Orion Joshua Tree was designed with privacy in mind and can accommodates up to 10 guests. The main house, Orion (*Major), is a spacious, free-standing three bedroom, three bathroom residence organized around a south-facing central courtyard and pool deck. All bedrooms are accessed off the entry breezeway and courtyard providing easy access to the spectacular 70 foot long infinity edge reflecting swimming pool and spa that rises as a jewel-like mirage in seamless continuity with the desert sky. Each bedroom is designed as a stand-alone suite complete with a full bathroom, king-size platform bed and Parachute linens. All bathrooms feature walk-in showers accented with rain shower fixtures and Public Goods body products.

Orion (*Minor), the private casita, is a spacious, free-standing one bedroom, one bathroom residence nestled within natural rock piles for privacy and capable of accommodating two (or four) guests. The architectural design is dominated by a sloping block wall riffing off the dramatic mountains that surround the property and the interiors are tastefully decorated with a modernist-inspired interior design. A private enclosed rock garden, complete with a free-standing claw footed bath tub, is provided off the primary bedroom. The hot tub & cowboy tub are nestled within the boulders is furnished with chaise lounges for sun bathing.

-BED & BATH CONFIGURATIONS
The high ceilings, crisp white painted walls and extensive glazing in all bedrooms allow our guests to feel a connection with the desert while providing a calming interior space. Bathrooms are fitted with custom built walnut sink cabinetry and the roll-in shower floors are clad with responsibly-harvested Cumaru wood planking. The roof skylights, glazed partitions and meticulously selected wall tile provide a light airy vibe within each bathroom.

If you prefer to make a cocktail while someone else prepares dinner, Homestead Modern is happy to arrange an intimate experience with a private chef for your stay and/or have premium meats and beverages awaiting your arrival. Both chef's kitchens are fully stocked with modern appliances overlooking large living and dining areas.

-OUTDOOR-
The outdoor spaces are intentionally integrated into the natural desert landscape. The infinity pool is surrounded by an expansive patio with varied seating and relaxing options that capture the majestic views. Just off the pool are well-lit steps that lead to Orion (*Minor) where you can escape into a private hot tub or soak in the bathtub hidden in the rock garden.

Please note due to high fuel costs in our area and cold winters, we charge an additional fee to heat the pool side in October, November, December, March, & April. The hot tub is heated at no extra cost.

-ESSENTIALS & ECO-FRIENDLY CONSIDERATIONS
The most current green building code practices were incorporated into the design and construction of the two houses that inhabit this site. A 9.0 kW solar panel system is used to power both of the houses, roof and exterior walls are heavily insulated and passive solar design features were incorporated to minimize heating and cooling demands. Mini-split heat pump air conditioning units provide energy efficient heating and cooling to all interior areas with individual units provided in each bedroom. Re-use and re-purposing of building materials at various stages of construction allowed for the minimal generation and export of construction waste.

Parking is available for 4 vehicles (*Major) and 2 vehicles (*Minor)

A washer and dryer is provided within Orion (*Minor) along with supplies

-ACTIVITIES/ATTRACTIONS-
Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Orion Joshua Tree. Some of our favorite options available to you:

Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

Access

You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process.

While we encourage taking walks on the property and in the National Park, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

Also note, THERE IS ABSOLUTELY NO USE OF OFF HIGHWAY VEHICLES (OHV) IN THIS AREA.

Neighborhood

Monument Manor is one of the most desirable neighborhoods in the Joshua Tree area given its immediate proximity to the park and breathtaking vistas of the area’s signature Craggy Mountains and desert plants.

When you’re ready for some outdoor adventure, Joshua Tree National Park’s West Entrance is just 2 minutes away by car.

