OUTDOOR SPACE
The outdoor space had been arranged to optimize outdoor enjoyment and relaxation, and to capture as much of the high desert’s beauty and sun as possible! The kitchen and living area open to a spacious patio through a sliding door. On the patio, you’ll find a gas barbecue grill and a dining table, and a few steps further is a propane fire feature.

Pause House: PAM also includes a cozy hot tub (perfect for warming up on cool evenings) and a refreshing cowboy tub. Nothing feels better than a cool dip after a long hike! Ancient Joshua Trees and mature cacti surround Pause House and lounge seating is provided to relax and enjoy the beauty and panoramic views.

Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. *GENERAL: As guests, you can enjoy full access to the entire home. Only registered guests are allowed unless specifically agreed upon during the booking process.

*PARKING: Free parking is available for 2 vehicles in the large driveway.

*WORK FROM HOME: There is free, high-speed WiFi available throughout the home for any remote workers in your group.

*FAMILY: Traveling with little ones? We’ve got you covered with a few supplies including a Pack ’n play/travel crib, children's books, toys and dinnerware, and even babysitter recommendations! / Please request in advance

While we are off a paved road, many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

We loved the desert views and tranquility. The cowboy hot tub and AC helped to cool of us of from the extreme heat of the desert. Lots of critters outside too. We saw two black widows (they left us alone), a coyote, jackrabbits, a gopher snake, and tons of birds. That part made it feel like a real outdoor adventure!

It is so peaceful and secluded, there’s a few neighbors near by but far enough that you feel like you’re in total privacy. The location is so stunning with the most beautiful sunset and sunrise views. My husband and I stayed here for our three year anniversary and we couldn’t be happier, truly this place looks better than the photos and has everything you need. Was a great stay, had all the amenities and more! My husband and I utilized a few of their additional services they offer and it was the best! Directions getting to the location: I personally didn’t have any trouble with inaccurate directions while using my iPhone’s Apple Maps. It gave me 100% accurate directions. I’m not sure if overtime, the geographic location was able to update and pinpoint better digital directions, but I would still defer to homestead modern’s advisement of their directions just in case. Overall, it was a restful and quiet stay! And we hope to visit again!

My boyfriend and I really enjoyed our stay at Pause House AM. The home/property looked exactly like it did in the listing and everything we needed (from kitchen items to spa towels) was there for us. If we had any questions, the host was great about getting back to us promptly. It was extremely hot outside when we stayed at Pause House, but the AC worked well and the cowboy tub was perfect to cool down in after spending mornings at Joshua Tree National Park. Stargazing from the hot tub or rocking chairs by the fire was amazing too! I would definitely recommend staying here and only wish we could have stayed longer.

My husband and I enjoyed our stay. We celebrated our anniversary and chose this place based on the privacy it appeared to have and atmosphere it offered. The house is perfect for a romantic getaway. The attention to detail is the reason I would look to possibly rent from them again, but will be reluctant due to the price. The nightly rate was reasonable but once the cleaning fee and service fee is added, it becomes pretty steep and I am unsure of what the service fee entailed. Overall we enjoyed ourselves. I recommend bringing food to cook for your stay.

If you want an escape from the noise both figuratively and literally, this is the place for you. My wife and I noted several times how the literal quite of the desert helped us literally feel ourselves wind down. That further improved the whole relaxing nature the minimal home offered. You can drink coffee on a 65° morning in the summertime, drive to a breathtaking National park in 15 minutes, and gaze at the Milky Way from a hot tub in a single day. Like what?? 5 stars all around. I wish I could give it 10 stars. This is a place of dreams. Everything is so well thought out. In June we were able to sit outside in the bean bag loungers and enjoy the breeze until at least 1pm without the desert sun bearing down on us. Super close to everything and nothing at the same time which was a GOOD thing. Cooking was an ease as they provided more than your $2 salt and pepper shakers....paprika, garlic powder, Italian seasoning, etc. I could go on and on about how much we loved it here. The Pause House provided a once in a life time moment for us during our stay. We felt very secluded as how we liked it to be and since the distance to the neighboring houses was great, we couldn’t see or hear them. The instructions for the location and amenities were thoroughly provided and they were clear. If you have a lot of luggage, hike from the car-hut to the house could be a little challenge however the provided off-road dolly makes it super easy. There were huge trash bins provided near the garage area and it comes with an electric EV charger. The view out the patio is just magnificent. Words cannot describe how beautiful it can be. The jacuzzi during sunset was truly amazing. I would love to comeback here.

