Access

► GENERAL: As guests, you can enjoy full access to the entire home. Only registered guests are allowed unless specifically agreed upon during the booking process.You will have the property to yourself and it sits just beyond a gate. The gate is shared with a neighboring property, though you are unable to see Whisper Rock Ranch from Atomic Ranch once you pass it.

► PARKING: Free parking is available for 4 vehicles in the large driveway. We do have a security camera fixed on the driveway of the property to monitor the number of people arriving.

► WORK FROM HOME: There is free, high-speed WiFi available throughout the home for any remote workers in your group.

► FAMILY: Traveling with little ones? We’ve got you covered with a few supplies including a Pack ’n play/travel crib, children's books, toys and dinnerware, and even babysitter recommendations! / Please request in advance

► PETS: Your dog is welcome, and there is a one-time fee of $100. Please alert us in advance. A maximum of 2 dogs are allowed per booking.

Neighborhood

Gamma Gulch, just outside of Pioneertown, is one of the most unique communities in the High Desert. It sits amidst a breathtaking tableau of the craggy mountains and flat-top buttes that make up Pioneertown Mountain Preserve, which offers excellent hiking and exploring options.

• Pioneertown is located within a short drive of many restaurants, shops, and things to do. The West Entrance of Joshua Tree National Park is 25 minutes away by car, but you’ll also want to enjoy these area highlights:

• Yucca Valley (10-minute drive) - Convenient stop for chain stores and local eateries, like Carla's Route 62 Diner and C & S Coffee Shop.

• Joshua Tree Village (20-minute drive) - Quirky strip of boutiques and restaurants, including Coyote Corner, Space Cowboy Books, and the rustic Joshua Tree Saloon.

• Noah Purifoy Outdoor Desert Art Museum (25-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.

• The Integratron (25-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

• Palm Springs (45-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.

• Mt. San Jacinto State Park (90-minute drive) - Expansive, hilly landscape with foot and horseback trails surrounding 10,834-foot Mount San Jacinto.

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

•POOL: Heating for our pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 4PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

We greatly enjoyed our time at Atomic Ranch. Coming from the city, we found this place to be so unbelievable peaceful and private. GPS is spot on and it was easy to find day or night. I'd highly recommend AWD/4WD as the are nearly 4 miles of bumpy dirt roads getting to the house. We were blown away walking into the house. The space is so cozy and relaxing. It has all the amenities you need/want. Being off the grid, hot water was a bit tricky at times but that's to be expected. We loved having windows on every side of the house. The views are incredible any time of day/night. The sun shades offer privacy but we preferred to keep them up most of the time. Waking up to a gorgeous sunrise and going to sleep in pitch black was amazing! We loved being able to get fresh air with the big screen doors. The spa, fire pit, and dining in the back were nice perks. I'd recommend planning your meals/making reservations in advance if you're planning to eat out.

Had a lovely stay here that ended with unexpected snow blanketing the entire area. It was pretty magical but If staying during winter I’d say be prepared for anything as I had to have my vehicle towed to safety as I was unable to drive thru the snow covered dirt roads. The home and location were perfect and just what I was looking for. Was able to enjoy peace and quiet, hot tub and night stars, and still close enough to explore Joshua tree. Highly recommend.

Atomic Ranch was the quintessential desert experience! True silence when you want it and bedazzling stars in the dark of night. Sunrises & sunsets are a full sky red, orange, yellow & pink experience here. King bed situated so the first thing you see waking up is a deep red line along the horizon that turns into a full blown yellow sun by the time you've had your first cup of coffee (french press, yay!) In daytime, trekked around part of the 250 acre property to discover the two definitive split boulders, desert plants & birds flying overhead. Joshua trees with lots of personality keep the playful desert vibe. All the modern functionality in amenities, comfortable fluffy Parachute bedding & bathroom linens, full kitchen & outside BBQ to create, desert towels for the luxurious hot tub/pool (it worked perfectly), dramatic fire-pit was easy to operate, portable speaker to enjoy tunes without changing the vibe for your unseen neighbor on the other side of the hill. Dog-friendly too!