Searching for great eats, drinks, shops, and things to do? Here are a few recommendations in Joshua Tree Village, a 5-minute drive away:
• Start your day at Joshua Tree Coffee Co., known for their famed coffee made from locally roasted beans
• Marvel at the handiwork at the World Famous Crochet Museum
• Pick up some lunch or a souvenir from the Joshua Tree Certified Farmers' Market, open Saturdays
• Perhaps close your day with the food, drinks and music offered at the rustic Joshua Tree Saloon

Up for a day trip? Don’t miss these area highlights - they’re worth the drive.
• Noah Purifoy Outdoor Desert Art Museum (15-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.
• Pioneertown (20-minute drive) - Put on your ten-gallon hat and stroll down Mane Street of this Wild West-inspired town, also known for Pappy & Harriet’s, a notable restaurant and venue.
• The Integratron (25-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.
• Palm Springs (45-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Dogs are welcome and there is a one time fee of $100. Maximum of 2 Dogs allowed. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

Very glad to have made the decision to Stay at Orion. This was undoubtedly on the upper end of our budget, and as such we were hesitating between a couple of other places, but at the end of the day it was well worth the extra spending! Highlights were: - Very thoughtfully hosted, each room comes with Spa towels and Blankets for lounging outside at night, kitchen/grill are well equipped, good games in the living room and generally had everything we needed! - Layout was ideal for us (4x couples), with each bedroom having it's own bathroom and entrance, making it feel very private. - Pool deck/Spa/overall location is as great as looks in the pictures!

Our stay was great! The kitchen in both houses are gorgeous, utensils and everything felt like really good quality, lots of heavy metals and were clean. The hot tub lights weren't turning on which was kind of a bummer. I happened to be there on a really windy and chilly night that didn't stop until after we checked out, so sadly wasn't able to utilize the outside space as much as I wanted to. The houses themselves are small; the main selling point is the organization of the rooms, pool, hot tub(s), and grill(s). The place itself is thoughtfully designed for multiple groups of people. Each bedroom pretty much has its own bathroom. The cleanup instructions were simple and didn't ask for a lot, which is nice considering the cleaning fee, but we still cleaned up more than the instructions asked for. Hosts were inflexible about check-in and check-out times, but were responsive.

The Homestead Modern is a beautiful, pristine property, perfect for our group. It's a great property for a group vacation (even our babies had a fun time). The property was very clean - the sofas were even vacuumed. The outdoor area is amazing, with grills, hot tubs, and a pool. Definitely recommend getting the pool heated if you're going to be there in October. Also recommend bringing whatever food supplies you'll need for your stay - the pantry is bare bones, but there is also a local grocery store not too far of a drive away.

I loved the Sonos sound system and the fully equipped kitchen. We will be back!

Amazing Infiniti pool! Nowhere in the entire JT area you get a pool like this!! It’s simply a dream! The rooms themselves were okay. We would have preferred connecting rooms but that was my mistake to not read the details that rooms were not connected and had private entrance for each room. Definitely a phenomenal vacation still! Just down the street the best coffee and food you can ever get and the best bottle shop with natural and organic wines! We had a terrific time, and I definitely want to return and book it again in the future with family!

This home was above and beyond what I expected! The home feels larger than what you see in the pictures but just as gorgeous! I celebrated my Bachelorette weekend here and everyone in my group agreed this was the nicest home they had ever stayed in in Joshua tree. The kitchen had everything we needed for cooking all our meals. The pool was the perfect temperature and we spent most the day lounging around it. I would definitely come back to stay at the Orion.

Orion was so nice. A kitchen in the middle and rooms all around made for a nice gathering spot with close by privacy. The town and park of Joshua Tree near by and desert all around gave us plenty to do and a home base to return to. The pool's end is a hot tub the stars above are stars and planes. Orion was so nice.

Homestead Modern was a great host! They helped me on every question I had. Also, my daughter mailed a birthday package to their office where it was retrieved. For a birthday gift, they left us 2 bottles of wine. This house is on the road into the western entrance to Joshua Tree National Park - very convenient! We would spend hours in the park, return in the afternoon to sit by the pool or use the hot tub adjacent to the pool. We used the whole complex. The casita is beautiful and a stand-alone unit with its own living space and kitchen. All units were beautifully decorated and many windows took in the scenery which is like being in the park! Our whole group, 8 older adults, enjoyed the houses and had so much fun! If I went back to Joshua Tree, I’d rent this place again. Only thing on our wish list for this rental would be indoor and outdoor propane fireplace/fire pit.

