Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

♦ GENERAL: As guests, you can enjoy full access to the entire home. Only registered guests are allowed unless specifically agreed upon during the booking process.

♦ PARKING: Free parking is available for 4 vehicles in the large driveway.

♦ WORK FROM HOME: There is free, high-speed WiFi available throughout the home for any remote workers in your group.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

The house had enough space for a big family traveling. The games and extras were a plus. Having a washer and dryer was a bonus. My family enjoyed the climate controlled garage. The kids enjoyed the hammocks. Great place for a family, it is dark if you arrive after sunset. We would recommend this house to others especially not groups traveling together.

My friends and I really enjoyed our stay here. The home was clean, spacious, and just as described on the listing. The owners were also very responsive and accommodating as we requested to bring a pet as well as add a roller bed for extra space. The different activities and bored games around the property were awesome. Really good routes and scenery for jogging. Stars were also really great. Would recommend to anyone wanting to have low-key fun while being a little further from the hustle and bustle.

Beautiful house and property. Spotless, comfortable furniture and beds. We loved the fire pit, cowboy tub and hot tub! Total privacy. We went for concerts at Pappy & Harriett’s and it was a bit farther than we had hoped. But, it’s an easy drive over so it worked for us! We booked a last minute reservation after our original reservation was cancelled the evening before we were heading over. Everything was so smooth as if we had reserved it months ahead. I would recommend this property.

I had a wonderful stay here with some friends for my birthday weekend! The host was exceptionally responsive, quickly addressing any questions and going the extra mile to resolve an issue with the hot tub, which unfortunately meant I couldn’t use it. They offered compensation and made sure the problem was resolved. The property was amazing, with a well-stocked kitchen and all the household essentials you could need. The area is picturesque which made it truly a relaxing retreat. Highly recommend for anyone looking for a clean, comfortable, and well-managed getaway!

We had a great time staying at this place. Very clean, spacious, and homey. Plus they are very dog friendly and they have prepared a dog bed, blanket, and pet bowl for my dog. The place is great for groups since it’s spacious. Stargazing, and dipping in the tub was a great experience and activity that surely every guest will enjoy. Also, it’s great that they have an EV charger. Lastly, hosts are very responsive. I messaged them in the middle of the night and they still respond very quickly if you need something. Came here with a group of friends and we didn’t have to leave the property much since there was so much to do here. The space kept us entertained! The kitchen is the perfect size for large groups. We cooked every single meal together and grilled at night. This spot is super close to Joshua Tree and took us about 10 minutes to drive into town. The area is peaceful and remote - you could see the Milky Way perfectly at night. Not too much light pollution! Definitely recommend!

Great home and location! It was secluded enough where we could relax away from the hustle and bustle of life but with all the modern amenities we need to not go stark raving mad. We had a few kinks in the beginning getting in but Homestead was very quick to respond and help us start our stay without too much delay. The home was as described and the area was very peaceful. Really liked the modern desert chic decor. Very peaceful location. We had a party of 9 (5 adults, 1 teenager, 3 younger kids) and everyone was happy with the place with not a single complaint. The house was well stocked and had no issue cooking meals for the size of our group. Everything was functional and as described in the listing which we really appreciated. The kids really loved the bocci ball, corn hole, fire pit, hot tub and hammocks. We had a nice family stay at the house. The grounds are nice. The fire pit and hot tub were highlights. The kitchen and other resources, e.g. blankets, are a bit sparse. There's not much nearby, but it's a reasonable home base for taking day trips to explore the area or just sitting tight.

We had a very nice stay in Landers. Some of the games were not operable, which was a little disappointing (we were aware of one broken game before we arrived, which I kind of feel could have been fixed before we got there?), but the hot tub was great, the fire pit worked beautifully and made for very relaxing nights in the desert. Very secluded, which is what we were looking for, though still never too far a drive to get to the local spots we wanted to visit.

Very nice home. It provided us with exactly what we were looking for. Relaxation, and time with the family. The house had lots of things to do for all ages. We really enjoyed the fire pit. Only thing is that hammocks don’t work and so you are laying on the floor instead of swinging, otherwise bocce court, hot tub and fire pit where great! The house had enough space for a big family traveling. The games and extras were a plus. Having a washer and dryer was a bonus. My family enjoyed the climate controlled garage. The kids enjoyed the hammocks. Great place for a family, it is dark if you arrive after sunset. We would recommend this house to others especially not groups traveling together.

My friends and I really enjoyed our stay here. The home was clean, spacious, and just as described on the listing. The owners were also very responsive and accommodating as we requested to bring a pet as well as add a roller bed for extra space. The different activities and bored games around the property were awesome. Really good routes and scenery for jogging. Stars were also really great. Beautiful house and property. Spotless, comfortable furniture and beds. We loved the fire pit, cowboy tub and hot tub! Total privacy. We went for concerts at Pappy & Harriett’s and it was a bit farther than we had hoped. But, it’s an easy drive over so it worked for us! We booked a last minute reservation after our original reservation was cancelled the evening before we were heading over. Everything was so smooth as if we had reserved it months ahead. I would recommend this property.

I had a wonderful stay here with some friends for my birthday weekend! The host was exceptionally responsive, quickly addressing any questions and going the extra mile to resolve an issue with the hot tub, which unfortunately meant I couldn’t use it. They offered compensation and made sure the problem was resolved. The property was amazing, with a well-stocked kitchen and all the household essentials you could need. The area is picturesque which made it truly a relaxing retreat. Highly recommend for anyone looking for a clean, comfortable, and well-managed getaway!

We had a great time staying at this place. Very clean, spacious, and homey. Plus they are very dog friendly and they have prepared a dog bed, blanket, and pet bowl for my dog. The place is great for groups since it’s spacious. Stargazing, and dipping in the tub was a great experience and activity that surely every guest will enjoy. Also, it’s great that they have an EV charger. Lastly, hosts are very responsive. I messaged them in the middle of the night and they still respond very quickly if you need something.