We absolutely loved our stay at this property. It was exactly as described and not far outside of town. The surroundings and view of the mountains were stunning, the the hot tub during sunrise, sunset or while the stars were out were to die for! It is on a fairly bumpy, sand road, however, we rented a 4x4 truck and had a great time doing some daily “off-roading” - it’s important to note that the bumpy/sand road is really only about ten minutes worth of your drive. Google finds the property easy and the drive in from Palm Springs was seamless. We didn’t feel comfortable driving the road at night due to the ruts/lack of lighting, so we made sure to get home before sunset every night - which wasn’t a problem as there is no better place to watch it. We had a wonderful stay at Atomic Ranch. The location/views are really breathtaking - honestly one of the best places we have ever stayed. It feels so remote and tranquil, but with a really high quality finish. We really appreciated all the tech (iPad, speaker system, projector etc); everything was super easy to use. The full kitchen set up is spot on; the most equipped kitchen I’ve ever used in an air b n b. We cooked each night and used the BBQ which was really nice. The hot tub, outdoor shower and fire pit were also lovely, especially on cooler nights. As others have mentioned, the road was a bit bumpy on the way in (we are from the UK so just not used to it!). But we read the host advice and we were prepared for it. We rented a truck and were pleased we did. You can’t have remote and tranquil without the remote roads! Homestead Modern were a great host, really responsive and helpful. We felt reassured owning that they were local and on hand should we have needed any support.

Beautiful experience. Loved the stay here with my wife and our little schnauzer! Homestead made our stay here very easy, communication was always proactive. (even preparing a doggy corner with beds n little dog bits.) Private, has panaramic views, with modern amenities. Absolutely THE best sunrise we've ever experienced! A great get away from the city, perfect sized for any couple. Definitely make the drive out in the day if u can. the last 1/4 mi is dirt and can be a little sketch at night. recommend factory ride height cars. we had a lil tiny mazda 3 and did fine in the day. but know that it can take up to 20-25 min at speed. def don't recommend taking ur porsche or whatever lowered sports coupe/sedan. Fridge takes a little while to get cold so plan ur meals accordingly! Whatever our questions, homestead was always quick, friendly, and professional. Would come back again! Thnx homestead!

We absolutely loved our stay at Atomic Ranch. Clean with beautiful decor. The views were amazing. Super remote location, which Is what we wanted. It is a long dirt path to reach the home with some bumps and ruts, but we were able to make It in a ford mustang with no issues. We just had to drive slow. Definitely recommend driving up in day light. Overall, we had a blast.

My wife and I were genuinely happy by the tranquil atmosphere during our stay. The unobstructed views of the surrounding landscape were simply mesmerizing. The house has everything you need and was very nice. The property featured a split-level pool, with one section designed as a spa and the other perfect for lounging. The breathtaking view from the pool area and deck enhanced our experience, making it exceptionally memorable and incredibly relaxing. The drive up to the property was a bit long, so my recommendation would be to bring everything you need, as you definitely won't want to leave once you're there. I would definitely return!

This was the dreamiest, most peaceful place I've ever stayed. We travel often and make sure to visit the Joshua Tree area around the same time every year (March/April); so it bears emphasizing that this was the most unforgettable stay I've had here – ever. The floor-to-ceiling sliding doors and position of the bed made waking up to the sunrise each morning absolutely breathtaking. The outdoor couch and fire pit area were perfect for morning coffee and sunset margaritas, and the layout chairs by the pool kept us in heaven throughout the day while reading books and enjoying the insane views. We also agreed that the Joshua Trees on this property (and on the way to the property) were even better than what you see inside the national park. The house is little further out of town, per se, but SO easy to get to and exactly what we wanted. The instructions were crystal clear and the Homestead Modern team was always on top of communication and just so incredibly kind. We will be back!

