We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

This comfortable house has everything we needed to enjoy our stay in Joshua Tree. The kitchen has nice appliances including filtered water and ice machine on the fridge. The living room includes a comfortable couch and chair, great to unwind at the end of the day. The host has thoughtfully provided extra blankets to snuggle in on the couch. There is also a smart TV that made it easy to access our own streaming services. The hot tub is well maintained and always the right temperature for a good soak at the end of the day. The showers have good water pressure. The beds are comfortable and the linens are nice quality. It gets very dark at night which is great. The house has some nighttime noises in the ceiling, probably from the heating and air conditioning system. I wasn't bothered but my husband is a light sleeper and used his earplugs to block the noise. I highly recommend this comfortable house.

This home was so beautiful and cozy. We loved how it sat up against a hill which created a great private escape for us. Homestead Modern has everything you will need in a short term rental and more. They even left a couple bed sheets to lay on the furniture so our dogs could enjoy the beds without leaving their fur everywhere. Thank you for a cozy, beautiful and serene home for us to relax in ??

We really enjoyed the space. Didn’t realize it is essentially two apartments. Great for two small families/couples. We thoroughly enjoyed the sunrise and sunsets. Missed out on the cold plunge and jacuzzi due to weather but it looks great!

Perfect spot for couples and families alike that want to visit the Joshua Tree area. Extremely close to the West entrance of the park. Minutes away from downtown area with restaurants and local shops nearby. Great surrounding views (expect epic sunrises) ! A great find in the desert that will surely leave you wanting to return.

If you’re visiting Joshua Tree, stop looking at others and book this place! The desert hideaway is exactly how it looks in the pictures. It’s modern, clean, and well stocked with everything you’d want. Added bonus - the house separates into two units: both with separate bedrooms, bathrooms and kitchen/kitchenette, so whether you’re a couple or two couples traveling together, this place is ideal. The patios in the pictures are great — and I didn’t appreciate until we arrived that there are two patios (one off each bedroom) both with swing beds, grills, and the like. You also can’t beat the location: turn right out of the driveway and after a quick few mile drive, you’re in the park! The place is also very private, yet easily accessible and convenient to the park and Joshua Tree restaurants (don’t miss Joshua Tree coffee, and give the Saloon a shot at night!). The hosts are very responsive and we couldn’t have asked for a better stay. Go book it now!!

Desert Hideaway Park Entrance was a great experience for by husband and I. The house was better in person than the photos showed. The surroundings are peaceful with great large windows to take in the beautiful view. I was able to do morning yoga each day and stargazing by night in the jacuzzi. The host was excellent with communicating and the place was well appointed with everything one could need and a few extra special touches such as the desert towels, toiletries and local books on the area. Joshua tree is just one mile away and it made it easy to go in the park to watch the sunset or be at the park for a long day and return to a wonderful retreat. Would definitely return!

We can't say enough about our stay over Memorial Day Weekend. The house was exactly as advertised. It was located at the perfect location in Joshua Tree literally five minutes from the main gate to get into the park and just up the road ten minutes from Sky High Pie, Joshua Tree Coffee Company and the JT Country Kitchen - all recommended as well. We're already looking at when we can go back to rent this same house again. The house was extremely clean, modern, the bed in the main master bedroom was really comfortable, the views were great and it was very private. You felt safe and not out in the middle of no where with neighbors near you but definitely not next to you - it was perfect for us. We didn't use much in the way of the kitchen but it was really well stocked with everything you may need. Thank you to all who take care of this property !!

We really enjoyed this tranquil, private spot! Truly had everything - comfort, style, privacy, and proximity to the park. Everything was quite easy to use - dishwasher, ac/heating, hot tub, etc. The full kitchen has everything you need to cook just like you would at home. JT and the surrounding area has plenty of restaurants, but they can get quite crowded during the peak season. The separate thermostat in the bedroom is actually brilliant - you can quickly dial in your preferred night time temp in a small space. This is a great spot for a group because there are two units that can be completely separated. This will be my go to next time we visit JTNP!

The Desert Hideaway is a beautiful place--clean, quiet and offers amazing views. Appreciated the extra touches: delicious and plentiful coffee, hot tub, and outdoor bed swing. Unfortunately, the laundry code wasn't working and the staff were unable to problem-solve this glitch. I also encourage guests to read the house rules BEFORE arriving! As we unloaded our car to bring in our bags, we were unaware that the strong winds from an open door would cause a lamp to fall off of a nightstand and break! Upon reading the house rules, there was a warning about the wind--but alas, the damage had already been done when we got to the document! Nonetheless, the Desert Hideaway was true to the photos and well-deserved good ratings.