We absolutely loved our stay. Such an amazing and unique rental situated in the pristine high desert. We felt close enough to so much as well. We spent a week in total here, which felt like the perfect amount of time. We spent three half days in Joshua Tree National Park, spent a day in Newport Beach, spent a day in Palm Springs, and took many trips to the Red Dog Saloon in Pioneertown (do yourself a favor and treat yourself to their tacos). We also interspersed relaxing at the Pause AM house in the hot tub, star gazing at night, and cooking on the grill. The washer and dryer was an amazing bonus and it made packing light easy to do. Our recommendation would be to rent a 4 wheel drive car. We had a 4Runner and it was perfect. This also made Joshua Tree more accessible. Catch as many sunsets as possible from the lounge cushions, take as many outdoor showers as possible, and enjoy the peace and quiet of the desert. Definitely an amazing place to collect your thoughts and escape for a bit.

This place was amazing. Secluded with a beautiful landscape. Facing west, you can watch the sunset in the desert while sipping the drink of your choice. Even saw a rocket launch just after sunset. Thank you Homestead.

We loved the desert views and tranquility. The cowboy hot tub and AC helped to cool of us of from the extreme heat of the desert. Lots of critters outside too. We saw two black widows (they left us alone), a coyote, jackrabbits, a gopher snake, and tons of birds. That part made it feel like a real outdoor adventure!

I normally don’t write reviews but I need to leave one for this place. Truly such an incredible stay! It is so peaceful and secluded, there’s a few neighbors near by but far enough that you feel like you’re in total privacy. The location is so stunning with the most beautiful sunset and sunrise views. My husband and I stayed here for our three year anniversary and we couldn’t be happier, truly this place looks better than the photos and has everything you need. If we’re back in Joshua tree we will most definitely be going back here or to another homestead property. If you’re looking for a place in yucca/ Joshua tree area book this you will not regret it!

We loved our stay! The fire pit, grill, and cowboy pool were a huge plus. Get ready for the most beautiful sunsets. During our stay the air conditioner needed a filter change and a property manager was sent to the house immediately to fix it. Would highly recommended this place to anyone looking to find accommodation in Joshua tree!

We really loved our stay here! I highly recommend taking advantage of both the tub and the hot tub outside. The kitchen is really well organized and has everything that you need. The bed is super comfortable as well, felt like sleeping on a cloud. The room also gets a really great amount of light during the day which makes it look fantastic! Thank you so much for hosting us, we can’t wait to come back. :-)

If you want an escape from the noise both figuratively and literally, this is the place for you. My wife and I noted several times how the literal quite of the desert helped us literally feel ourselves wind down. That further improved the whole relaxing nature the minimal home offered. You can drink coffee on a 65° morning in the summertime, drive to a breathtaking National park in 15 minutes, and gaze at the Milky Way from a hot tub in a single day. Like what?? This place is awesome. Highly recommend

The property is absolutely beautiful. It’s private, but not too far from everything. We absolutely loved being outside in the evenings. The outdoor shower was such a plus, and the space altogether was the perfect size for the two of us. We had some hiccups when we checked in that were quickly taken care of by the host. We really enjoyed our stay!

This is the perfect desert getaway (especially if you plan on traveling with a furry friend)! We had the best weekend hiking nearby trails, enjoying unobstructed views of the desert skies, and enjoying the amazing amenities.