I've taken several similar trips to rentals in beautiful places, but this place is in a class by itself. The setting is incredibly beautiful, peaceful, and isolated. We didn't hear another thing the whole weekend, even the closest houses are out of view of one another. At night, the sky was an absolute light show. The house is full of modern amenities like remote control shades, great speakers, and a smart tv with a projector. Everything worked perfectly as described. On top of all that, the hosts were the most responsive hosts I've ever encountered. Communication was constant and always helpful from booking to checkout. Unreal. Arriving after dark was a little unnerving, the last few miles are a bumpy dirt road, but GPS was spot on. We never got turned around, and navigating in daytime is easy. Definitely recommend an SUV or a vehicle with some ground clearance just for peace of mind. I won't be looking for another AirBnB anytime soon. I'm just coming here.

Absolutely unforgettable! My husband & I had the pleasure of celebrating our 5th Wedding Anniversary here last week. We arrived on a Monday, everything was extremely easy to check in. By the time we were inside we checked out of reality and anything else from the outside world! ❤️‍🔥The WiFi works perfectly, so you can of course do any work you need to do and watch any movie you haven’t seen on epic projector screen. Stay in bed as late as you’d like since all windows have screens and you can fully block out the Sun. We were having such a blast BBQ-ing & cooking, enjoying eating outside with THAT view! We cancelled our Dinner Reservations for the big night, and stayed in! The energy of this place is such a once in a life time, we didn’t want to leave. Nothing more intimate than cooking together, making cocktails & sitting in the hot tub looking at the stars. This place is sexy, chic, peaceful, romantic, relaxing, a full recharge. Duuuuuude- this place was beyond magical. My wife and I stayed 4 days and we were both in awe of this little gem. How did the homeowners pack this much into a place that is completely off the grid? They thought of everything! Granted- if you need a store nearby or hate being completely alone this NOT the place for you. It is remote. But if you just want to enjoy solitude, nature, each other, incredible sunrises/ sunsets, chill to some good tunes in a hot tub overlooking a gorgeous vista…you’re Gucci. You will LOVE this place. We loved the place so much we didn’t even leave the property one day. Just soaked it all in. One tip- the listing says you can easily access the home with a 2 wheel drive vehicle. Technically this is true- but it should not be recommended. The road is full of ruts, rocks and very harsh bumps in the sand and dirt. We booked a BMW convertible and barely made it up there. Book a truck/jeep. But def book this place!!

This place was epic to say the least. It's secluded, but not so remote that you feel far from civilization. Can get instacart so you can stock up on food with it leaving. Incredible movie / sound system and a guitar too! My only minus is the house has a bunch of human skull decor that feels like you’re in a horror movie a bit, haha. Can be a bit disturbing that far out in the desert alone. But I had a great time, and the hosts are very communicative and friendly.

We are so happy that you loved your stay here John. There are a lot of "ranch style" items at the house, but no human skulls, just a cattle skull the owner loves because of what it symbolizes! With that said, we removed one painting that could be startling for someone arriving at night at the ranch in hopes we don't scare anyone else in the future! To quote Georgia O'Keeffe "bones are as beautiful as anything I know. They are strangely more living than the animals walking around. The bones seem to cut sharply to the center of something that is keenly alive in the desert even though it is vast and empty and untouchable.“ For O’Keeffe, the pinnacles and hollows of the weathered cow’s skull were a powerful image of American strength at a time when depression, economic instability and drought were threatening to undermine the very essence of the nation. We love that imagery and hope others do too, and we will try to tell that story better so we don't scare future guests away :) We are excited to welcome you back soon, with some different artwork on the wall. Our stay at Homestead Modern in Pioneertown was nothing short of magical. We travel frequently for work and find ourselves staying in Airbnb’s on a regular basis all around the country. Within the first few moments of arriving we instantly agreed it was our favorite Airbnb we’ve ever stayed in and we knew we would need to come back. The space is CLEAN and so well thought out. The kitchen is fully stocked allowing you to cook at any capacity. The amenities provided are off the charts. We greatly enjoyed our time at Atomic Ranch. Coming from the city, we found this place to be so unbelievable peaceful and private. GPS is spot on and it was easy to find day or night. I'd highly recommend AWD/4WD as the are nearly 4 miles of bumpy dirt roads getting to the house. We were blown away walking into the house. The space is so cozy and relaxing. It has all the amenities you need/want. Being off the grid, hot water was a bit tricky at times but that's to be expected. We loved having windows on every side of the house. The views are incredible any time of day/night. The sun shades offer privacy but we preferred to keep them up most of the time. Waking up to a gorgeous sunrise and going to sleep in pitch black was amazing! We loved being able to get fresh air with the big screen doors. The spa, fire pit, and dining in the back were nice perks. I'd recommend planning your meals/making reservations in advance if you're planning to eat out.

