The sleek cabinets are stocked with dishes and glassware, and a blender, coffee, and a drip coffee maker are ready for your breakfast routine. The breakfast bar seats 2 and you will find a large table set for more in the dining room, although you may be tempted to enjoy your meal on the otherworldly patio next to the BBQ grill overlooking the national park.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

This place is exactly as pictured: beautiful views, cieling to floor windows. The beds were very comfortable, bathrooms worked well, the hottub was amazing and the kitchen was very stocked. A few things: there were only 3 forks in the kitchen (compared to the 20 spoons) so we had to continuously wash the same forks to use them, also a lot of the dishes/cookware were dirty, we also had to wash those before use. It was also very hard to follow the directions for the place when arriving at night (the "intersections" were not clear and there was no second road side for where to turn. Main thing (which they have still not updated in the ad as they said they would) EACH extra guest is $65 extra per person for night. Only 2 guests are included in the price even though the allowance is 4. I originally booked for 2 and thought i could add guests as i have at other stays, but was surprised with a huge extra fee. They kindly waived this for me after a long discussion, but did not allow a 4th.

Lovely accommodation in a lovely area. There were a few maintenance issues (as this is obviously a commercial property only that no doubt gets heavy use), but communication was great with the host, and I am sure they will address the short list of "things that needed attention." If you have a dog, read the fine print! They initially insisted that my dog never be left unattended in the property. This was in the fine print and I missed it before booking. Happily, they agreed to waive that condition but I had to fight for it. On the other hand, they setup a lovely dog bed for my pup, and made the extra effort. I would have given 5 stars instead of 4 if everything was in working order and I did not have the glitch with my pup.

This is a Lovely home and location to stay! I first have to say I appreciated the communication with the management company as I had a ton of random questions and they were always quick and friendly in replying. The Home is gorgeous, only outmatched by Joshua Tree itself. It takes a little getting used to but you will appreciate the ample windows as in the morning you watch the sun rise and can even see the stars from inside the home at night (just turn out all the lights). The directions/home guide was perfect for things like the jacuzzi and propane chiminea. My husband and I had the best time visiting Joshua Tree NP, which you need to do, even if it's just to drive through the park, and it was made even better by staying in such a lovely home. You may notice a local pup/dog with blue eyes and a black collar. We weren't sure who's dog he was, but he is super friendly if he comes by so please be nice to him.

Would recommend bringing some sandals as the hot tub is a short walk from the house. Kitchen is fully stocked, Netflix and Sonos speaker system provided, and Nest thermostat is great when outdoor temperatures fluctuate from day to night. I highly recommend the Onyx House with Homestead Modern. We stayed at this house for our honeymoon and it was perfect while visiting JT National Park. It was the cleanest rental I've ever stayed in and they provided great information about the house. The accomodations were wonderful. Our favorite was getting in the hot tub and star gazing after a awesome day of hiking in JT and the bed/linens were very comfortable. We would easily stay again if we came back.

Loved this home! Super modern and clean look, with lots of amenities making it very easy to spend time there. The location was also great - very close to the town, but still felt quite secluded. The only thing that may have needed some improvement is the quality of some of the furniture (did not feel super sturdy), but other than that, I loved every inch of this place.

This was our first trip to Joshua Tree, and it did not disappoint! The location was great for easy access to the park. We really wanted to find a house that felt more secluded to enhance the desert environment and the house location was perfect for that. It was a little chilly when we’d want to be showering, so we didn’t get to utilize the outdoor showers (and couldn’t get the water to reach a hot temperature outside anyways). We loved using the hot tub to stargaze. I even saw my first shooting star while there! We had an issue getting the hot tub to heat up the first night, but was resolved promptly the next morning after messaging management. I’d be sure to check on that when you check-in, if you intend to use it that night. Don’t forget to bring sandals to walk out to the tubs! The kitchen was well supplied for cooking needs except for spices if that’s important for you to buy/bring for cooking during your stay here. It was nice having a crockpot to cook with while we were out in the park all day too, so we didn’t have to think about dinner after a long day of exploring. The beds were very comfortable and all linens were clean and easy to access. Overall, it was a near perfect stay in Joshua Tree and would definitely consider staying here again! Thanks for such a beautiful place to recharge.

This place is stunning! There are so many thoughtful touches in an INCREDIBLY gorgeous area. I would definitely follow directions to check in before 9 - even better, during daylight. I rarely need to contact an AirBNB host, but it’s a good idea to leave a little extra time to call in case the front door is acting up or the WiFi router needs to be re-set. Follow the red or blue dots instead of the H or C on the shower taps. And definitely buy a park pass to Joshua Tree. The park entrance is 1 mile away and the minimum pass for a vehicle is currently $30, good for 7 days. Incredible stargazing, enjoyed BBQing, and mostly cooked but loved Sam’s Indian food the night we ate out.

This was an incredible stay! We’ve stayed at a lot of Airbnbs around the world and often find that they don’t quite live up to the listing, or that there are a handful of minor issues which tarnish the experience (like broken items or cleanliness). This was one of the few times where not only did the accommodation live up to the listing, but it surpassed it. The space was perfectly appointed (we cooked a lot and had all the kitchen hardware we needed), in a great location (quiet enough for relaxing and proximate enough for exploring), and was just what we needed. It is pricey but this is one of those rare times where you get what you pay for: a great getaway.

I would rate this as a 3.5 star experience. Pros: the place is clean and airy, and the style of the decor matches the modern and pleasing construction of the property. Directions worked well (though I recommend that you arrive in daylight as the approach is on an unsurfaced road) and check in was super easy using a lockbox. Cons: plenty of equipment and furnishings were broken, of insufficient quality, or needing updates/reset (TV & Sonos): we spent a couple of hours after a long journey when we arrived trying to get things working. Homestead Modern were fairly responsive in their communication, but they had insufficiently knowledge about the property for their communication with us to be effective.

