OUTDOOR SPACE
The outdoor space had been arranged to optimize outdoor enjoyment and relaxation, and to capture as much of the high desert’s beauty and sun as possible! The kitchen and living area open to a spacious patio through a sliding door. On the patio, you’ll find a gas barbecue grill and a dining table, and a few steps further is a propane fire feature.

Pause House: PM also includes a cozy hot tub (perfect for warming up on cool evenings) and a refreshing cowboy tub. Nothing feels better than a cool dip after a long hike! Ancient Joshua Trees and mature cacti surround Pause House and lounge seating is provided to relax and enjoy the beauty and panoramic views.

Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Loved how beautiful this home is, it truly looks like it belongs in a magazine. Stargazing in the jacuzzi was AMAZING, and definitely one of the highlights of our trip across country from DC. Our only complaint are the dog fur all over the sofa, many of the cups already had stains, and the smell from the septic tank (you could really smell the poo when the wind blew…). Other than that, the host was very responsive and provided an app which was very useful. Stargazing was amazing, the outdoor shower was breathtaking, and seeing wild animals like coyotes was really cool. Would definitely stay again.

This was such an absolutely fantastic getaway! The property is gorgeous, the pool is divine set in the mountains. My boyfriend and I celebrated our 4 year anniversary at Pause House -PM. It was a perfect weekend getaway. We loved Pause House. It looked just like the photos and exceeded all of our expectations. Even though there were other houses off in the distance, it felt very secluded and private. We loved sitting out by the fire pit and we loved looking at the full moon and stars in the hot tub. It was a very cozy space and we loved the design. It’s a great romantic spot for couples. Perfect to disconnect from the world and connect with each other. This place was very sleek yet cozy. It was easy to find and the check in/out process went smooth. We appreciated having a carport to prevent the car from overheating. The amenities were great - really enjoyed the bbq, the cowboy tub, the hot tub, and the fire pit. This place is beautiful to wake up to, perfectly integrated with the landscape. This place reminds me of a hotel studio suite perfect for a couple that wants an elevated stay in the desert and will enjoy using the amenities outside to maximize the property space.

The place is amazing! So serene and beautiful! Stargazing from the hot tub is a must. So many cool places around. Pioneertown is close, good food is just down the road, yet you feel miles away from everyone. The only thing that was not the greatest was the AC, thankfully it was not super hot during the day but at night it stayed pretty warm in the house. Overall loved the place and can’t wait to go back.

Absolutely loved our stay at this place. It was perfectly tucked away from the main road while being very accessible. Felt private and alone the entire time. the house itself had the perfect setup and beautiful aesthetic, combining modern minimal design with rustic furniture and accent pieces. the home appliances were very clutch with full size washer/dryer, fridge, and stove/oven. The kitchen was also fully stoked so we were able to cook every night which was nice. The outdoor shower, fire pit, grill and hot tub were an amazing addition and made for a very memorable stay hanging under the stars. it was also perfect to bring our french bulldog with us. lastly, the golden hour glow we got through the glass doors was absolutely stunning and i highly recommend you be there for that last hour of light before sunset! we really needed a getaway and couldn’t have asked for a better place to spend it. Can’t wait to be back soon.

What a great, peaceful location! The house and property are just perfect for a couple trying to relax for a few days. Hot tub works great, with a quick cool off in the Cowboy tub! Fire feature is perfect for night time relaxing. Close to town, but very private. Very clean overall and a great bed/mattress. AC works hard, and doesn't get it as cool as we would have liked, but not really that warm. It is the desert, in the summer. The Pause house is great. If you are looking for an intimate spot that feels away from it all. Great spot for couples or for a lone trip to rest and reset. My partner and I had a lovely time there. We loved the cowboy tub in the day and star gazing in the hot tub at night. My only note is that if you are someone who likes to cook most meals the supplies are limited to essential kitchen items and a pretty small counter space. So if you think they might not have something you need to cook, bring it.

The studio was a perfect getaway for 2. On location, it was easy to access both into the park entrance as well as Pioneertown (10-15 min), and also had some open land trails at the end of the road, which was ideal for morning walks with our dog. Loved how beautiful this home is, it truly looks like it belongs in a magazine. Stargazing in the jacuzzi was AMAZING, and definitely one of the highlights of our trip across country from DC. Our only complaint are the dog fur all over the sofa, many of the cups already had stains, and the smell from the septic tank (you could really smell the poo when the wind blew…). Other than that, the host was very responsive and provided an app which was very useful. Stargazing was amazing, the outdoor shower was breathtaking, and seeing wild animals like coyotes was really cool. Would definitely stay again.