Had a lovely stay here that ended with unexpected snow blanketing the entire area. It was pretty magical but If staying during winter I’d say be prepared for anything as I had to have my vehicle towed to safety as I was unable to drive thru the snow covered dirt roads. Atomic Ranch was the quintessential desert experience! True silence when you want it and bedazzling stars in the dark of night. Sunrises & sunsets are a full sky red, orange, yellow & pink experience here. King bed situated so the first thing you see waking up is a deep red line along the horizon that turns into a full blown yellow sun by the time you've had your first cup of coffee (french press, yay!) In daytime, trekked around part of the 250 acre property to discover the two definitive split boulders, desert plants & birds flying overhead. Joshua trees with lots of personality keep the playful desert vibe. All the modern functionality in amenities, comfortable fluffy Parachute bedding & bathroom linens, full kitchen & outside BBQ to create, desert towels for the luxurious hot tub/pool (it worked perfectly), dramatic fire-pit was easy to operate, portable speaker to enjoy tunes without changing the vibe for your unseen neighbor on the other side of the hill. Dog-friendly too!

We absolutely loved our stay at this property. It was exactly as described and not far outside of town. The surroundings and view of the mountains were stunning, the the hot tub during sunrise, sunset or while the stars were out were to die for! It is on a fairly bumpy, sand road, however, we rented a 4x4 truck and had a great time doing some daily “off-roading” - it’s important to note that the bumpy/sand road is really only about ten minutes worth of your drive. Google finds the property easy and the drive in from Palm Springs was seamless. We didn’t feel comfortable driving the road at night due to the ruts/lack of lighting, so we made sure to get home before sunset every night - which wasn’t a problem as there is no better place to watch it. We came in November and were treated to great weather while being unbothered by any insects or animals. We had a wonderful stay at Atomic Ranch. The location/views are really breathtaking - honestly one of the best places we have ever stayed. It feels so remote and tranquil, but with a really high quality finish. We really appreciated all the tech (iPad, speaker system, projector etc); everything was super easy to use. The full kitchen set up is spot on; the most equipped kitchen I’ve ever used in an air b n b. We cooked each night and used the BBQ which was really nice. The hot tub, outdoor shower and fire pit were also lovely, especially on cooler nights. As others have mentioned, the road was a bit bumpy on the way in (we are from the UK so just not used to it!). But we read the host advice and we were prepared for it. We rented a truck and were pleased we did. You can’t have remote and tranquil without the remote roads! Homestead Modern were a great host, really responsive and helpful. We felt reassured owning that they were local and on hand should we have needed any support.

Beautiful experience. Loved the stay here with my wife and our little schnauzer! Homestead made our stay here very easy, communication was always proactive. (even preparing a doggy corner with beds n little dog bits.) Private, has panaramic views, with modern amenities. Absolutely THE best sunrise we've ever experienced! A great get away from the city, perfect sized for any couple. Definitely make the drive out in the day if u can. the last 1/4 mi is dirt and can be a little sketch at night. recommend factory ride height cars. we had a lil tiny mazda 3 and did fine in the day. but know that it can take up to 20-25 min at speed. def don't recommend taking ur porsche or whatever lowered sports coupe/sedan. Fridge takes a little while to get cold so plan ur meals accordingly! Whatever our questions, homestead was always quick, friendly, and professional. Would come back again! Thnx homestead!