The Desert Hideaway is a beautiful and amazing home to stay in! Architecturally and design wise it’s gorgeously built and complements the desert perfectly. It’s clearly built with consideration and respect for the nature around it. Truly lovely and private. My partner and I loved and enjoyed our stay! It was my first time in Joshua Tree and I couldn’t have picked a better booking. We booked this stay for our four year anniversary and the Homestead Modern team were super sweet and generous; they gifted us wine to celebrate! In addition to all of this, the Homestead Modern team was great! They were super proactive and clear about instructions, details and check-in. They were also very proactive, responsive and helpful when we reached out about the wifi going down (caused by strong winds since it’s the winter months). Overall, we genuinely loved our stay and we would definitely book The Desert Hideaway again! We will certainly be booking with The Homestead Modern team again in the future!

This place is fantastic I looked at many options in the area and I'm so glad I selected this house, it is so well situated on the property very private even with the road 50 yards away. beautiful views inside and out. we went for hikes starting right out the front door. the beads were incredibly comfortable. the spaces inside are both modern and homey at the same time. I went with my wife and I but this is a perfect place for couples or if you have a grown child who might be married. It basically has two master bedrooms and one even is its own suite with a kitchenette. So glad we stayed here.

Loved my stay here, the house was amazing! Even better than the photos, very nice and clean with great amenities; Parachute sheets/towels, and Public Goods toiletries. The outdoor area with swing beds, hot tubs, and fire pits was so fun to use at night for stargazing. The place was great! Loved the design and cleanliness. You cann't beat the location. Especially super convenient with a toddler. However, the description is not entirely accurate. There is no pool and both beds are queen size, not king. For us those were key requirements and even though we managed without them, we did feel disappointed.

A great property that is just one mile from the West entrance of JTNP. The property is as advertised in the photos. Check-in and finding the place was very easy. The bedrooms are on opposite sides of the house making it great for families and groups of friends. The kitchen comes well equipped, it even has a waffle maker. One of the bedrooms also has an en-suite kitchenette. Of course the views from around the home are outstanding, especially at night and sunset. Relaxing in one of the two jacuzzis is a must do under the stars.

Our stay was closer to a hotel experience than an Airbnb, which we really liked. They were very well stocked and had every amenities we needed. The location was great, super close to the West Entrance of the park, but far enough from everyone else. The Airbnb looked better in person than in pictures. The 2 sides are very private, would be great for a couple to travel with their parents so they can maintain privacy while still spending time together.

This place was perfect for a weekend getaway. - Traffic getting out can be tricky so plan accordingly. - GPS navigation was easy - the location is so close to the Joshua Tree entrance, absolutely perfect. - It’s sort of close to the road so expect some car noise and lights passing by if it’s dark. - The home itself is perfect. Full kitchen and BBQ that we used with no issues. All utensils and cookware are provided! - 2 hidden jacuzzis which were perfect when the sun set and the temperatures dropped - Lots of space to yourself. We woke up early and took the dogs on walks around the land which was PERFECT. Be careful with the dogs because there are cactus and thorny bushes all around - Great communication by the property manager. Easy check-in and check-out process. Highly recommend this place! We’ll definitely be back.

