All cabinets are fully stocked with dishes and cookware. Like the rest of the home, even the kitchen offers stunning views. The breakfast bar seats two and you will find a large table set for six in the dining room, although you may be tempted to enjoy your meal on the otherworldly patio next to the BBQ grill overlooking 5 private acres.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

We will absolutely stay here again. The linens and towels were clean and of good quality, the bed and pillows as well. So comfy. The place itself is incredibly beautiful, sleek and modern yet warm and extremely well appointed. From laundry detergent to olive oil, great quality spices, coffee and sparkling water. Also, there’s not a long list of tasks you’re meant to complete before you leave in addition to paying a cleaning charge. I think they just ask you to run the dishwasher and leave your towels on the floor. Now let’s talk about the view. With wraparound sliding glass doors, waking up in the morning and walking into the kitchen was like walking into a painting, and the sunsets over the desert… We were in town for work so didn’t even fully get to use all the amenities. This is a great space for a romantic getaway, and is big enough for a family retreat. …there is even a whole other free standing bedroom in its own little outbuilding. Amazing place. LOVED it.

What a beautiful place to escape to. Thoughtfully planned indoor and outdoor spaces give this home lots of welcome topographical variety — we spent lots of time at the house and never got bored or felt like we were missing out on what the surroundings have to offer. It was all right there on the grounds. Furnishings are comfortable and expertly contrasted to a creative effect — vintage and modern, antique with sleek. It’s an inspired space that inspires. This was my second stay at a Homestead Modern property and I’ll look for their listings first again in the future.

WOW… is all I have to say! I had such an incredible stay in this beautiful space. My friend and I decided to take a last minute trip to the desert to recharge for the weekend and couldn’t have asked for a better experience. The space is even more beautiful in person — the pictures don’t do it justice. We spent the majority of our time relaxing in the hammocks, cowboy tub (so cool!!), and hot tub. I’ve been to Joshua Tree many times and I think this might be the best Airbnb I’ve stayed at. Will definitely be back and looking forward to booking with Homestead Modern again!

Absolutely delightful stay! It truly elevates the concept of a private retreat. The owner's unique style graces every corner, blending artistic design with functionality. Our stay at Yucca Hut was relaxing and inspiring! The house itself is comfortable and decorated thoughtfully and beautifully, and has everything you need - it felt like home but better. Little touches everywhere make it feel warm and cozy, like the sonos, fireplace, cozy daybed, and lovely ceramics and prints. We loved using the hot tub on chilly mornings with our coffee. There are so many great spots to enjoy the outdoors, all with very cool chairs. The location is great - close to downtown Yucca Valley AND Joshua Tree and just a hop skip to Pappys. We recently stayed at the Yucca Hut, and overall it was a positive experience. The location was convenient, providing quick access to Joshua Tree National Park, and the modern design of the space was a great touch. The stocked kitchen made meal preparation a breeze. The expansive outdoor space offered a breathtaking view of the desert landscape. The cozy atmosphere created by the fireplace was a pleasant addition after a long day of hiking. However, there were issues that detracted from our overall enjoyment. We found pet and human hair from a previous occupant. Despite reporting the issue to Homestead Modern's support team, our complaint went unanswered, and we felt that our concerns were not taken seriously. While some inquiries received prompt responses, the customer support team was less than friendly at times. Overall, we would recommend the Yucca Hut to others, but suggest that Homestead Modern improves its customer service to ensure guests feel heard and valued.

Our stay was fantastic. The location is a short 15 min or so drive to the closest park entrance and less than 10 to the downtown area. The property felt secluded and private but not super isolated. The pictures are accurate and the check-in/check-out was seamless. Stayed 3 nights at the Homestead Modern and has the most relaxing and peaceful time here. The location is very private so at night you hear little to no noice. The house was stocked full of anything that you would need, either pots and pans, special coffee mugs, cutting boards, etc. The design and look is inviting and relaxing. The location was perfect, within 10 min to all our favorite food, with a very drivable dirt road to the house (far less bumpy/pothole-y than typical). Wow! We had such a fantastic stay here for my partner’s birthday weekend. The home was so beautifully designed and felt like such a magical escape. So many thoughtful details: we were particularly obsessed with the lighting and dimmer switches on every light! The super comfortable bed, the beautiful furniture and art…Cannot say enough about how much the design elevated our entire experience. The hot tub was amazing (even had a cool convenient dock for the cover), as was the fun cowboy pool. We took multiple outdoor showers and enjoyed the sunset around us. The views were amazing. The BBQ and kitchen were so fun to make a birthday dinner. They supplied oil and some spices, and some coffee and seltzer! What a treat! If you’re doing some cooking you may want to bring your own vinegar and other staples, etc. We spent most of our time relaxing in the hammock house, listening to the birds, and enjoying the privacy. We lucked out one night with a *meteor shower* and sat outside in one of the many cool seating areas to enjoy it. Our pup loved it too! They were so thoughtful leaving out sheets for her and waste bags. The hosts have been great communicators, answering our questions so promptly and kindly. Easy check-in/out. We cannot wait to return to this peaceful and elegant home. Made for a special vacation we will not forget. Thank you!!

