HouseRules

VACATION RENTAL AGREEMENT

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

The views from this property are breathtaking - you are tucked into a cradle of boulders with glass along the lengths of the home. Beds and linens are wonderfully comfy, their pillows are better than any Airbnb I’ve been to. Plenty of wooden hangers and closet space. The only thing I could mildly complain about is the bathroom shower water pressure - I have very thick hair - but I understand it’s in the middle of the desert! The kitchen is very well stocked with quality amenities and appliances. The great selection of knives are sharp and they have pretty much any implement you can think of for cooking. The grill is excellent - was not expecting it to heat so quickly, charred my flanken ribs a bit! Have stayed at a couple Homestead Modern properties now on advice from other reviewers and have to say, I will seek out their properties in the future. They are not checking boxes on the app, they really mean for you to enjoy your time at their properties.

Absolutely beautiful location, and the house itself is very well-appointed and thoughtful. We happened to be there during a chilly weekend, but were still able to enjoy our time there. We spend a lot of time in the general Joshua Tree area and were glad to be a bit more remote this time, though it’s only about 20-30 minutes to get to the stores and restaurants of nearby towns. One small thing is that communication was a little odd, it sort of felt like emailing with an AI assistant. Checkout instructions weren’t included, but a rather long list was sent via message the night before we were to leave. We were trying to have an unplugged weekend, and didn’t see the message when it arrived - would have appreciated the instructions included with the listing info.

This was my favorite stay in Joshua Tree yet! The boulder mountain views through the floor-to-ceiling glass windows each morning took our breath away! And the stars at night were the most insanely beautiful I’ve ever seen at any Airbnb in J Tree! Even the dirt road to get to the house became exciting to drive when we came and went! The house is pretty easy to find, but do make sure to save the directions because there is not great service in the area. We hiked around the hills surrounding the property and it was stunning! The landscape views were basically as good as being in the National Park. The only tiny hang up was that the water pressure in the showers wasn’t great but if that isn’t the most important thing to you don’t let it stop you from experiencing this place’s magic! We can’t wait to come back again!!!

This place was highly recommended by a friend and we trust their recommendations. It was perfect! From the ruggedly refined parking- just imagine- car charger in the desert to the wagons to transport luggage and the lit pathway- so well thought out. Every single amenity was over the top. I wish we’d planned to cook in just to use the kitchen to its capacity. The books were so relevant and sitting areas were comfy and serene. We played games, sat in the hot tub and just lounged out on the porches with our wine. We loved being able to play music with the speaker. I could go on and on. You get the picture - hope to make it back out there sooner rather than later!! Oh yeah- one more thing- my hair dryer broke and when I opened the drawer, of course- found nothing less than a Dyson!! What a treat!! Five stars from us!! Take care!!

We had a lovely stay at this magical desert retreat. The layout of the home was perfect for our family of three, and our labradoodle, who had his first desert adventure. We especially loved the decks…both the private ones off the bedrooms and the large main deck. There was so much space to relax and take in the views. The design of the home is seriously impressive. Every detail feels intentional. It’s one of the best-stocked places we’ve stayed. You’d need at least a week to make full use of the kitchen appliances and all the entertaining options. We spent time lounging in the hammocks and on the couch, just staring at that massive mountain of rocks. The hot tub was perfect when the evenings got chilly. Wow!!!

Just stayed at our third Homestead Modern property, Hi Desert Fade. An absolutely stunning property tucked into the rocks and gorgeous landscape of Pioneertown. This home had every creature comfort. The kitchen was a chef’s dream. The views from the floor to ceiling windows were jaw dropping and the amenities were out of this world. We can’t wait to return. We booked this for Christmas and it was perfect from start to finish. The host was very responsive and gave perfect instructions to get to the home. It is very secluded and peaceful. The kitchen was amazing and has everything you could possibly need to cook any meal. The bedrooms were so comfortable with high end sheets, which is such a plus when you rent an Airbnb. If you are looking for a great peaceful place to stay this is the place to be. The property was so beautiful inside and out. We enjoyed how peaceful it was during the day & how dark it got at night . We had some issues out of the control of the host such as the Wi-Fi and dishwasher being out of service due to a recent storm. The host was awesome and communicative about these issues before we arrived and even offered us other housing options which we greatly appreciated. We chose to stick with this house and we’re so happy we did. It is a magical place to stay and we were happy to unplug for a few days.

