-LAYOUT-
The property sits on two and a half acres of both landscaped and natural desert land with the long views that are associated with the gently sloping hills of the Joshua Tree Highlands neighborhood. Owl & Hare includes two separate suites fittingly named Owl and Hare. Each space offers 2 large bedrooms, 2 bathrooms, a living area w/ TV and a fully-stocked kitchen. Both suites have private entrances and patios but also open onto a generous, connected courtyard that offers a variety of siting, lounging, and dining options. The newly built pool overlooking Joshua Tree has its own lounge area w/ a vintage Airstream pool room.

-BEDS & BATHS-
Owl’s primary bedroom (king sized bed) has an en-suite bathroom, as well as a second bedroom (queen) and bathroom on the other side of the suite from the kitchen and living area. Hare also has two bedrooms (queen) with private baths, separated by an open kitchen and living area. Owl is slightly larger and has a yoga / barre workout area in the second bedroom. All bedrooms have storage space for clothes and an abundant amount of privacy.

-KITCHEN & DINING-
Each modern kitchen is fully equipped for any desert-inspired culinary endeavor. The breakfast bar in Owl is the ideal spot for watching over the compound while planning your afternoon picnic and the small tables on the private patios are perfect for morning coffee. There are multiple options for outdoor dining throughout Owl & Hare.

-LIVING SPACE-
After climbing boulders or an invigorating hike, nothing feels better than relaxing in the living room of your choice. Each suite’s living space has TVs equipped with Roku (Owl has a 55” TV in the living area and a smaller set in the primary bedroom), a Bluetooth player, turntable, LP collection, games, and collections of books.

-OUTDOOR SPACE-
The outdoor space had been arranged to optimize engagement with the desert surrounds and provide communal AND private space throughout the compound. Next to the Airstream is a covered pool w/ National Park views, a large fire-pit with ample seating, chaise lounges for sunning or stargazing, a patio with open and shaded lounging areas, and plenty of room for yoga (mats and props provided).

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Parkside. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

Access

You will have the entire property, including both houses to yourself. We do not rent the Owl and Hare separately. The Airstream Is a refurbished 1968 International Overlander. It is not for sleeping but available as a “pool room” or hang space. It is not electrified.

Neighborhood

Joshua Tree Highlands is considered one of the most desirable neighborhoods in the area given its close proximity to the national park as well as its forever northerly vistas of the Mojave Desert. Though you’ll feel like you’re far from civilization, this area sits just a few minutes’ drive from shops and restaurants in Joshua Tree Village and Yucca Valley.

When you’re ready for some outdoor adventure, Joshua Tree National Park’s West Entrance is less than 5 minutes away by car.

Searching for great eats, drinks, shops, and things to do? Here are a few recommendations in Joshua Tree Village, less than a 10-minute drive away:
• Start your day at The DEZ with a coffee and baked good
• Marvel at the handiwork at the World Famous Crochet Museum
• Pick up some lunch or a souvenir from the Joshua Tree Certified Farmers' Market, open Saturdays
• Perhaps close your day with the food, drinks and music offered at the rustic Joshua Tree Saloon

Up for a day trip? Don’t miss these area highlights - they’re worth the drive.
• Noah Purifoy Outdoor Desert Art Museum (20-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.
• Pioneertown (25-minute drive) - Put on your ten-gallon hat and stroll down Mane Street of this Wild West-inspired town, also known for Pappy & Harriet’s, a notable restaurant and venue.
• The Integratron (30-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.
• Palm Springs (50-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Dogs are welcome and there is a one time fee of $100. Maximum of 2 Dogs allowed. No other types of animals are authorized.

• POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

The Owl & Hare property is stunning overlooking the mountains and valley - close to the JP entrance and not too far from town. Lots to do on the property with the pool, hot tub, fire pit and games. The hosts were very responsive and the units were extremely clean. The kitchen and units were stocked with everything needed. Lots of space to hang out and enjoy the desert. I’d definitely recommend.

