesitate to stay here. It was definitely one of our favorites, and we have been lucky to stay in some amazing places. All in all, a wonderful experience.

Location, location, location. This house is arguably the best lot in all of Joshua Tree. The backyard touches what is the National Park. You can walk around and explore so much from your back door. The views are unreal and you have an unobstructed view of the park. The views from all over the house are stunning. Sitting in the hot tub watching the sun set and cozying up by the fireplace is a must. We loved everything about our stay.