We absolutely loved our stay at Atomic Ranch. Clean with beautiful decor. The views were amazing. Super remote location, which Is what we wanted. It is a long dirt path to reach the home with some bumps and ruts, but we were able to make It in a ford mustang with no issues. We just had to drive slow. Definitely recommend driving up in day light. Overall, we had a blast.

My wife and I were genuinely happy by the tranquil atmosphere during our stay. The unobstructed views of the surrounding landscape were simply mesmerizing. The house has everything you need and was very nice. The property featured a split-level pool, with one section designed as a spa and the other perfect for lounging. The breathtaking view from the pool area and deck enhanced our experience, making it exceptionally memorable and incredibly relaxing. The drive up to the property was a bit long, so my recommendation would be to bring everything you need, as you definitely won't want to leave once you're there. I would definitely return!

My husband and I stayed here for 3 nights to experience Joshua tree and the desert. It was perfect from start to finish. The home is professionally managed and everything is clean, maintained, organized. Everything was easy to use and understand. The bed was amazing and the views of the desert were incredible. It’s peaceful and totally private. We would definitely return. Only point to know is that it is quite the trek on a very bumpy sandy road to reach the property. Don’t do it at night.

My wife and I’s stay at the Atomic Ranch was relaxing and needed. The drive to the property is VERY off the beaten path so plan accordingly because once you get there you won’t want to leave because of the property’s location. This clean and cozy home is the perfect size for the couple that wants to get away and have quality time together. The amenities such as the deck, hot tub, and pool were a great indulgence for spending hours of relaxation, with a spectacular 360 degree view of the valley and not a soul in site. The sunrises and sunsets are an unsaid main attraction of this property and well worth it. The operation of the home seemed intimidating at first, but the Homestead hosts gave such care in the step-by-step instructions, it was easy to get the hang of. We really appreciated the automated/networked functionality of the home, everything worked seamlessly. We would recommend this property for a secluded vacation that has luxury amenities that kept it simple.

The previous reviews and listing description for this property are totally accurate. I think this has been my best Airbnb stay so far - the place is very well maintained and outfitted. The surroundings are stunning! Nothing prepares you for the incredible feeling of being alone and surrounded by the vast desert landscape. The place was exactly as described - clean, contemporary, thoughtfully designed and comfortable. The drive up is best done before dark the first time - as previous reviews mentioned. This was the dreamiest, most peaceful place I've ever stayed. We travel often and make sure to visit the Joshua Tree area around the same time every year (March/April); so it bears emphasizing that this was the most unforgettable stay I've had here – ever. The floor-to-ceiling sliding doors and position of the bed made waking up to the sunrise each morning absolutely breathtaking. The outdoor couch and fire pit area were perfect for morning coffee and sunset margaritas, and the layout chairs by the pool kept us in heaven throughout the day while reading books and enjoying the insane views. We also agreed that the Joshua Trees on this property (and on the way to the property) were even better than what you see inside the national park. The house is little further out of town, per se, but SO easy to get to and exactly what we wanted. The instructions were crystal clear and the Homestead Modern team was always on top of communication and just so incredibly kind. We will be back!

I've taken several similar trips to rentals in beautiful places, but this place is in a class by itself. The setting is incredibly beautiful, peaceful, and isolated. We didn't hear another thing the whole weekend, even the closest houses are out of view of one another. At night, the sky was an absolute light show. The house is full of modern amenities like remote control shades, great speakers, and a smart tv with a projector. Everything worked perfectly as described. On top of all that, the hosts were the most responsive hosts I've ever encountered. Communication was constant and always helpful from booking to checkout. Unreal. Arriving after dark was a little unnerving, the last few miles are a bumpy dirt road, but GPS was spot on. We never got turned around, and navigating in daytime is easy. Definitely recommend an SUV or a vehicle with some ground clearance just for peace of mind. I won't be looking for another AirBnB anytime soon. I'm just coming here.