We had an amazing stay at Homestead Modern. My friend and I were really just passing through town and got lucky enough to snag this place. It was just the two of us, but it was great for he and I to be able to have our own separate spaces. Beautiful space, private, hot tub, pool, great kitchen. Everything was wonderful. We even added on an extra day and probably would have added on even more if it was available. Definitely staying here again the next time we pass through. This place is a slice of heaven. It feels like you are in the beautiful desert alone when on this property. But you are 10 min from town and the west gate to the national park. Gorgeous, modern, clean, fully stocked compound right in the middle of the Joshua Tree desert. Talk about out in the wild at its finest. Definitely off the grid, but close to civilization and the downtown Joshua Tree restaurants & stores. I highly recommend having a 4X4 truck to access this house, it’s off a dirt road like most of this town. The pool was very well kept and perfect for getting a real desert tan.

Our stay at the Owl & Hare compound was everything I hoped it would be. If you love being a little secluded and having plenty of space for your guests to roam around and enjoy nature, this is the spot for you! At the same time it was nice being off the main road and close to the park which made it super convenient, as our group hopped over there just as the sun was setting to take in the magic that is Joshua Tree. We also really loved coming back and enjoying the fire pit while gazing up at the Milky Way and desert sky. The house is gorgeous with lots of windows and perfectly decorated and stocked with whatever you need. It was really great that each room had its own bathroom. This was the absolute best airbnb we've ever stayed at. We will definitely be back and highly recommend this property for anyone traveling to Joshua Tree. We were 2 families traveling together and the 2 separate houses were perfect for our group. The houses are beautiful, minimalist and comfortable, but also remodeled in a luxurious and modern way. We absolutely loved the very comfortable beds and parachute linens (I might just buy some now!). And the best part---the views from every single place on the property are just amazing, whether inside the house or sitting outside. There is great communal space between the houses and also several quiet spaces to sit quietly and enjoy the surroundings. We loved the pool (as did our kids) and the hot tub, and we played lots of ping pong. We cooked all our meals in the house and the kitchen had absolutely everything we could need- they thought of everything! The location was perfect- close to the park and town, but also very private!

This was a peaceful place to stay with my family. We had six adults and two kids and everyone had fun things to do and enjoyed the space. We loved cooking in the kitchen! The beds were comfortable. This was our second stay at one of Homestead Modern’s homes and as always it didn’t disappoint. They’re a very communicative company and their homes are always as pictured or better, and full of really cool thoughtful touches. This compound is great for a group (we stayed in one house with our daughter; my parents stayed in the other) and is ten minutes from both the park and the main strip. We definitely recommend it, but also just be advised that we had poor internet service across the whole compound, which made it hard to work remotely. Hopefully that’s something the host company can enhance for future stays; it’s obviously something that’s not entirely in their hands. Otherwise the compound is incredible and we really recommend it!

I booked this location because the peak of the Perseid meteor shower was the night before my birthday & we wanted to go out into the desert! I was stressed looking for places because I’m very picky & we wanted our privacy, Owl & Hare was BEYOND my expectations. The house(s) were easy to cool down during the day, & at night.. it was the most beautiful thing you could experience! We almost wanted to just sleep outside, the amount of stars you can see is incredible. I still dream of watching the moon rise while sitting in the hot tub. The rooms were all incredibly clean, & the kitchen is stocked with pans, cups & plates, utensils, etc which helped us so much since we only had to bring food. Whenever we had a question they were super quick to answer & help us. If you are debating whether or not to spend the money vs finding a cheaper place, I can promise you it’s worth it. The Owl & Hare property is stunning overlooking the mountains and valley - close to the JP entrance and not too far from town. Lots to do on the property with the pool, hot tub, fire pit and games. Our families had an incredible stay at Owl & Hare! The setup of the two separate homes was perfect for our group, allowing us to enjoy togetherness while maintaining privacy. Couldn't recommend this place enough! We stayed in the Owl house- it was so well designed and the bed/bedding were very comfy. The host was very communicative and the location was perfect. Owl N Hare exceeded my expectations. We had so much space and I was blown away with the size of the property. The amenities were on point and the decor for each unit was impressive and comfortable. This place is a slice of heaven. It feels like you are in the beautiful desert alone when on this property. But you are 10 min from town and the west gate to the national park. There are gorgeous Joshua trees all over the property and the star gazing was incredible. The house is exactly as advertised, well maintained, super clean and very comfortable. Gorgeous, modern, clean, fully stocked compound right in the middle of the Joshua Tree desert. Talk about out in the wild at its finest. Definitely off the grid, but close to civilization and the downtown Joshua Tree restaurants & stores. I highly recommend having a 4X4 truck to access this house, it’s off a dirt road like most of this town. The pool was very well kept and perfect for getting a real desert tan.