This was the perfect spot for a relaxing desert getaway. The design of the place is impeccable -- every piece is its own sculptural moment. Really well designed house with most all the amenities we needed for a midweek stay! Wifi was speedy enough for two people to have video calls, and we loved relaxing on the comfy daybed or in the hot tub in the evening. The Cowboy tub was fun too! A few maintenance issues cropped up in our first couple of days but the team was always really helpful about getting most problems solved, or we were able to make do with some easy workarounds! Everything about this house was fantastic! So comfortable and beautifully designed. We loved cooking in the kitchen and enjoyed wine by the hot tub in the evenings. This is a gorgeous and very clean house with an incredible hot tub, comfortable beds and bedding and on and on. Easily a five out of five experience. It’s close to joshua tree, yucca valley and pioneertown. The only minor drawback is that the house, while on a large lot, is not quite as isolated as I had hoped and is in a neighborhood. However, we never heard any of the neighbors and felt complete privacy and comfort the entire time. Incredible house!

You will not regret your stay here. A few of my favorite things: The epic panoramic views of Joshua Trees with magical sunrises and sunsets to match. The calming and simple interior design. Little pockets of peaceful sitting areas to read a book or have convos. This was a wonderful getaway for after a year of being cooped up in our own home. The location was perfect - far enough from 62 to see the stars at night, and close enough for all the amenities and easy access to Joshua Tree National Park. We enjoyed yoga in the cabin, hot tub under the stars, and afternoon reading in the hammocks (our dog enjoyed the shade structure too) while being visited intermittently by quails, rabbits, and even a roadrunner! The Yucca Hut was the perfect destination to relax and enjoy plenty of functional outdoor space. For us, it was a temporary escape from Los Angeles, and it was even more relaxing than we planned. The rooms are as clean as they are well designed, and the thoughtful touches (succulents, books) give the entire house a homey feel. What made the experience truly special was spending time reading in the hammock and stargazing in the jacuzzi in the pitch black desert. A short drive to town and to a number of hikes, we felt remote enough to relax but close enough to activities for us to not feel like we were on an island. What are a great place to relax and unwind. The Yucca Hut is thoughtfully designed, very clean, a perfect size property for a family to have some elbow room and privacy with views of the surrounding desert. The hot tub and hut were great additions, and the design of the home and property have modern touches while fitting well with the surrounding landscape. The property has the feeling of being away from town while still being close enough for quick trips to the store. We look forward to renting again!

We will absolutely stay here again. The linens and towels were clean and of good quality, the bed and pillows as well. So comfy. The place itself is incredibly beautiful, sleek and modern yet warm and extremely well appointed. From laundry detergent to olive oil, great quality spices, coffee and sparkling water. Also, there’s not a long list of tasks you’re meant to complete before you leave in addition to paying a cleaning charge. I think they just ask you to run the dishwasher and leave your towels on the floor. Now let’s talk about the view. With wraparound sliding glass doors, waking up in the morning and walking into the kitchen was like walking into a painting, and the sunsets over the desert… We were in town for work so didn’t even fully get to use all the amenities. This is a great space for a romantic getaway, and is big enough for a family retreat. …there is even a whole other free standing bedroom in its own little outbuilding. Amazing place. LOVED it.

What a beautiful place to escape to. Thoughtfully planned indoor and outdoor spaces give this home lots of welcome topographical variety — we spent lots of time at the house and never got bored or felt like we were missing out on what the surroundings have to offer. It was all right there on the grounds. Furnishings are comfortable and expertly contrasted to a creative effect — vintage and modern, antique with sleek. It’s an inspired space that inspires. This was my second stay at a Homestead Modern property and I’ll look for their listings first again in the future.