Absolutely unforgettable! My husband & I had the pleasure of celebrating our 5th Wedding Anniversary here last week. We arrived on a Monday, everything was extremely easy to check in. By the time we were inside we checked out of reality and anything else from the outside world! ❤️‍🔥The WiFi works perfectly, so you can of course do any work you need to do and watch any movie you haven’t seen on epic projector screen. Stay in bed as late as you’d like since all windows have screens and you can fully block out the Sun. We were having such a blast BBQ-ing & cooking, enjoying eating outside with THAT view! We cancelled our Dinner Reservations for the big night, and stayed in! The energy of this place is such a once in a life time, we didn’t want to leave. Nothing more intimate than cooking together, making cocktails & sitting in the hot tub looking at the stars. This place is sexy, chic, peaceful, romantic, relaxing, a full recharge. Shop ahead, clear your head. Enjoy the desert at this Ranch.

This place is nothing short of stunning! If you're looking to get away to a quiet place with astonishing views of the desert and the stars, this is the spot. Breathtaking views! What a fabulous home to reconnect with nature, stargaze, and enjoying some peace and quite. Be sure to bring plenty of groceries and snacks, once you’re there you likely won’t want to leave. The space is clean, organized, has fantastic amenities, and the hosts are kind and responsive. We drove a small sedan and made it just fine, but if you have a truck or jeep, it would be better. Highly recommend arriving with some daylight, we made the drive after sunset and it was quite the adventure getting to the home in the dark.

Duuuuuude- this place was beyond magical. My wife and I stayed 4 days and we were both in awe of this little gem. How did the homeowners pack this much into a place that is completely off the grid? They thought of everything! Granted- if you need a store nearby or hate being completely alone this NOT the place for you. It is remote. But if you just want to enjoy solitude, nature, each other, incredible sunrises/ sunsets, chill to some good tunes in a hot tub overlooking a gorgeous vista…you’re Gucci. You will LOVE this place. We loved the place so much we didn’t even leave the property one day. Just soaked it all in. One tip- the listing says you can easily access the home with a 2 wheel drive vehicle. Technically this is true- but it should not be recommended. The road is full of ruts, rocks and very harsh bumps in the sand and dirt. We booked a BMW convertible and barely made it up there. Book a truck/jeep. But def book this place!!

This place was epic to say the least. It's secluded, but not so remote that you feel far from civilization. The home had an easy check in/out process, everything you would need in the kitchen, comfortable bedding, and amazing views. The hosts were so friendly and very communicative and made sure we had everything we needed during our stay. It's the perfect mix of luxury and rustic with modern touches and amenities. It's 10000% worth the money. Did I mention the views?

Really nice place in a very private, secluded location. Tons of amenities and an unbelievable view. Great pool and hot tub, amazing grill. Can get instacart so you can stock up on food with it leaving. Incredible movie / sound system and a guitar too! My only minus is the house has a bunch of human skull decor that feels like you’re in a horror movie a bit, haha. Can be a bit disturbing that far out in the desert alone. But I had a great time, and the hosts are very communicative and friendly.

Our stay at Homestead Modern in Pioneertown was nothing short of magical. We travel frequently for work and find ourselves staying in Airbnb’s on a regular basis all around the country. Within the first few moments of arriving we instantly agreed it was our favorite Airbnb we’ve ever stayed in and we knew we would need to come back. The space is CLEAN and so well thought out. The kitchen is fully stocked allowing you to cook at any capacity. The amenities provided are off the charts. Everything they’ve done is very intentional and contributes to an amazing stay for their guests. Can’t recommend highly enough! We will be back!!