5 stars all around. I wish I could give it 10 stars. This is a place of dreams. Everything is so well thought out. In June we were able to sit outside in the bean bag loungers and enjoy the breeze until at least 1pm without the desert sun bearing down on us. Super close to everything and nothing at the same time which was a GOOD thing. Cooking was an ease as they provided more than your $2 salt and pepper shakers....paprika, garlic powder, Italian seasoning, etc. I could go on and on about how much we loved it here. My husband and I can't wait to get back here or another Homestead Modern property in the near future.

Had a small problem with check in the code provided was incorrect but was immediately resolved with great communication from Homestead Modern. Overall was a really nice stay and vacation away from the NYC. The house was beautiful and it was a great birthday w my boyfriend :)

The PERFECT stay in Joshua tree. Pause House has everything needed to relax after a busy day at the park. Short drive to the national park and town. Host is very responsive. Would highly recommend to anyone staying in the area.

This was the perfect stay in Joshua Tree! Located not far from town and all the shops and restaurants, but it would feel as if you are in the middle of nowhere. We hope to come back again!!

Pause AM is a perfect getaway, we had an amazing time here. Hot tub and stargazing are the highlight of the trip. It was very peaceful and secluded. The host is very responsive. Highly recommended!

The Pause House provided a once in a life time moment for us during our stay. We felt very secluded as how we liked it to be and since the distance to the neighboring houses was great, we couldn’t see or hear them. The instructions for the location and amenities were thoroughly provided and they were clear. If you have a lot of luggage, hike from the car-hut to the house could be a little challenge however the provided off-road dolly makes it super easy. There were huge trash bins provided near the garage area and it comes with an electric EV charger. The view out the patio is just magnificent. Words cannot describe how beautiful it can be. The jacuzzi during sunset was truly amazing. I would love to comeback here.

We absolutely loved our stay. Such an amazing and unique rental situated in the pristine high desert. We felt close enough to so much as well. We spent a week in total here, which felt like the perfect amount of time. We spent three half days in Joshua Tree National Park, spent a day in Newport Beach, spent a day in Palm Springs, and took many trips to the Red Dog Saloon in Pioneertown (do yourself a favor and treat yourself to their tacos). We also interspersed relaxing at the Pause AM house in the hot tub, star gazing at night, and cooking on the grill. The washer and dryer was an amazing bonus and it made packing light easy to do. Our recommendation would be to rent a 4 wheel drive car. We had a 4Runner and it was perfect. This also made Joshua Tree more accessible. Catch as many sunsets as possible from the lounge cushions, take as many outdoor showers as possible, and enjoy the peace and quiet of the desert. Definitely an amazing place to collect your thoughts and escape for a bit.

We absolutely loved our stay at Pause AM! The property is beautiful, well-kept, and has such a calming and pleasing aesthetic. The location is perfectly balanced with easy access to town and the feeling of privacy and remoteness. We found a new favorite coffee spot (Joshua Tree Coffee) and breakfast place (Boo’s Bakery). The hot tub was so relaxing and perfectly suited for our unseasonably chilly stay. I really hope we travel cross country again and get to spend more quality time at Pause AM!

My husband, our dog and I had a wonderful 3 night stay. The space was clean, quiet and private with incredible views. We enjoyed the proximity to amenities in town as well as the national park. The hot tub was a peaceful and perfect way to wind down and take in the sunset after a day at the park. We plan to return since we had such a great time and loved the space and property!

Amazing stay. Great communication. The place we stayed at is not what was listed, they were having some issues with their plumbing so they offered us another property, it was gorgeous. We kept in frequent contact, they were prompt with their messages, they're understanding and easy going. Highly recommend.

Absolutely stunning interior! Had all the amenities needed from if you wanted to have a stay at home meal/pop a bottle of wine, to a washer and dryer if you were staying an extended period of time and need to do laundry. It's a studio, not a one bedroom though for those of you who like to have your sleeping and living space separate! I will be back and look forward to seeing those magical stars again!

spent a week at pause house with my dog. the house is just as pictured, very comfortable. the kitchen is fully stocked. a great location, far enough away that you feel remote but less than 10 minutes to town. it was so quiet you could hear the birds' wings every time they flew by! the outdoor shower and hottub were nice features.
