INSPIRATION & RAMMED EARTH
During a soul-searching road trip to the Joshua Tree area, the owners stayed a few nights at the 29 Palms Inn and decided to build something extraordinary in the area. It was important to them to be connected to the outside at all times in the house, while also being protected from the extreme elements and to build a healthy environment that fosters a connection to the Mojave.

Rammed earth is an ancient construction method seen in Europe, New Zealand, Africa and drier climates and uses a combination of native materials, a binding agent and colorant to mix into the material by batch. For Morning Dove, the owners took the soil from this property, which is mostly granite, screened it to get the consistency they wanted and mixed it with specific colored mortars. The mixture is poured into forms and compacted by a tamper. Once the first layer was completed, the forms were moved, and the process was repeated. This type of sustainable design does not exist anywhere in the California high-desert.

Access Access
You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process. While we encourage taking walks on our property please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

Also note, THERE IS ABSOLUTELY NO USE OF OFF HIGHWAY VEHICLES (OHV) IN THIS AREA.

With its storied history, beautiful landscapes, and walkable downtown, Twentynine Palms is your perfect home base for exploring Joshua Tree National Park.  Twentynine Palms is experiencing a renaissance, with new shops, bars, and restaurants opening every day.  Only 15 mins east of the town of Joshua Tree, you’ll find the park’s less congested north entrance along with the Joshua Tree Cultural Center and a main street vibe that is absent throughout the rest of our sprawling desert communities.

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

This modern estate, just built in 2024, is beyond spectacular, with magnificent southern views of Joshua Tree National Park! The most interesting, beautiful, and grand home we've ever stayed in. So wonderfully spacious throughout, with soaring ceilings and a wonderful combination of rustic and elegant interior design. Just wow! Even the refrigerator is very roomy, and the kitchen is well stocked (once you figure out where everything is). We had a group of 7 people, which worked beautifully, though the house could easily hold the maximum of 10 (double occupancy). The management company that operates the rental is responsive and helpful. Enthusiastically recommended!

Just celebrated my bachelorette wellness weekend at Morning Dove Retreat. It was so magical, luxurious, and had everything we needed! Each girl got their own spacious suite and en-suite bathroom. The kitchen was well stocked and our private chef gave it his approval as well! Such a relaxing and memorable stay, and can’t wait to visit again soon! Amazing proximity to the park as well!

I celebrated my 50th birthday with a few friends here. My stay was absolutely seamless. The hosts were responsive and communicated all details effectively. As for the property itself, it is stunning. We also used the guesthouse. Each guest had their own bedroom and own bathroom so it seemed like a private retreat for all of my guests. We had a private chef one evening who cooked up a delicious meal. The kitchen is very well equipped, even with french press and pour over coffee options. The bathroom toiletries were delux as were the robes and linens. The privacy and views from this home are beautiful. It was the perfect bday weekend. I would highly recommend this home and would love to stay here again.

We loved our stay at Morning Dove! The property was even more stunning than the listing ! The kitchen is incredibly well stocked with everything one could need for group meals etc. Each room was stunning in its own way and it was incredible to have en suite bathrooms in each one of them for privacy! One of the most stunning homes we have ever stayed at - we didn’t want to leave. An incredible luxurious home with 14 foot ceilings, huge bedrooms and marble tubs. This place absolutely blew us away from the moment we arrived. The architecture is simply stunninggg, with every detail thoughtfully designed. Each of us had our own private sanctuary to retreat to, so there was that perfect mix of personal space and room to gather as a group. Especially in the kitchen, where we cooked, played music, and had the best time. Everything we could possibly need was there. We spent just as much time outside, and those sunrises? Unbelievable. The location was secluded enough to feel like our own lil retreat, yet just a 10 minute drive to coffee and restaurants. We loved Kitchen in the Desert (it’s pet friendly!) Homestead Modern as a host was fantastic, super communicative and just easy. I’ll definitely be back.

I was blown away by this home and consider it the best airbnb experience I've ever had. I planned a retreat style getaway for a group of nine ladies and was obviously drawn to the zen-like aesthetic of this house, the intentional design choices throughout & the retreat-like bedrooms that allowed for individual relaxation (with plenty of shared areas to connect together). Considering this is a newer home and we were one of the first guests you can never really be sure if it will deliver as hoped, but I truly can't imagine a more perfect backdrop to our weekend memories. From stargazing outside on the comfy white couches at night (where we saw countless shooting & falling stars) to cooking together in the spacious kitchen and so many moments in between, this home was perfect & we felt safe knowing there were neighbors close by while still feeling like we were in our own little private oasis. There were so many small touches too, from stocked spices to comfy house robes we all LOVED!
