Curated around the sun cycle, this beautiful mid-century modern Hightail House, is the perfect setting for much needed rest & relaxation - whether that means hiking, yoga, reconnecting with nature, drinking with friends or simply doing nothing at all. With views of the National Park from sunrise to sunset, this home is masterfully designed with natural materials and commissioned art that captures the desert's singular beauty.

Please note that there is construction taking place on the property, located to the side of the house. There will be no work going on during your stay with us but we do want to make note of the structures that are off limits for access on the property. If cooking isn’t your thing, Homestead Modern is happy to arrange an intimate experience with a private chef for your stay and/or have premium meats and beverages awaiting your arrival. The breakfast bar seats two and you will find a table set for four in the dining area, although you may be tempted to enjoy your meal on the otherworldly patio next to the BBQ grill overlooking the national park.

The floor to ceiling windows give sight to jagged mountain peaks, Joshua Trees, Jackrabbits and the sun melting into the horizon. The outdoor spaces are intentionally integrated into the natural desert landscape. The BBQ, pool, and covered outdoor lounge area make it an idyllic setting for days spent in the sun. The pool is surrounded by an expansive patio with lounge chairs and relaxing options that capture the majestic views. Just off the pool there is a stargazing deck, bocce ball court and a propane firepit area surrounded by native plants which invite a range of daily wildlife visitors.

-ESSENTIALS-

Parking is available for four vehicles and an EV charger is available. Hightail Home is equipped with high speed WiFi, heating and air conditioning. This home has a security camera mounted on, and directed at the exterior of the home in order to monitor the quantity of cars on property so we may ensure compliance with local ordinances.

-ACTIVITIES/ATTRACTIONS-

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Hightail House. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

• The Integratron: New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

** Cleaning Protocols ***
As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

Access

You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process.

While we encourage taking walks on Hightail House property and in the National Park, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

Also note, THERE IS ABSOLUTELY NO USE OF OFF HIGHWAY VEHICLES (OHV) IN THIS AREA.

Neighborhood

When going to Joshua Tree one couldn’t imagine a better location an ambiance. Hightail House is very private but not remote. You will feel like you have your own slice of solitude in Joshua Tree yet you are only a couple of miles from the JT downtown as well as Joshua Tree National Park. During the day, you can explore nature in your own backyard, and at night, the stargazing can’t be beat.

Looking for things to do or great places to eat? Here are a few nearby favorites within a 10-minute drive:
• Wake up and head to Joshua Tree Coffee Co., known for their famed coffee made from locally roasted beans
• Admire the art at the Noah Purifoy Outdoor Desert Art Museum
• Savor some southwestern brunch classics at Country Kitchen
• Find the perfect Joshua Tree souvenir at Coyote Corner
• Wind down with a drink and some live music at the rustic Joshua Tree Saloon

Up for a day trip? Don’t miss these area highlights - they’re worth the drive.

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• This home has a security camera mounted on, and directed at the exterior of the home in order to monitor the quantity of cars on property so we may ensure compliance with local ordinances.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

This location is absolutely perfect for our weekend getaway. I booked it for my 8 year anniversary and everything was wonderful. The location is easy to access I have a sports car and had no issue driving down the dirt road. The house is exactly how the pictures look but 100 times better. The Spa with the view is amazing at night and overall the property is very peaceful. Will definitely be booking again with Homstead Modern.

Our stay at The Hightail House was spectacular. Before we even set foot into the house, the host was extremely communicative and sent us clear instructions and answered all of our questions right away. This 2 bedroom 2 bath home is stunning and possibly one of the most beautiful locations we have ever stayed at. The house is so thoughtfully decorated and includes an impeccable record collection and record player. My chef husband enjoyed cooking in the beautifully appointed kitchen. However the best thing about our stay here was the view. The outdoor living space allows for the perfect place to wake up in the morning, enjoy a coffee and watch the breathtaking sunrise, we did this every morning of our stay. The Hightail house is located only 8 mins from the park, and just down the road from downtown Joshua Tree. We will be coming back here for our next visit to Joshua Tree - Highly recommend!!!

Loved my stay here July 12-14, 2023. AC works great. The pool and house were immaculate and spotless. I was thrown by the short dirt road, but it was easy to navigate. Took 4 access codes to finally get in the door. There was no hot water in the house but I didn’t notice it until I went to wash my hair and wanted some hot water. Cold showers had been great considering the outdoor temperatures were well over 110. Jacuzzi heats up fast. Fire pit was fun at night. One neighbor has a huge spotlight and kinda messes with the dark sky policy here. But the stargazing was cool, saw 2 shooting stars. I’m planning to stay here again during the meteor showers. The host responded to my text question quickly. The nearest market is 15 minutes away. The BBQ grill was nice and clean and had plenty of propane. The refrigerator had an ice maker and it was full of ice, a nice little thing to find in the summer heat. Beds were firm, sheets were crisp percale lovely.