Our stay at the Owl & Hare compound was everything I hoped it would be. If you love being a little secluded and having plenty of space for your guests to roam around and enjoy nature, this is the spot for you! At the same time it was nice being off the main road and close to the park which made it super convenient, as our group hopped over there just as the sun was setting to take in the magic that is Joshua Tree. We also really loved coming back and enjoying the fire pit while gazing up at the Milky Way and desert sky. The house is gorgeous with lots of windows and perfectly decorated and stocked with whatever you need. It was really great that each room had its own bathroom. We loved the two kitchens too, and the pool was a definite highlight! I have already recommended this place to friends and family and would definitely come back again.

This property is the dream. We had everything we needed for a desert retreat - pool, hot tub, fire pit, hammock, and much more. The two suites set up gave us separation and space to work remotely during the week. This was the absolute best airbnb we've ever stayed at. We will definitely be back and highly recommend this property for anyone traveling to Joshua Tree. We were 2 families traveling together and the 2 separate houses were perfect for our group. The houses are beautiful, minimalist and comfortable, but also remodeled in a luxurious and modern way. We absolutely loved the very comfortable beds and parachute linens (I might just buy some now!). And the best part---the views from every single place on the property are just amazing, whether inside the house or sitting outside. There is great communal space between the houses and also several quiet spaces to sit quietly and enjoy the surroundings. We loved the pool (as did our kids) and the hot tub, and we played lots of ping pong. We cooked all our meals in the house and the kitchen had absolutely everything we could need- they thought of everything! The location was perfect- close to the park and town, but also very private!

This was a peaceful place to stay with my family. We had six adults and two kids and everyone had fun things to do and enjoyed the space. We loved cooking in the kitchen! The beds were comfortable. Everyone enjoyed the outdoor games, the spa and the fire pit was great for making s'mores. The property is very close to the entrance to the Park and there are plenty of stores, grocery stores and restaurants nearby. This home is UNREAL. You can tell so much thought went into every detail, and the details are stunning. Owl and Hare is magical. We went for my brother's birthday and hiked all over JT and came home to a thoughtful, extremely clean and well appointed home. It was a perfect set up because of the two houses on the property, connected by a breezeway. I cannot wait to come back. This was our second stay at one of Homestead Modern’s homes and as always it didn’t disappoint. They’re a very communicative company and their homes are always as pictured or better, and full of really cool thoughtful touches. This compound is great for a group (we stayed in one house with our daughter; my parents stayed in the other) and is ten minutes from both the park and the main strip. We definitely recommend it, but also just be advised that we had poor internet service across the whole compound, which made it hard to work remotely. Hopefully that’s something the host company can enhance for future stays; it’s obviously something that’s not entirely in their hands. Otherwise the compound is incredible and we really recommend it!

Pleasantly surprised! This is two houses in one property. Both have 2 bedrooms, 2 bathrooms, kitchens, and living rooms. Both very ample and beautifully decorated. I booked this location because the peak of the Perseid meteor shower was the night before my birthday & we wanted to go out into the desert! I was stressed looking for places because I’m very picky & we wanted our privacy, Owl & Hare was BEYOND my expectations. The house(s) were easy to cool down during the day, & at night.. it was the most beautiful thing you could experience! We almost wanted to just sleep outside, the amount of stars you can see is incredible. I still dream of watching the moon rise while sitting in the hot tub. The rooms were all incredibly clean, & the kitchen is stocked with pans, cups & plates, utensils, etc which helped us so much since we only had to bring food. Whenever we had a question they were super quick to answer & help us. If you are debating whether or not to spend the money vs finding a cheaper place, I can promise you it’s worth it. We are already planning another trip back <3

Thank you for letting us stay at Owl & Hare. We had two couples total and never felt crowded. The space is setup perfectly for privacy. What a beautiful spot in the desert. We had 6 people here and we were very comfortable. Every view is picture perfect, and the whole compound is definitely designed with the renter in mind. The manual/rule book is quite detailed, doesn’t leave much room for unanswered questions!