This was such a lovely experience! I've never been to any desert, let alone the Joshua Tree area, and they mean it when they say this is two minutes from the West Gate. It's SO close and accessible, and only 6-ish minutes in the other direction from a souvenir shop, a great grab-and-go (Roadrunner Cafe) with fresh food, and a gas station; maybe 10 minutes from the "main" town. I found the property to be adorable and spacious, even bigger than I had anticipated - would be great for a family with kids to be able to split up the sleeping arrangements, or two couples to each have an area of the house to themselves. The views are beautiful at night and during the day, and there are hot tubs, BBQs and hanging beds on each "wing" of the house (again, perfect for two families or couples that may want some alone time in between group outings). The AC worked well, everything was clean and homey, and there were lots of windows with natural light and great views for the daytime, plus stocked cupboards (cups, silverware, plates, cookery, so forth), soaps, shampoo and conditioner, and body wash. I also want to note how grateful I am to the team for their awesome responsiveness and communication. I had some questions before I booked that they answered; I sent a quick note about getting a bit lost prior to check-in (my fault, not theirs) and they offered to help if needed (I figured it out), and all of the rules, requests, and information was clearly laid out and extremely reasonable. I didn't use a lot of the outdoor amenities because I was busy exploring the area all day/into the evening, so I can't speak to the instructions for the grill or hot tub. I honestly feel like the owners thought of everything they could, gave great advice and information on the surrounding area, and were very helpful and kind whenever I reached out. Not only would I recommend staying here to friends and family, but if/when I come back to the area in the future I will 100% book this same location. A quick note about the area: someone else has mentioned the lack of non-chain restaurants, and that's true. There are some local spots that are open during the day but not a lot of things are available after 5 or 6 pm (at least in March), so make sure you plan for that. I came in late and ended up going to one of the grocery stores nearby (Stater Bros, and there's also Vons and a Walmart) to get some food. This Airbnb has two fridges with freezers so I would recommend stocking up on some staples just in case, or if you want to grab crackers, popcorn, etc to take into the park with you for light snacking. (If you want to do a picnic, highly recommend the Roadrunner Cafe!) Also, as of March 2022, with the mask mandate lifted almost no one in the area is wearing masks or any other type of face covering. I am cautious and wear masks and eye protection at all times, so it was disheartening to see, but it's unavoidable - if you eat out anywhere, it's likely no one making your food will be masked, nor will the other patrons, etc. Just be prepared for that if it's a concern for you or your family members and arrange your outings accordingly. Luckily, you have a big beautiful national park with lots and lots of space just minutes away where you can spread out and enjoy the fresh air! It may mean that you want to do less shopping indoors at the boutiques, though.

Our stay here was truly amazing, the house is gorgeous and extremely clean and modern, the property is quiet and secluded while still being very close to town. Being a mile away from the park was absolutely convenient. Especially if you’re trying to catch a sunrise or sunset. I really have no complaints at all. We had an absolutely perfect weekend here. The house is even nicer than it looks in pictures. There were so many thoughtful details and they had everything we needed and more. The hosts were very responsive and helpful too. We will definitely be coming back! The house is split into two sides with a kitchen/common area in the middle. It was perfect with the kids on one side and us on the other. There is literally duplicates of everything on each side. Our room even had its own kitchenette. It would be great for couples because you can shut the doors to the foyer and make it almost two separate houses. The house felt very secluded while still being close to town. It was so quiet and relaxing. One tip- they provide enough bath towels for 4 people, but we brought our own beach towels for the hot tub. Highly recommend this property!!!

This house is BEAUTIFUL and the photos don't do it justice! The decor was wonderful, the beds were SO comfy, and it was so relaxing hanging out on the couch and watching the sunset over the mountains. Wow! Wow! Wow! This place by far was the highlight of our cross country adventure! All the Airbnb’s have been great along the way but this on a whole new level. The peacefulness at this property was just what we needed for 5 days after driving a little more then 3 weeks. The pictures are very accurate, better in person. It is so modern but so comfortable. Beds were amazing, shower very nice, but our favorite thing was a afternoon tub outside looking out at the desert with an unobstructed view. If your looking to relax and regroup this is it. Perfect place if there were two couples or 2 friends. Two separate suits with a great common room/kitchen. Very convenient to grocery. We found the local JTree restaurants were delicious. The girlfriend and I decided to take a trip to Joshua Tree. This place was extremely close to the park’s west entrance. The home itself was great. It had the space for two couples/4 people. The house was very modern in design. It had tall ceilings and great lighting throughout the rooms. Tall ceilings with an AC unit in both rooms. The front door lock was easy to use. The kitchen fit our needs and was spacious. The tv was simple had Netflix access and a free shows/movies option. The town was only 5-10 minutes from the place and a lot of food options. Most were fast food. Some restaurants. We tried to go to local places. Weather was hot when we went. The hot tub was essentially no use for us because it was still hot at night. A lunge pool would have been nice in the heat. We didn’t have to deal with any critters/bugs. Just some moths outside. The place was quiet, secluded but was also easy to find. Other than that we enjoyed the place and would recommend.