I have only had tears in my eyes, leaving a review TWICE in my life on Airb&B, this being the second. We could not have asked for a better experience for our 10-year wedding anniversary. The homestead was even more spectacular in person than in the photos, and I truly mean that. From the sweet welcome postcard and wine bottle for our anniversary to the well thought out bedroom designs, everything was thought of. Hightail House had everything we needed to cook homemade meals. The AC worked wonderfully, which matters in Joshua Tree! The pool and hot tub, wow!!! I can not tell you how much we enjoyed it. This location is absolutely perfect for our weekend getaway. I booked it for my 8 year anniversary and everything was wonderful. The location is easy to access I have a sports car and had no issue driving down the dirt road. The house is exactly how the pictures look but 100 times better. Loved my stay here July 12-14, 2023. AC works great. The pool and house were immaculate and spotless. I was thrown by the short dirt road, but it was easy to navigate. Took 4 access codes to finally get in the door. There was no hot water in the house but I didn’t notice it until I went to wash my hair and wanted some hot water. Cold showers had been great considering the outdoor temperatures were well over 110. Jacuzzi heats up fast. Fire pit was fun at night. One neighbor has a huge spotlight and kinda messes with the dark sky policy here. But the stargazing was cool, saw 2 shooting stars. I’m planning to stay here again during the meteor showers. The host responded to my text question quickly. The nearest market is 15 minutes away. The BBQ grill was nice and clean and had plenty of propane. The refrigerator had an ice maker and it was full of ice, a nice little thing to find in the summer heat. Beds were firm, sheets were crisp percale lovely.

Perfect desert hideaway. We left the city for peace and quiet and got much more. The interior has a great layout, the beds are sooooo comfy my goodness (I would love it if y’all could email the types of beds those are because I need to upgrade to them). The exterior has so much space to lounge around in from the pool to the hot tub to the surrounding space that makes you feel like you’re on your own planet Not far from local shops, but far enough away that you can sit outside and hear absolutely nothing. It’s pretty spectacular!

Beautiful, roommate style home. AC unit in each room was wonderful. Everyone got to pick their cool. The pool/cuzzi in the front yard was magical. The views, amazing. The house was super clean, which I LOVE. Wall around, great vibes.

Thank you so much for the opportunity to stay here. It was peaceful and secluded but not to far from town. It’s up on a hill so it catches the breeze when it’s hot. The house itself was immaculate. It was an amazing space to relax. We spent most our times outside in the pool or sitting out an in awe of the mountains and stars. The wifi is great if you do plan on taking any meetings. The beds and bedding were so comfortable. It was breathtaking to wake up to sunrise. The kitchen was stocked and we made coffees and teas every morning! We are already planning another trip to come back to his house! Truly amazing experience. Thank you!!

I have only had tears in my eyes, leaving a review TWICE in my life on Airb&B, this being the second. We could not have asked for a better experience for our 10-year wedding anniversary. The homestead was even more spectacular in person than in the photos, and I truly mean that. From the sweet welcome postcard and wine bottle for our anniversary to the well thought out bedroom designs, everything was thought of. Hightail House had everything we needed to cook homemade meals. The AC worked wonderfully, which matters in Joshua Tree! The pool and hot tub, wow!!! I can not tell you how much we enjoyed it. We swam every day, we sat by the fire pit, showered in the outdoor shower, and on our last night we fell asleep on the loungechairs with blankets under the stars. INCREDIBLE experience! Do not hesitate to book your stay here. They even had a ton of sunhats to wear out in the pool! I could go on and I'm probably forgetting things. We love you, Hightail House!!!!!!!! This was the second time we stayed. Since the first time we stayed 2 years ago, we always wanted to come back, finally we were able to take our daughter and mother there. They loved the place and had really good time. Clean, functional and has everything you need. The communication is super smooth. This is still our first choice when we come back to the desert.

Really wonderful stay. Beautiful scenery and wild life with great modern amenities. The drive in is very easy but has a brief dirt road at the tail end but even our low rear wheel drive car had no problems just go slow. Can’t wait to return! Truly magical place to stay.

This is a very clean place. It’s down a dirt road and the pool is much smaller than it appeared in the pictures but it’s isolated and quiet and that’s probably what you are looking for if you are going to Joshua Tree.

Stayed at the Homestead for a last minute weekend trip from LA with my Gf. The location was beautiful and the home was very clean and exactly as expected. Having the pool was a game changer for the hot weather we experienced. Overall would highly recommend this home to anyone looking to get out of the city for a long weekend! We'll definitely be back

My wife and I enjoyed every minute of our stay. Typically there is not enough, pillows, towels or kitchen supplies in the many places we have staid. This place had everything I wanted and needed. We enjoyed the surroundings, privacy and all the property had to offer. Highly recommend!

This place is absolutely stunning! I had the most relaxing stay in thus beautiful home. I booked this reservation the day of and they were extremely fast, responsive, and very kind. We had a wonderful time at the Hightail House. The house was cozy and modern, the hot tub was so enjoyable on particularly chilly nights, and the view was amazing, especially the sunrises and sunsets. And we loved being so close to the entrance to the park! We’d recommend to anyone visiting Joshua Tree.

The place was immaculate, it honestly regained my confidence in Airbnb. It was spotless, beautifully designed, and they were responsive to every question/message we had for them. I highly recommend staying here, as it's close to Joshua Tree and the downtown area with shops/restaurants but still private. I would stay here again for sure.
