Mojave Paddle Club is one of our favorite large homes close to everything, filled with warmth, color, and eclectic elevated design elements throughout. Your group can soak up the sun poolside, warm up over a game of pickleball, and at night, stargaze from the large creosote surrounded backyard and hot tub.

-BEDS & BATHS-
This house can comfortably sleep eight guests in three rooms. The kitchen, dining and living area sit on one wing of the house with a third room set up to be the perfect office, game room, or additional bedroom. While the primary bedrooms are placed on the opposite end with their exquisitely tiled bathrooms and private access to the court and pool.

The kitchen offers views of the outdoor patio, pool, and pickleball courts. The breakfast bar sits four and you will find a table for six in front of the fireplace. Although you may be tempted to enjoy your meal al fresco by the propane BBQ and outdoor dining area.

Communal space is provided in an open plan configuration comprised of the kitchen, dining and living room. The living room is spacious and cozy, with a sophisticated yet plush vibe. The third room is available as a separate play room for adults or children or as an office space.

As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

The Friendly Hills area of Joshua Tree is known for it's large houses, friendly neighbors and being just a few minutes away from both the Joshua Tree Village and National Park. The village offers a quirky, eclectic, and vibrant collection of unique High Desert shops, restaurants, and music venues – all within easy walking distance of each other.

When you’re ready to explore, Joshua Tree National Park’s West Entrance is a five minute drive away.

You can find great eats, drinks, shops, and things to do within steps of your front door. Here are a few recommendations:

•POOL: We heat the pool in the colder season for an extra charge. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. The hot tub is heated to 104 degrees at no additional charge. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Big picture is there, but missed crucial details!
Overall had a good time at this stay. Major pros: - The house is beautiful and well decorated, with unique furnishings - The outdoor activities (pool, spa, pickleball court, outdoor grill) were very fun - The bedding and towels felt comfortable, clean, and luxurious, as advertised - The home felt *so* much more spacious than seen in the pictures. - Customer service was generally easy to reach which was great. Here are some ways that I thought that the accommodation fell a little short. - Fridge didn’t work. This actually put a quite a damper on our plans as the fridge stopped working (unknowingly) the first night we settled in. We woke up the next morning with around ~3.5 meals of groceries gone spoiled— probably ~$200 worth of produce, dairy, and meat completely unusable. (We didn’t want to be interrupted by a a handyman coming to fix the fridge given we were only spending the weekend there so we opted for takeout, but it was a bummer!) - The spa lights were not working. Not a big deal as we could see the stars better but for a place that advertised its outdoor space but was hoping would be taken care of. - Lacking curtains in most of the common area and the third room: Was wishing for a little more privacy/security at night on our girls trip, but again, not a huge deal. Overall I’d stay at a Homestead Modern Property again but I think paying attention to small details like this would really make this place unforgettable and top notch!!

Loved our stay here! The home and grounds were the perfect landing spot between excursions to the park (the entrance of which is so close!). The pickle ball court was a fun bonus, as was the in ceiling projector in the bonus room (teens loved!). The hosts are wonderful and countless have been more gracious or helpful! Would love to return!

Right in the heart of Joshua Tree, but very private. The kids loved the pickleball court and the floaties for the pool. The backyard was large and fun for our dogs. The pool was beautiful and the hot tub luxurious. Overall great stay!

We appreciated that the house was immaculately clean, uncluttered and free of personal belongings. It is nicely furnished and appointed with a fully equipped kitchen that was a pleasure to cook in. We were working during our stay so thrilled to have great wifi. It's also a real plus that the house is convenient to the Park and to town. The pool and spa are nicely designed though the pool is not large enough to really swim in (even though we didn't ask to have the pool heated it was warm enough to use). The pickle ball court was a fun bonus! In case it's helpful to others: although it is described as "sprawling," it's actually a modest 3-bed/2bath house (the lounge/office area is the third bedroom) in a neighborhood of modest homes, all very close together separated only by unattractive fencing. The outdoor seating areas and amenities are flanked by the neighbors' driveways (and vehicles, etc.) so there is no sense of privacy and very limited "desert vistas" that we look for in JT.