We (mom, boy age 10 and girl age 9) came from NY to California to meet up with my husband on in west coast business trip. While in LA we decided to head to Joshua Tree because my husband has been there several times and we have not. This house was perfect for our family. The kids stayed on one side and parents on the other! The hot tubs were perfect at night and early morning. My husband loved the swinging bed on one patio and my daughter used the one on the other! No WiFi issues and our cell service worked fairly well. Video calling was grainy. We are at the Joshua Tree Saloon and Pappit and Harriets (totally awesome for kids!). We hiked in Joshua tree and generally enjoyed the quiet time at the house. My son binge watched some marvel movies while my husband golfed nearby. Excellent experience.

Phenomenal spot. Very relaxing. Everything we wanted as far the house. Just keep in mind that outside dining options are so so especially if you have big city standards. We brought our own food and cooked and had a phenomenal time. Great little bbq grill outside. We also made great use of the hot tub and outdoor fireplace.

The hideout was the perfect getaway! The house was very unique, nicely decorated and very spacious with a trendy mid-century vibe. The place was clean and had all the necessary amenities, including for pets. We really enjoyed the outdoor swinging beds in the patio, they were perfect for enjoying the stars at night. The location was great, very close to the national park and you get an amazing view of the sunset. We really enjoyed our stay with our dog and highly recommend the hideout to anyone visiting Joshua Tree!

Fabulous retreat in a great location! Perfect for 2 couples as each has their own spaces, both indoors and out. Great stargazing from the hot tubs. Easy access to the park. We loved it and hope to return.

Perfect house for a mini baecay ;) first time getting an Airbnb & surpassed my expectations & set the bar hah. scenery was nice, saw some little wildlife, & the outdoor beds were amazing ? literally a couple mins from one of the national park entrances so that make it really convenient for us. Mainly was happy at how secluded it was??

If you are looking for a hideaway in the desert, there is no better place. It is ideally situated to optimize views and privacy, plus it is 2 miles away from one of the greatest national parks. This place is truly relaxing and serene. It is well designed, maintained and well-kept. High ceilings and bedrooms on opposite sides, with views from every room!

We absolutely loved our stay here and plan to visit again. It's a beautiful house with a gorgeous view. Feels super private without being overly remote. A great set up for 2 couples. Kitchen was well stocked with anything you need to whip up a nice meal. Felt very clean and well looked after. Can't wait to visit again!

We stayed here for a quick trip with our two young kids. The view is incredible, the place is clean and peaceful and the location is really convenient. We grilled our meals out on the patio and watched the sun set behind the mountains from the hot tub. Amazing stay!

Great overall design. Fantastic location. Parts of the kitchen were a bit rough around the edges and could use some maintenance. The space wasn’t as clean as I expected given the stringent COVID guidelines. The hot tubs were a huge plus.

The Modern Homestead combines both the convenience to accessing natures natural beauty and plush comfort in a home. Sitting in a hot tube while the sun sets and watching a million stars populate the night sky is but one of many enchanting features of this home. Additionally there is a well stocked kitchen and other cooking amenities that allowed us to prepare some amazing meals and share some great wines and conversation while mesmerized by the views of the valley and mountains from the picture windows framing the kitchen and living room area. The bedrooms and baths were luxurious well appointed and also stocked with soaps, shampoos and even a first aid kit. Although the winds can reach 20-30 miles an hour which is typical for this area the bedrooms were quiet and the bedding allowed you to become ensconced and warm on cool windy nights. Overall this was an amazing place to stay in a great location.

Such a beautiful home that was comfortable, stylish, and extremely nice to have 2 separate areas that are very private. Great for stargazing! Would definitely stay again!

this place was less "modern" then some their other properties but equally as good. The location is great. super close to the entrance to the park. easy access to roads. This was the second time we stayed in Joshua this year and the second time at one of their Airbnb's. we had our dog and two kids (ages 6 and 9). space was great for all of us. In one room a mini kitchen and then a full kitchen in the center of the home. Very easy to have two families stay here. Looking forward to another stay at a homestead modern property in the future.

You can expect a very quiet night stargazing out in the hot tub or laying on the floating bed. Homestead Modern was very quick with responses and made sure all Covid-19 Pre Cautions were being taken. The property is very close to Joshua Tree National park and it was a breeze to go to and from. Finding the property was very easy as well. Would definitely recommend this place to anyone who is looking for a warm home feeling getaway.

Great views and privacy, and close to the park. This is my second visit to this fantastic house and I'll come back again! This modern clean house also has everything for comfort.