Thanks Sydney! We love 10 out of 10! Most guests love the thoughtful touches like the creature comforts for furry friends, and we hope the meals were delicious. The cowboy tub is a fun addition in the desert, and while we strive to keep them immaculate, they must remain empty from stay-to-stay to conserve water and they can sometimes catch some of the natural elements blowing around in the desert - even with constant cleaning! Mother nature is not so tidy.

This place was absolutely SURREAL. In the middle of Joshua Tree, with joshua trees and rocks completely surrounding you. This is BY FAR the best Airbnb we have ever stayed in. The pictures don't do it justice. It is even better in person! We have never seen such beauty. Every view is breathtaking. I couldn't stop taking pictures. You can watch the sunrise from the bed in the mornings and boulder on the other side. Hiking right out your front or backdoor. They have truly thought of every amenity! So much cookware, bar supplies, cheeseboards, spices, coffee etc. The host was super communicative! Easy to get to when you follow their exact instructions. My 5 year old son and I had a lovely stay. The property was breathtaking. Once we were settled there was no need to go anywhere. We explored and climbed rocks right from the property. We enjoyed the hot tub, hammocks, bocce ball and board games.
The home was very clean and the host was responsive. The kitchen was well stocked. The only issue we had was the hot water pressure was very low. So low that we really couldn’t shower without standing up against the wall and washing shampoo out of my hair was a challenge. Needless to say at this price point that was frustrating. I reached out the host and they apologized stating there was a power outage the week before and that may have affected it but they didn’t send anyone to look at it; although not sure what have could have been done that wasn’t disruptive to our peace. Hopefully it’s been fixed for future guests.
Regardless of the water pressure issue we would absolutely stay here again! My only tip is to make sure you don’t forget any ingredients for meals. There is no delivery and it’s a a bit of a drive to the store if you need anything. Also if you think you might need extra towels for showers I suggest asking in advance as there is only 1 towel provided per guest. Heads up, the parking is a short walk to the front door. The hosts provide a wagon for your belongings but it was a surprise to me. It may have been listed in the description and I just missed it.

This was such an awesome place beyond any words I could say or write. The owners thought of every thing in terms of amenities and comfort. The quality of everything in the house inside and out is top notch. The property is a private, magical canyon full of beautiful boulders and desert flora. The home is great. We loved the area it sits in. You are surrounded by these giant rocks all around you. The cowboy tub and jacuzzi were perfect to spend some time in.

I second the other reviews about the house's privacy. From the pictures, it's hard to tell that the house is exposed and can be seen from the road, especially at night with lights on. The hottub/pool area is also visible. However, we were there on a holiday weekend and only a few cars drove by. Overall, it felt private and remote.

Everything was seriously perfect. This home has everything you need and more. I stayed with my boyfriend and another couple, perfect size for a party of 4 - spa, pool, full kitchen. Hosts are so attentive and want you to have the most comfortable stay. You are surrounded by the most beautiful scenery and boulders - there are full length windows in every spot of the house. Just amazing. :)

This house is fabulous. The view of the boulders is really breathtaking. It is very well designed - the large tall sliding glass doors slide effortlessly. The few small cabins in the distance were not an issue. Kitchen is super very well equipped. A wagon was provided to haul things from the parking area to the house. It is well worth the drive down the bumpy dusty road to stay at this gem.

We had a fantastic stay at this gorgeous property! It feels like you are in the middle of nowhere, far away from civilization: however, it is very easy to get to. The hosts were fantastic - very responsive and accommodating. During our stay we never left the property. There was plenty to explore in the surrounding area and activities to keep busy: bocce ball, hot tub, cowboy tub, reading/relaxing in the 4 hammocks, outdoor fire pit, grilling, stargazing, Netflix movies, cooking in the gourmet kitchen, etc. Don't miss the beautiful sunrises and sunsets. This is an extraordinary property. Much of it has to do with the location, which is surreal — like being on another planet. The house is remote and totally immersed in a landscape of boulders. If you need to escape and feel at one with a desert scene, this is perfect. The light from sunrise to sunset will not disappoint — it's the star of the show here, and the house was designed to take it in. There are other houses visible from the house, which might not be apparent from the photos, but this did not take away from the privacy felt here at all, which is heightened by the journey on the dirt road to get here (fairly easy to drive). Beyond the location, the house itself is remarkable and the details and attention that have been committed here are stellar. This felt like staying at a high-end hotel, with everything considered for the guests, but not "over-designed" in any way. We can't wait to return — thank you for a beautiful stay.