WOW… is all I have to say! I had such an incredible stay in this beautiful space. My friend and I decided to take a last minute trip to the desert to recharge for the weekend and couldn’t have asked for a better experience. The space is even more beautiful in person — the pictures don’t do it justice. We spent the majority of our time relaxing in the hammocks, cowboy tub (so cool!!), and hot tub. I’ve been to Joshua Tree many times and I think this might be the best Airbnb I’ve stayed at. Will definitely be back and looking forward to booking with Homestead Modern again!

Our stay at Yucca Hut was relaxing and inspiring! The house itself is comfortable and decorated thoughtfully and beautifully, and has everything you need - it felt like home but better. Little touches everywhere make it feel warm and cozy, like the sonos, fireplace, cozy daybed, and lovely ceramics and prints. We loved using the hot tub on chilly mornings with our coffee. There are so many great spots to enjoy the outdoors, all with very cool chairs. The location is great - close to downtown Yucca Valley AND Joshua Tree and just a hop skip to Pappys. We recently stayed at the Yucca Hut, and overall it was a positive experience. The location was convenient, providing quick access to Joshua Tree National Park, and the modern design of the space was a great touch. The stocked kitchen made meal preparation a breeze. The expansive outdoor space offered a breathtaking view of the desert landscape. The cozy atmosphere created by the fireplace was a pleasant addition after a long day of hiking. However, there were issues that detracted from our overall enjoyment. We found pet and human hair from a previous occupant. Despite reporting the issue to Homestead Modern's support team, our complaint went unanswered, and we felt that our concerns were not taken seriously. While some inquiries received prompt responses, the customer support team was less than friendly at times. Overall, we would recommend the Yucca Hut to others, but suggest that Homestead Modern improves its customer service to ensure guests feel heard and valued.

Our stay was fantastic. The location is a short 15 min or so drive to the closest park entrance and less than 10 to the downtown area. The property felt secluded and private but not super isolated. The pictures are accurate and the check-in/check-out was seamless. Stayed 3 nights at the Homestead Modern and has the most relaxing and peaceful time here. The location is very private so at night you hear little to no noice. The house was stocked full of anything that you would need, either pots and pans, special coffee mugs, cutting boards, etc. The design and look is inviting and relaxing. This place was even better in person than the already beautiful pictures. The location was perfect, within 10 min to all our favorite food, with a very drivable dirt road to the house (far less bumpy/pothole-y than typical). The layout of the space is very well considered, and all of the furniture was very well built, with particular consideration to material choices. This house is situated an easy 20 minute drive to the west entrance of Joshua Tree. Do you ever need to leave the house? No! Beautiful grounds are covered with Joshua trees and Cholla, wildlife roams around morning and night like clockwork! Wow! We had such a fantastic stay here for my partner’s birthday weekend. The home was so beautifully designed and felt like such a magical escape. So many thoughtful details: we were particularly obsessed with the lighting and dimmer switches on every light! The super comfortable bed, the beautiful furniture and art…Cannot say enough about how much the design elevated our entire experience. The hot tub was amazing (even had a cool convenient dock for the cover), as was the fun cowboy pool. We took multiple outdoor showers and enjoyed the sunset around us. The views were amazing. The BBQ and kitchen were so fun to make a birthday dinner. They supplied oil and some spices, and some coffee and seltzer! What a treat! If you’re doing some cooking you may want to bring your own vinegar and other staples, etc. We spent most of our time relaxing in the hammock house, listening to the birds, and enjoying the privacy. We lucked out one night with a *meteor shower* and sat outside in one of the many cool seating areas to enjoy it. Our pup loved it too! They were so thoughtful leaving out sheets for her and waste bags. The hosts have been great communicators, answering our questions so promptly and kindly. Easy check-in/out. We cannot wait to return to this peaceful and elegant home. Made for a special vacation we will not forget. Thank you!!

Really well designed house with most all the amenities we needed for a midweek stay! Wifi was speedy enough for two people to have video calls, and we loved relaxing on the comfy daybed or in the hot tub in the evening. The Cowboy tub was fun too! Wish we had caught the outdoor shower was off for the season. A few maintenance issues cropped up in our first couple of days but the team was always really helpful about getting most problems solved, or we were able to make do with some easy workarounds! Nice and quiet spot with just a few neighbors, comfy bed, and charming touches around the house.