One of the nicer airbnb experiences I’ve had- the home was well appointed inclusive of a pickleball court (a true first), pool(<3), tub, and a lounge living room area which we loved unwinding in after a long active day… warning prepare to doze off on the daybeds. The house was easy to locate and a quick 4 min drive, 25 min walk to downtown JT. It was quite tho the neighbors homes are very nearby making it a little less private which is worth noting but wasnt an issue. We only ran into a few random issues- couldn’t get the Bluetooth stereo working, the thermostat would override our attempts to regulate temps at night (we are hot sleepers and the front bedroom window didn’t open so we were left feeling very hot everytime the heat clicked on after we tried to turn the unit off), there were holes in a few towels left out for use. Other than these minor things, we had an amazing time and would definitely stay here again if revisiting JT and highly recommend to future visitors!

We absolutely loved our stay. The place is so comfortable and homey for a family, with plenty of space and activities, and lots to do within a short drive. We hope to come back here regularly on future JT trips!

The pool and hot tub were fantastic- and looooved the pickle ball court! We all enjoyed watching movies and football on the projection screen. Close to entrance of Joshua Tree Park. Very responsive hosts. Bedrooms are very sparse- no mirrors (except in bathrooms)or dressers to be able to unpack if your staying for than a couple days. There are luggage racks to put your suitcase on and hangers. We’re the type that like to unpack not live out of the suitcase, but it wasn’t a deal breaker. There are neighbors on both sides, but no noise and feels very private. Overall would stay again!

The place is attractive, and the location is good. The door lock was tempermental and gave us some trouble from time to time -- and we had some problems in communication at the outset, when we seemed to be dealing with computer-generated responses -- and slowly at that, which was difficult because we were heading into unprecedented storm conditions and were looking for guidance. BUT -- whe we finally broke through to real people, the responses were gejuine and timely. We were forced rto cancel our first night, owing to the storm and the risk of flah flooding -- but thereafter, despite the troublesome lock and the rutted dirt road, we enjoyed our time. The plunge pool was great -- the stars at night attractive -- and the neighborhood was quiet.

My friends and I had a wonderful time here. I would definitely love to come back again. The house was so beautiful and clean, and the pool was perfect. We stayed outside to watch the meteor shower all night and it was perfect.

Mojave Paddle House was an amazing place to stay at. The summertime heat definitely created some bug problems, but I don’t believe that’s the fault of Homestead Modern. The space was very clean, modern, and comfortable. Would definitely recommend this spot to others looking for a relaxing place to stay in and cook meals together with a loved one or some friends.

We also want to assure you that we take your feedback seriously, and we have already begun addressing the problems you mentioned. We are working with pest control experts to thoroughly address and resolve this issue. Summer is always critter season in the desert, but with a wetter than normal Winter, we occasionally had a few extra visitors.

Beautiful, clean and comfortable house with responsive and proactive hosts. Loved our stay at the Mojave Paddle Club! The location is a few minutes away from the west entrance of the park which made it easy to drive over in the evening when it wasn't as hot. During the day, we alternated between the pool and the pickle ball court. The kitchen has everything you need so we were able to cook all are meals there easily. I really liked that they allowed access to the washer and dryer. There are so many great things to say about this house! If you are at all on the fence about it, don't be. Just book it! :)

This was a perfect place for a desert getaway. Very close to the National Park and just a few minutes from a great little coffee shop. We loved playing on the pickleball court, even in the summer heat, jumping the pool to cool off between games. House was beautifully designed, spacious, and comfortable. We had such a great and relaxing time. This place might end up being my first two-time rental. Worth a rebooking.

Mojave Paddle Club was perfect for a getaway to Joshua Tree. So many thoughtful details including a dog bed, paddle club sweatband and a bottle of wine. The pool was perfect and the pickle ball court a bonus. Will definitely stay here again. Thank you!