Best Airbnb Ever - I can't say enough good things about this wonderful home. Everything inside is topnotch and high qualify from the kitchen appliances to the furniture - even the beds are comfy. But let's be real, the best part of this house is the incredible scenery and how the home embraces it. The views from all rooms are stunning. Gorgeous spot, cannot recommend this place enough. The house is stocked with all the little luxuries and good quality appliances you could only dream of.
It really made us stay home and cook rather than eat out. The canyon is super private we felt like we had it all to ourselves. The outdoor space has so much to offer, we never really wanted to leave to explore any place else.
We have a dog and he loved it! They offered extra blanket for dog, poop bags and lint roller, didn't give us any crazy restrictions (which many places do in our experience). This was a massive bonus for us, especially with such high standard of furnishings throughout the house, to feel comfortable with our dog.
We came in the off season so the prices were extremely reasonable for what we were getting, almost a steal!
10 out of 10 recommend this place to anyone looking for a secluded luxurious getaway. Such a peaceful spot surrounded by stunning boulders and Joshua trees. Desert vacation at it's best.

Hi-Desert Fade is a truly exceptional Airbnb! The location is fantastic! The remote location, surrounded by mountains of boulders is truly magical! The modern house had every amenity we could want. The floor-to-ceiling windows let the unbelievable view surround us! Beds were so comfortable! The placement of the two bedrooms at either end of the house was perfect! Beautiful bathrooms, superbly furnished kitchen! Every thing was top-of-the-line! The outside amenities were fantastic as well! We grilled out every night, and ate as the moon rose over the desert - just magical! The "cowboy tub" was perfect for taking a dip after hikes at Joshua Tree NP. This home is as beautiful and luxurious as it appears in the photos. What the photos won't tell you is how unbelievably thoroughly the upscale kitchen is stocked. You could easily bake or cook anything your heart desired, only bringing the ingredients. It's a gorgeous, quiet setting, but as other have mentioned, it's very remote with not a lot of access to the outside world. We found it refreshing to be disconnected form work and responsibilities but sometimes couldn't even get calls or texts to go through. Check in and out were a breeze. We had one issue, sent an email, and the hosts immediately sent someone to take care of it and all was remedied. If you're looking to unplug and get off the grid while living in the lap of luxury, this is your spot.

I had one of the best birthday weekends here, at first I felt the price was a bit high but the experience was so unique and incredible. While the house itself was very stylish and modern, extremely clean, and well equipped - it’s the location that was mind blowing. We had first planned to go on a hike on nearby trails but we never even had to leave the property to enjoy the beautiful scenery. We took a stroll right and climbed a few rocks and were able to see the vast landscape right from our backyard. I’ve never seen so many stars in my life, never knew there were so many shooting stars every night. I must have seen 10 in just the two nights we stayed. Laying in the jacuzzi taking in the night sky was such a special moment. We did plenty of cooking and the kitchen is so well stocked with Wolf appliances and cookware. And the beds were so comfortable!! Can’t forget about the 4 hammocks and the bocce ball set up either. A perfect weekend on such an incredible property.

We loved our stay! It was our first time in Joshua Tree and we wanted to make sure we found a cute space that was dog friendly. The decor was beautiful and comfy and they even left us little dog treats and poop bags for us to use. The views are gorgeous and they have hammocks out back to look up at the stars. The weather was windy so we weren’t able to use the grill or the hot tub which was the only disappointment, but we would love to come back!
Also- make sure you use the host’s directions to the place and not Google maps. It is a little challenging to find at night so I recommend trying to arrive when you have a bit of sunlight!