Everything about this house was fantastic! So comfortable and beautifully designed. We loved cooking in the kitchen and enjoyed wine by the hot tub in the evenings. Joshua Tree was a quick 20 minute drive away and the small local town was fun to shop and grab a drink. Most restaurants were closed Tuesday and Wednesday. We also enjoyed the local coffee in the mornings while watching the sunrise. We came out here to get a quick retreat from LA and it was everything we needed. We had an absolutely phenomenal stay at this house! The property is great with many different places to hang out (cabin, hot tub, hammock) and there is a very swanky fireplace inside. There is a ton of attention to detail and design at this house that really made the trip stand out. This is a gorgeous and very clean house with an incredible hot tub, comfortable beds and bedding and on and on. Easily a five out of five experience. It’s close to joshua tree, yucca valley and pioneertown. The only minor drawback is that the house, while on a large lot, is not quite as isolated as I had hoped and is in a neighborhood. However, we never heard any of the neighbors and felt complete privacy and comfort the entire time. Incredible house!

You will not regret your stay here. A few of my favorite things: The epic panoramic views of Joshua Trees with magical sunrises and sunsets to match. The calming and simple interior design. Little pockets of peaceful sitting areas to read a book or have convos. Everything at your fingertips: spacious kitchen with all you need to cook (including my favorite the French press!), clean and pristine bathrooms with outdoor shower, fireplace, so much room for my golden retrievers to relax and cool off on the floor and the backyard was so inviting for socializing and bonding. The cowboy bath was a top favorite! After touring hot Joshua tree, it was so refreshing to dip and cool off in the cowboy bath!! The hot tub was perfect for stargazing at night!! The stars jumped out at you! We went when a heat wave hit SoCal and this bnb was the perfect home to escape to but also enjoy what the desert has to offer!! Highly recommend!! Absolutely one of my best Airbnb experiences. From the initial communication to the very comprehensive printed house manual on the counter, they seem to have thought of everything. This was a wonderful getaway for after a year of being cooped up in our own home. The location was perfect - far enough from 62 to see the stars at night, and close enough for all the amenities and easy access to Joshua Tree National Park. I found myself prioritizing sunrise and sunset at the house because the views with all the desert around us were so beautiful. We enjoyed yoga in the cabin, hot tub under the stars, and afternoon reading in the hammocks (our dog enjoyed the shade structure too) while being visited intermittently by quails, rabbits, and even a roadrunner! As for the property- The outdoor space is unbeatable! The rooms are as clean as they are well designed, and the thoughtful touches (succulents, books) give the entire house a homey feel. What made the experience truly special was spending time reading in the hammock and stargazing in the jacuzzi in the pitch black desert. A short drive to town and to a number of hikes, we felt remote enough to relax but close enough to activities for us to not feel like we were on an island. Overall, this experience was terrific and the hosts were communicative and easy to work with. Will book again!

Easily one of the best AirBNB places we have stayed at. The house is large and full of light. The design is way beyond the typical rental: from the layout, kitchen, and bedrooms and outdoor spaces (and there is plenty of beautiful outdoor spaces) -- this place is full of special touches. It's for the design lover, but really for everyone who appreciates a good home and a good host.

Wonderful place. The beauty of the landscape is ever present with lots of windows with great views. Lots of natural light inside. Nice jacuzzi. Cool back house bedroom. The lot is large and pretty. The "yard" portion of the grounds is a lovely, cool hang out space. Short drive to town.

What are a great place to relax and unwind. The Yucca Hut is thoughtfully designed, very clean, a perfect size property for a family to have some elbow room and privacy with views of the surrounding desert. The hot tub and hut were great additions, and the design of the home and property have modern touches while fitting well with the surrounding landscape. The property has the feeling of being away from town while still being close enough for quick trips to the store. We look forward to renting again!

As soon as we arrived, we were immediately sad that we would eventually have to leave. The space is larger and more beautiful even than pictured. Such a relaxing beautiful stay! Very clean, modern, nice amenities! I’d love to come back, I miss it already!

Wonderful place very close to JT. Had an amazing time under the stars in the private room yard abs waking up to animals. Place is well designed and stay was great. Highly recommended