We had a memorable stay at the beautiful Orion complex! The buildings are beautiful, exactly as pictured, the views, especially from Orion Minor, were even better than expected. The kitchens are extremely well stocked for family meals, and the sonos sound systems were greatly appreciated. The hot tub at Orion major is perfect and we spent a lot of time there. There were issues with the lock keypads but they responded immediately so we found the key. We will definitely look for a Homestead Modern property next time we are in Joshua Tree.

What a gem in Joshua Tree, we almost don’t want anyone to know about this place! We were absolutely blown away, the place was better in person! We had no idea it was going to be a beautiful stay, will definitely come back! Perfect getaway for a group of 6. Very peaceful. Beautiful house super close to the park. Would definitely stay here again. The road is a little rough, so recommend using Rincon road over the map directions. We made it in a Tesla on the bad road just fine, so it’s not that big of an issue.

This home was perfect for our trip. STAY HERE! Homestead Modern is always an incredible host, and was able to accommodate a short notice booking for us. They even brought a delicious bottle of wine for us to enjoy! We spent a week at Orion, and it was everything we needed and more. The home is super clean, comfortable, and well stocked. The pool and jacuzzi were our favorite features, of course, but every detail was lovely- the bed, the linens, gas grill, the toiletries, the kitchen. There is no TV, which we didn’t mind at all. It was just my husband and I, but this home would be perfect for a group or family, it is super private and the bedrooms are separated by the patio. The neighborhood is great- we met several neighbors while enjoying sunset walks, and loved how close it was to the park. It feels very remote but is only 5-10 minutes from town. We lucked out that our last night, there was a meteor shower, and the hot tub had a great view. It was the best ending to our amazing week at Orion.

A modern, clean, dramatically set home with all the amenities you could ask for. The kitchen is well stocked with all the utensils, cookware and appliance needs (blender, coffee grinder, toaster, cocktail shakers, etc.) for cooking/hosting. The AC and the Bluetooth sound system both work easily. The main kitchen/living room space is well-designed for comfort and function, the views are spectacular, the beds are comfortable, the pool & jacuzzi were perfection, the bathrooms clean and modern. The hosts were very responsive. All-in-all a very relaxing, hassle-free experience. The property actually consists of three structures: A main 1 bdm house with two attached 1 bdm suites across a breezeway, and another 1bdm house a short walk away, a great compound for a small group/family. We enjoyed it all to ourselves as a couple, but we would come back with friends.

Very glad to have made the decision to Stay at Orion. This was undoubtedly on the upper end of our budget, and as such we were hesitating between a couple of other places, but at the end of the day it was well worth the extra spending! Highlights were: - Very thoughtfully hosted, each room comes with Spa towels and Blankets for lounging outside at night, kitchen/grill are well equipped, good games in the living room and generally had everything we needed! - Layout was ideal for us (4x couples), with each bedroom having it's own bathroom and entrance, making it feel very private. - Pool deck/Spa/overall location is as great as looks in the pictures!

Our stay was great! The kitchen in both houses are gorgeous, utensils and everything felt like really good quality, lots of heavy metals and were clean. The hot tub lights weren't turning on which was kind of a bummer. I happened to be there on a really windy and chilly night that didn't stop until after we checked out, so sadly wasn't able to utilize the outside space as much as I wanted to. The houses themselves are small; the main selling point is the organization of the rooms, pool, hot tub(s), and grill(s). The place itself is thoughtfully designed for multiple groups of people. Each bedroom pretty much has its own bathroom. The cleanup instructions were simple and didn't ask for a lot, which is nice considering the cleaning fee, but we still cleaned up more than the instructions asked for. Hosts were inflexible about check-in and check-out times, but were responsive.

The Homestead Modern is a beautiful, pristine property, perfect for our group. It's a great property for a group vacation (even our babies had a fun time). The property was very clean - the sofas were even vacuumed. The outdoor area is amazing, with grills, hot tubs, and a pool. Definitely recommend getting the pool heated if you're going to be there in October. Also recommend bringing whatever food supplies you'll need for your stay - the pantry is bare bones, but there is also a local grocery store not too far of a drive away.