Clearly this is our favorite Airbnb & vacation spot since we've only been staying in this home for the past 6 years I believe! We wouldn't ever consider another place. Pictures don't do this home justice! The scenery is hands down the BEST & the home is just gorgeous plus it has EVERYTHING & MORE that you'll need for cooking!!! It is about a 10-15 min drive to all the fun places to eat & shop but driving out of the neighborhood is just breathtaking that we don't mind the drive one bit! From the ruggedly refined parking- just imagine- car charger in the desert to the wagons to transport luggage and the lit pathway- so well thought out. Every single amenity was over the top. I wish we’d planned to cook in just to use the kitchen to its capacity. The books were so relevant and sitting areas were comfy and serene. We played games, sat in the hot tub and just lounged out on the porches with our wine. We loved being able to play music with the speaker. I could go on and on. You get the picture - hope to make it back out there sooner rather than later!! Oh yeah- one more thing- my hair dryer broke and when I opened the drawer, of course- found nothing less than a Dyson!! What a treat!! Five stars from us!! Take care!!

Just stayed at our third Homestead Modern property, Hi Desert Fade. An absolutely stunning property tucked into the rocks and gorgeous landscape of Pioneertown. This home had every creature comfort. If you are looking for a great peaceful place to stay this is the place to be. The property was so beautiful inside and out. We enjoyed how peaceful it was during the day & how dark it got at night . This place is awesome. The house was super clean, with comfortable beds and linens. The kitchen was amazing with quality appliances and utensils, that made cooking a joy rather than a task. Being so far away from stores and restaurants it was nice to have such a fully functioning kitchen/barbeque area. The setting is beautiful with large rock outcroppings on both sides of the house. The floor to ceiling windows enhanced the views and framed the natural environment nicely. We really enjoyed our stay. Our two-night stay at Hi-Desert Fade was truly remarkable. Tucked away yet conveniently close to amenities, the property offered serene seclusion. This place is awesome. The house was super clean, with comfortable beds and linens. The kitchen was amazing with quality appliances and utensils, that made cooking a joy rather than a task. Being so far away from stores and restaurants it was nice to have such a fully functioning kitchen/barbeque area.
The setting is beautiful with large rock outcroppings on both sides of the house. The floor to ceiling windows enhanced the views and framed the natural environment nicely.

It is a decent drive to town or the park itself but we didn’t mind at all. Perfectly managed as well and stocked with everything you need. This place was absolutely SURREAL. In the middle of Joshua Tree, with joshua trees and rocks completely surrounding you. This is BY FAR the best Airbnb we have ever stayed in. The pictures don't do it justice. It is even better in person! We have never seen such beauty. Every view is breathtaking. I couldn't stop taking pictures. You can watch the sunrise from the bed in the mornings and boulder on the other side. Hiking right out your front or backdoor. They have truly thought of every amenity! So much cookware, bar supplies, cheeseboards, spices, coffee etc. The host was super communicative! Easy to get to when you follow their exact instructions. My 5 year old son and I had a lovely stay. The property was breathtaking. Once we were settled there was no need to go anywhere. We explored and climbed rocks right from the property. We enjoyed the hot tub, hammocks, bocce ball and board games.
The home was very clean and the host was responsive. The kitchen was well stocked. The only issue we had was the hot water pressure was very low. So low that we really couldn’t shower without standing up against the wall and washing shampoo out of my hair was a challenge. Needless to say at this price point that was frustrating. I reached out the host and they apologized stating there was a power outage the week before and that may have affected it but they didn’t send anyone to look at it; although not sure what have could have been done that wasn’t disruptive to our peace. Hopefully it’s been fixed for future guests.
Regardless of the water pressure issue we would absolutely stay here again! My only tip is to make sure you don’t forget any ingredients for meals. There is no delivery and it’s a a bit of a drive to the store if you need anything. Also if you think you might need extra towels for showers I suggest asking in advance as there is only 1 towel provided per guest. Heads up, the parking is a short walk to the front door. The hosts provide a wagon for your belongings but it was a surprise to me. It may have been listed in the description and I just missed it.

