Nestled on a sprawling 5-acre desert oasis, this home invites you through a private gate into a world of understated luxury. Neighborhood

This property is set in the tranquil, historic community of Landers which features wide, open landscapes and a lack of noise and light pollution. At night, stargazing is a must!

Landers is a 3-minute drive from one of the High Desert’s best new restaurants, La Copine, which is known for their seasonal, local ingredients. It’s also a 10-minute drive from the Integratron, a new age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

• Yucca Valley (15-minute drive) - Convenient stop for chain stores and local eateries, like Carla's Route 62 Diner and C & S Coffee Shop.

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance.

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

My family and I had such a great time in this beautiful home! It was not only stunning and beautifully decorated, it was comfortable and provided all the amenities we needed for a great stay. It was close to all of the major things we wanted to do in town, although you find yourself not really wanting to leave. We also appreciated the electric pool cover that helped keep our little ones safe while they were running around in the backyard. Will definitely be staying here again soon!

We absolutely loved our stay at the Escondite! It was so beautiful, homey, clean, well stocked and had everything we needed for a great weekend. It is a little off the beaten path but that ended up beating nice. The property is very private and quiet. Beautiful scenery around and great sunsets! The pool and hot tub were probably our favorite amenities. They also have 2 outdoor fireplaces that were very nice. They even had a record player with a fun selection of vinyl for our listening pleasure. The host was very communicative and responsive. We would definitely stay there again!

We loved the Casita - it provided extra privacy for my partner and I and the other couple we stayed with - the clawfoot tub and floor to ceiling glass were perfect for a relaxing soak and enjoying the sunset. Escondido Guesthouse was exceptional! The design of the home is lovely and well-thought out in every regard. The owners have wonderful taste. The open kitchen was fun to cook in, while listening to albums on the turntable and some people enjoying the sunset and hot tub. The views are incredible. The beds are super comfortable and everyone got a wonderful nights' sleep. You are close to lots of restaurants and activities in this location, yet it is very private. I took some friends from Australia to this house to show off our Californian desert and it was the PERFECT little getaway. The place is remote enough to have privacy but also close enough to some local food spots to make things fun. The place itself was almost brand new - and normally, this would feel like a rushed flip with poor fittings and broken appliances, but the standard of this build was premium, and everything worked as intended the first time. From the EV car charger to the A/C and heater, the pool and spa, and the extremely comfortable beds. These hosts have thought of everything you might need and executed it at a level you'd aspire for your own home to be. Style-wise, it was like being in the executive suite at an Ace Hotel - but in the middle of nowhere! The staff were friendly, super responsive, and accommodating when something I caused didn't go to plan. We rarely ever revisit AirBnb's but I've already bookmarked this place for a return because we loved it that much.

This is an absolutely beautiful home. It's been fully renovated and they did not cut corners on the construction, design, or decor. The location is very private, but the house is brightly lit, open, and flows wonderfully. The furniture and decor is sleek and modern. There are numerous lounging areas large enough for a few people to sit: main bedroom, living room, outdoor fire place, outdoor fire pit. The heater/AC is very high quality, with units in every room (again, no cut corners ). Very pet friendly, with a huge plot of land for my dog to explore. I walked the fence line when I first arrived, and did not find any problems or gaps. The kitchen has brand new high quality appliances. The host was responsive and very helpful with my questions, and I had no problem with the check-in system or the locks. Pro tip for winter visitors: bring house slippers. The heaters were great, and the stone floors are gorgeous, but they stay cool all day. Would love to stay again if I get the chance

Had an incredible stay at Escondite over the holidays. The setting of the house was perfect— it felt like we were surrounded by desert, with Goat mountain rising in the distance beyond the pool and spa. There’s a fire pit some distance from the house, and two hammocks under the Joshua Trees, offering different places to relax in nature both day and night. One evening we sat in the spa and listened to two great horned owls hooting to each other. The kitchen was very well stocked with tools, making it easy to prepare a full holiday meal— there were all the pots and pans I needed, good knives, measuring cups, and a blender. Will definitely be back.

Our new favorite place in the desert! We had the most fabulous and relaxing time. The home is so chic. A dream aesthetic. No detail was left unturned - every where you look is luxury. I absolutely loved my stay at Escondite. The desert setting is unbelievable - so private and vast and with Joshua trees on the property! Watching the sky change at sunset from the spa is probably my favorite experience. The house is high design and has such nice amenities and features. Great getaway to this modern home in the desert! Stocked kitchen with all the tools and even some vintage cast irons for cooking. Cozy reading chair and couches. Perfect temperature hot tub and pool. Absolutely LOVED our stay here! Craft fully designed with high end decor, we truly enjoyed as a family of 6 -3 couples, 2 kids and a dog. The outdoor shower has both hot and cold which was wonderfully comforting when the wind got a bit too cold. The hammocks at night provided an unreal view of the milky way! Shut the lights completely off at the house to see this. The fireplace outside by the outdoor dining is a great way to keep warm on cold nights while being able to sit together as a group and chat. We appreciated that the entire property was completely fenced off with tons of privacy that we could let him roam around freely. The host was very communicative and clear instructions were provided throughout the house and in advance of our stay that we didn't have trouble with operating anything. It's a sweet spot for up to 6 guests looking for a posh and chill getaway. You'll find cool bedrooms, fancy bathrooms, a swanky kitchen, and a chill living room that flows right into the outdoors. The backyard is a hot spot with a heated pool, a spa, and even a cozy propane fireplace. Plus, you're super close to Joshua Tree National Park, and Pioneertown. My family and I had such a great time in this beautiful home! It was not only stunning and beautifully decorated, it was comfortable and provided all the amenities we needed for a great stay. It was close to all of the major things we wanted to do in town, although you find yourself not really wanting to leave. We absolutely loved our stay at the Escondite! It was so beautiful, homey, clean, well stocked and had everything we needed for a great weekend. It is a little off the beaten path but that ended up beating nice. The property is very private and quiet. Beautiful scenery around and great sunsets! The pool and hot tub were probably our favorite amenities. They also have 2 outdoor fireplaces that were very nice. They even had a record player with a fun selection of vinyl for our listening pleasure. The host was very communicative and responsive. We would definitely stay there again!