My boyfriend and I celebrated our 4 year anniversary at Pause House -PM. It was a perfect weekend getaway. We loved Pause House. It looked just like the photos and exceeded all of our expectations. Even though there were other houses off in the distance, it felt very secluded and private. We loved sitting out by the fire pit and we loved looking at the full moon and stars in the hot tub. It was a very cozy space and we loved the design. It’s a great romantic spot for couples. Perfect to disconnect from the world and connect with each other. The place is amazing! So serene and beautiful! Stargazing from the hot tub is a must. So many cool places around. Pioneertown is close, good food is just down the road, yet you feel miles away from everyone. The only thing that was not the greatest was the AC, thankfully it was not super hot during the day but at night it stayed pretty warm in the house. Overall loved the place and can’t wait to go back.

The place and view gave great aesthetic pleasure. The whole experience was relaxing, from gazing at the starts to enjoying the hot tub. Had the most lovely time. It’s like staying in a home featured in architectural digest. So beautifully curated. The wood interior is striking. The patio is so wonderful with a great view out into the distant mountains. And sitting in the hot tub at night looking at the stars is worth every penny. My wife and I were looking for a relaxing vacation for our fifth wedding anniversary. There could not have been a more relaxing place than the High-Desert in Joshua Tree! The house was beautiful, the surrounding scenery was remarkable, and the hosts were super attentive and knowledgeable, but they did not overwhelm us either! They reached out to welcome us and to inform us of the area, answered every question via text or email within minutes, and did I mention this place was spectacular?!

Absolutely loved our stay at this place. It was perfectly tucked away from the main road while being very accessible. Felt private and alone the entire time. the house itself had the perfect setup and beautiful aesthetic, combining modern minimal design with rustic furniture and accent pieces. the home appliances were very clutch with full size washer/dryer, fridge, and stove/oven. The kitchen was also fully stoked so we were able to cook every night which was nice. The outdoor shower, fire pit, grill and hot tub were an amazing addition and made for a very memorable stay hanging under the stars. it was also perfect to bring our french bulldog with us. lastly, the golden hour glow we got through the glass doors was absolutely stunning and i highly recommend you be there for that last hour of light before sunset! we really needed a getaway and couldn’t have asked for a better place to spend it. Can’t wait to be back soon.

Could not have had a better stay at this Airbnb. We had plans to hike in the daytime and go out to eat at night, and we ended up never leaving the Airbnb we loved it so much. It’s not quite as isolated as it looks in the pictures, but that didn’t stop us from enjoying every bit of our trip. We will 100% be staying there again, hopefully for years to come.

We stayed here for our first trip to Joshua Tree for a weekend getaway from the city. The house is exactly as pictured, if not better. We loved the space, the views, and how cozy everything felt. Absolutely would come back and stay here again! You'll will not regret staying here! Such a beautiful place in a great location! Private and close to the national park. Upon arrival the shower was clogged and the bathroom was not as clean as we would've like it to be (tooth paste still on counters from previous guests etc) but they were happy to help with any issues. What a great, peaceful location! The house and property are just perfect for a couple trying to relax for a few days. Hot tub works great, with a quick cool off in the Cowboy tub! Fire feature is perfect for night time relaxing. Close to town, but very private. Very clean overall and a great bed/mattress. AC works hard, and doesn't get it as cool as we would have liked, but not really that warm. It is the desert, in the summer. No issues with critters or bugs, just sprayed a bit outside to calm them down. We will certainly be back some day to enjoy more time away! Thanks!

The Pause house is great. If you are looking for an intimate spot that feels away from it all. Great spot for couples or for a lone trip to rest and reset. My partner and I had a lovely time there. We loved the cowboy tub in the day and star gazing in the hot tub at night. My only note is that if you are someone who likes to cook most meals the supplies are limited to essential kitchen items and a pretty small counter space. So if you think they might not have something you need to cook, bring it.

This place is STUNNING. The perfect remote zen getaway. It manages to give you the feeling of being off the grid but with all of these sleek premium details: the outdoor shower that connects to the indoor shower, the propane grill, that gorgeous deck with the inset hot tub and soaking tub, and the balance of sunlight in the dark cozy space is just incredible. This property is beautiful and magical! The property is exactly as advertised and communication was great over the app. The check in process is so easy and they have so many amenities! My husband and I brought soap for showering and such but definitely didn’t need any and the hot tub was so relaxing and clean! It was a very quiet environment and really appreciated all that it had to offer! Also, directions were a bit hard at first, we weren’t sure what to expect because they said not to use GPS, but once we were in Yucca Valley, my GPS (iPhone maps) took us right to the house! The studio was a perfect getaway for 2. On location, it was easy to access both into the park entrance as well as Pioneertown (10-15 min), and also had some open land trails at the end of the road, which was ideal for morning walks with our dog. The place itself was situated to feel like you were isolated, waking up to views of just the mountains and the Joshua Trees, was well stocked, and we enjoyed all the amenities of the hot tub and fire pit. Would highly recommend it.