Had the most peaceful time! It felt homey and lots of space! Pool was warm and had amazing views of the sunset. The kitchen was really cute and fully stocked with all the appliances we needed. There's also a projector which was really fun to watch movies at night. The location is quiet and super close to the national park and Natural Sisters which has great juice and smoothies. Will be back for another desert getaway :)

A great getaway with our group of friends for the weekend. House is great, switched between the pool and (at times unnecessarily intense) pickleball. I bought a pickleball set as soon as I got back home. The large kitchen island was perfect for preparing food / hanging out and all the house amenities were great. It was a little difficult getting an uber but it didn't distract us from having a great time. The national park is not far and we loved it. Pappy + Harriets is a must and not a far drive. Sunset views are amazing from the house.

Amazing home so thankful we booked this home it made the trip! Right when we walked in we were blown away by how amazing the convenience, cleanliness and home decorations and design was! Super close to the park entrance as well as the restaurants and shops! Definitely will be staying again when we come back to Joshua tree! Hosts provided tons of info and amenities and check in and out was super easy!

I have never felt so at home at an air bnb before. Homestead Modern did everything in their power to make sure that we had the best stay possible and they succeeded. Everything about this place was amazing. From the moment you walk in to the moment you walk out you can’t help but notice the beauty of the home and how aesthetically pleasing it is as well as home-y. If you’re looking for a getaway to treat yourself and relax but also have a great time with friends this is definitely the place. Worth’s very penny.

Honestly, we found that we sometimes didn’t want to leave… it comes with a pool/hot tub (pro tip: try soaking under the stars), and a private pickleball court, so there’s plenty to do to relax. Bonus points for allowing pets! Amazing energy, flow, and light. This place is a total gem, and we’ll definitely be back.

What a place! We had such an amazing time at this house. We stayed for our wedding anniversary, and it could not have been better. The location was perfect, it was incredibly clean and welcoming, and all the amenities were first class. Sitting under the stars in the hot tub is an experience everyone should have. We will definitely be coming back again soon!

This house is lovely-- great modern decor, pretty grounds, excellent decoration. We felt right at home. The amenities were excellent as well-- all new linens, towels, kitchen gear, dishes etc. Also soap, shampoo and conditioner in the bathrooms. And they went above and beyond--great bluetooth speaker, fire logs for the fireplace, cozy blankets by the TV, board games in the bonus room, spices and oil for cooking. They really thought of everything. The kitchen is well stocked. We were there during a wind storm/ snow storm so we couldn't use the outside amenities including pool/ hot tub/ pickleball court. The house is well located for accessing the national park, and Joshua tree shops and restaurants. I highly recommend this house for anyone wanting a relaxing getaway between visits to the park. Host did a great job of providing local info and being responsive during our stay. The only reason I gave one 4 star rating was because hot tub was broken during our stay.

We confirmed hot tub was working, but I think it is just a bit hard to keep a hot tub hot and perfect when it is sleeting and snowing hard right into it! Homestead Modern did it again. This time, at a newly launched property with a pickle ball court and a backyard shack for yoga, providing a digital-less environment so you can get disconnected and focus on mental and physical health. The natural lighting at this property is absolutely amazing. From the morning sunlight cascading in, to the sunset lighting shining into the spacious living room. The warm toned mid-century modern interior design pairs well with the desert vibe. Massive backyard allowing your furriends to run around. Just look out for the spiky cactus balls! There were some hiccups throughout our stay including lighting and water issues and other small items. The team took our feedback to heart and reached out immediately. Overall a great place to stay if you’re looking for the perfect Joshua Tree experience, would love to come back in the near future!

The Mojave Paddle Club house was a dream. The house is impeccably chic, beautifully designed and furnished, and felt luxurious and cozy at the same time. Great amenities. They thought of all the details: from the glassware and cutlery to the great bathroom products and plush bed linens, to the great guide to local restaurants. We played pickle ball with our kids for hours and soaked in the pool and the hot tub, which has nice views of the mountains. We ate dinner by the wood-burning fireplace every night. And the stars at night are breathtaking. I loved the extra pool room for yoga and working out. The close proximity to Joshua Tree National Park is amazing. I think it's less than a few minutes to the park, but also conveniently close to town and restaurants. It's probably the only place I'd want to stay at the next time I go to Joshua Tree. And Homestead was always quick to respond and very helpful.