This was such an awesome place beyond any words I could say or write. The owners thought of every thing in terms of amenities and comfort. The quality of everything in the house inside and out is top notch. The property is a private, magical canyon full of beautiful boulders and desert flora. Make sure you get all the house rules and instructions before arriving. Cell service is minimal, but you will have wifi available.

Amazing getaway for the weekend. Surroundings and view are breathtaking. This place comes fully stocked with great gear, kitchen appliances and high quality drink/cookware. BBQ and outdoor area are well thought out an functional. Cowboy pool is a must try. Bocce ball court was super fun too. Will come back soon.

The location is epic, and you feel like you're in the National Park. The kitchen is well stocked and the beds are incredibly comfortable.
I second the other reviews about the house's privacy. From the pictures, it's hard to tell that the house is exposed and can be seen from the road, especially at night with lights on. The hottub/pool area is also visible. However, we were there on a holiday weekend and only a few cars drove by. Overall, it felt private and remote.

Amazing accomodation with a lot of space and very well equipped, especially the kitchen, but we also enjoyed the barbeque, the cowboy tub and the hammocks around the house.
The communication with the host was also great, they quickly replied when we had troubles with the water supply and they even gave us a refund.

Everything was seriously perfect. This home has everything you need and more. I stayed with my boyfriend and another couple, perfect size for a party of 4 - spa, pool, full kitchen. Hosts are so attentive and want you to have the most comfortable stay. You are surrounded by the most beautiful scenery and boulders - there are full length windows in every spot of the house. Just amazing. :)
It was so remote and peaceful, the home is truly secluded. Just you and the views. The pictures show it all, but it’s even more beautiful in person.

This was the BEST AirBnB experience that I have ever had. This home is architecturally stunning and perfectly situated in its surroundings. One of the best properties in the JT area we appreciate that they had a bottle of wine waiting for us when we arrived. Hiking trail right behind the property so we never had to leave. This house is fabulous. The view of the boulders is really breathtaking. It is very well designed - the large tall sliding glass doors slide effortlessly. The few small cabins in the distance were not an issue. Kitchen is super very well equipped. A wagon was provided to haul things from the parking area to the house. It is well worth the drive down the bumpy dusty road to stay at this gem.

We had a fantastic stay at this gorgeous property! It feels like you are in the middle of nowhere, far away from civilization: however, it is very easy to get to. The hosts were fantastic - very responsive and accommodating. During our stay we never left the property. There was plenty to explore in the surrounding area and activities to keep busy: bocce ball, hot tub, cowboy tub, reading/relaxing in the 4 hammocks, outdoor fire pit, grilling, stargazing, Netflix movies, cooking in the gourmet kitchen, etc. Don't miss the beautiful sunrises and sunsets. Our little pug loved it too!!

This is an extraordinary property. Much of it has to do with the location, which is surreal — like being on another planet. The house is remote and totally immersed in a landscape of boulders. If you need to escape and feel at one with a desert scene, this is perfect. The light from sunrise to sunset will not disappoint — it's the star of the show here, and the house was designed to take it in. There are other houses visible from the house, which might not be apparent from the photos, but this did not take away from the privacy felt here at all, which is heightened by the journey on the dirt road to get here (fairly easy to drive). Beyond the location, the house itself is remarkable and the details and attention that have been committed here are stellar. This felt like staying at a high-end hotel, with everything considered for the guests, but not "over-designed" in any way. We can't wait to return — thank you for a beautiful stay.

Very nice place with one of a kind views. The house was the perfect size and had the modern amenities for an upscale retreat to nature. Glad I filled up my tires and alignment, if you are not used to driving on unpaved roads you will be soon, and it wasn't a problem for my Sedan. Best Airbnb Ever - I can't say enough good things about this wonderful home. Everything inside is topnotch and high qualify from the kitchen appliances to the furniture - even the beds are comfy. But let's be real, the best part of this house is the incredible scenery and how the home embraces it. The views from all rooms are stunning. You will be blown away by how the rocks change color at sunrise and sunset. Sitting in the hottub, looking up at the stars is a must. Pioneertown is ten minutes away and Yucca Valley about 20. We had a stupendous 5 days at Hi-Desert Fade! The house and the surrounding canyon far exceeded our expectations. The only downside was that it was hard to leave each morning to explore Joshua Tree and Palm Springs. We hurried back each afternoon to scamper around the canyon and enjoy the hot tub and gorgeous views! Our 21 yr. old son, who is hard to impress, is now plotting ways to spend more time in the desert! We can't wait to return!

Beautiful place to be out in the desert! The beds are comfy, it has everything you need, and it’s really chic. There are houses close by, but we never noticed any other people that would bother us. It is up a dirt road a ways, but that wasn’t a problem for us. Would stay here again!

This house is top notch, all the same appliances we have at home, just amazing everything. Stay here, go for a hike in the morning right from your backyard. Relax at night with outdoor heaters and hot tub.. can’t wait to come back.

Gorgeous spot, cannot recommend this place enough. The house is stocked with all the little luxuries and good quality appliances you could only dream of.
It really made us stay home and cook rather than eat out. The canyon is super private we felt like we had it all to ourselves. The outdoor space has so much to offer, we never really wanted to leave to explore any place else.
We have a dog and he loved it! They offered extra blanket for dog, poop bags and lint roller, didn't give us any crazy restrictions (which many places do in our experience). This was a massive bonus for us, especially with such high standard of furnishings throughout the house, to feel comfortable with our dog.
We came in the off season so the prices were extremely reasonable for what we were getting, almost a steal!
10 out of 10 recommend this place to anyone looking for a secluded luxurious getaway. Such a peaceful spot surrounded by stunning boulders and Joshua trees. Desert vacation at it's best.

Hi-Desert Fade is a truly exceptional Airbnb! The location is fantastic! The remote location, surrounded by mountains of boulders is truly magical! The modern house had every amenity we could want. The floor-to-ceiling windows let the unbelievable view surround us! Beds were so comfortable! The placement of the two bedrooms at either end of the house was perfect! Beautiful bathrooms, superbly furnished kitchen! Every thing was top-of-the-line! The outside amenities were fantastic as well! We grilled out every night, and ate as the moon rose over the desert - just magical! The "cowboy tub" was perfect for taking a dip after hikes at Joshua Tree NP. We loved making s'mores around the outdoor fire circle! Having stayed in Airbnbs around the world, I would say this is one of the very best!! Highly recommend if you want to disconnect, relax, and enjoy the desert!

This home is as beautiful and luxurious as it appears in the photos. What the photos won't tell you is how unbelievably thoroughly the upscale kitchen is stocked. You could easily bake or cook anything your heart desired, only bringing the ingredients. It's a gorgeous, quiet setting, but as other have mentioned, it's very remote with not a lot of access to the outside world. We found it refreshing to be disconnected form work and responsibilities but sometimes couldn't even get calls or texts to go through. Check in and out were a breeze. We had one issue, sent an email, and the hosts immediately sent someone to take care of it and all was remedied. If you're looking to unplug and get off the grid while living in the lap of luxury, this is your spot.

I had one of the best birthday weekends here, at first I felt the price was a bit high but the experience was so unique and incredible. While the house itself was very stylish and modern, extremely clean, and well equipped - it’s the location that was mind blowing. We had first planned to go on a hike on nearby trails but we never even had to leave the property to enjoy the beautiful scenery. We took a stroll right and climbed a few rocks and were able to see the vast landscape right from our backyard. I’ve never seen so many stars in my life, never knew there were so many shooting stars every night. I must have seen 10 in just the two nights we stayed. Laying in the jacuzzi taking in the night sky was such a special moment. We did plenty of cooking and the kitchen is so well stocked with Wolf appliances and cookware. And the beds were so comfortable!! Can’t forget about the 4 hammocks and the bocce ball set up either. A perfect weekend on such an incredible property.

We loved our stay! It was our first time in Joshua Tree and we wanted to make sure we found a cute space that was dog friendly. The decor was beautiful and comfy and they even left us little dog treats and poop bags for us to use. The views are gorgeous and they have hammocks out back to look up at the stars. The weather was windy so we weren’t able to use the grill or the hot tub which was the only disappointment, but we would love to come back!
Also- make sure you use the host’s directions to the place and not Google maps. It is a little challenging to find at night so I recommend trying to arrive when you have a bit of sunlight!