We were delighted to find a cabinet full of board games as well. My wife and I are in Joshua Tree 2-3 times every month. However, we don't always stay over, as we live in Temecula, so drivable distance. Great views through giant windows. Super clean, comfy, and cool spot. About 20 minutes from the main Park entrance, 15 min to Yucca Valley spots— aka a convenient location. Lovely accommodation in a lovely area. There were a few maintenance issues (as this is obviously a commercial property only that no doubt gets heavy use), but communication was great with the host, and I am sure they will address the short list of "things that needed attention." If you have a dog, read the fine print! They initially insisted that my dog never be left unattended in the property. This was in the fine print and I missed it before booking. Happily, they agreed to waive that condition but I had to fight for it. On the other hand, they setup a lovely dog bed for my pup, and made the extra effort. I would have given 5 stars instead of 4 if everything was in working order and I did not have the glitch with my pup.

When I envisioned a perfect Airbnb property to stay at while visiting Joshua Tree, this was it! Loved the floor plan, and modern luxurious feel in the middle of the desert! The location felt so remote while still being close to local conveniences and a short drive away from the Joshua Tree State Park entrances. The Caelum made for a great stay while visiting Joshua Tree. Remote enough to experience the true desert without feeling too alone in the wilderness. The views were amazing with the floor to ceiling windows, and I especially loved taking advantage of the outdoor shower. Communication with the host was quick and very helpful when I had questions. This is a Lovely home and location to stay! I first have to say I appreciated the communication with the management company as I had a ton of random questions and they were always quick and friendly in replying. The Home is gorgeous, only outmatched by Joshua Tree itself. It takes a little getting used to but you will appreciate the ample windows as in the morning you watch the sun rise and can even see the stars from inside the home at night (just turn out all the lights). The directions/home guide was perfect for things like the jacuzzi and propane chiminea. My husband and I had the best time visiting Joshua Tree NP, which you need to do, even if it's just to drive through the park, and it was made even better by staying in such a lovely home. You may notice a local pup/dog with blue eyes and a black collar. We weren't sure who's dog he was, but he is super friendly if he comes by so please be nice to him.

Great spot near the park and off the busier Joshua Tree corridors along the highways. The house is incredibly clean, quiet, and exactly as pictured (if not better). Would recommend bringing some sandals as the hot tub is a short walk from the house. Kitchen is fully stocked, Netflix and Sonos speaker system provided, and Nest thermostat is great when outdoor temperatures fluctuate from day to night. All in all, great value for a quintessential JT stay.

Beautiful place. As pictured. Close to town, easy to get to from the main road if you want coffee, food, etc. the sunrise and nighttime views cannot be beat. I highly recommend the Onyx House with Homestead Modern. We stayed at this house for our honeymoon and it was perfect while visiting JT National Park. It was the cleanest rental I've ever stayed in and they provided great information about the house. The accomodations were wonderful. Our favorite was getting in the hot tub and star gazing after a awesome day of hiking in JT and the bed/linens were very comfortable. We would easily stay again if we came back.

This was our first trip to Joshua Tree, and it did not disappoint! The location was great for easy access to the park. We really wanted to find a house that felt more secluded to enhance the desert environment and the house location was perfect for that. It was a little chilly when we’d want to be showering, so we didn’t get to utilize the outdoor showers (and couldn’t get the water to reach a hot temperature outside anyways). We loved using the hot tub to stargaze. I even saw my first shooting star while there! We had an issue getting the hot tub to heat up the first night, but was resolved promptly the next morning after messaging management. I’d be sure to check on that when you check-in, if you intend to use it that night. Don’t forget to bring sandals to walk out to the tubs! The kitchen was well supplied for cooking needs except for spices if that’s important for you to buy/bring for cooking during your stay here. It was nice having a crockpot to cook with while we were out in the park all day too, so we didn’t have to think about dinner after a long day of exploring. The beds were very comfortable and all linens were clean and easy to access. Overall, it was a near perfect stay in Joshua Tree and would definitely consider staying here again! Thanks for such a beautiful place to recharge.

Loved staying here! Absolutely beautiful house, views and modern amenities. I would stay there again if in the area. The sunset and sunrise views are gorgeous. This place is stunning! There are so many thoughtful touches in an INCREDIBLY gorgeous area. I would definitely follow directions to check in before 9 - even better, during daylight. I rarely need to contact an AirBNB host, but it’s a good idea to leave a little extra time to call in case the front door is acting up or the WiFi router needs to be re-set. Follow the red or blue dots instead of the H or C on the shower taps. And definitely buy a park pass to Joshua Tree. The park entrance is 1 mile away and the minimum pass for a vehicle is currently $30, good for 7 days. Incredible stargazing, enjoyed BBQing, and mostly cooked but loved Sam’s Indian food the night we ate out.

This Airbnb was an outstanding experience. This was an incredible stay! We’ve stayed at a lot of Airbnbs around the world and often find that they don’t quite live up to the listing, or that there are a handful of minor issues which tarnish the experience (like broken items or cleanliness). This was one of the few times where not only did the accommodation live up to the listing, but it surpassed it. The space was perfectly appointed (we cooked a lot and had all the kitchen hardware we needed), in a great location (quiet enough for relaxing and proximate enough for exploring), and was just what we needed. It is pricey but this is one of those rare times where you get what you pay for: a great getaway.

I would rate this as a 3.5 star experience. Pros: the place is clean and airy, and the style of the decor matches the modern and pleasing construction of the property. Directions worked well (though I recommend that you arrive in daylight as the approach is on an unsurfaced road) and check in was super easy using a lockbox. Cons: plenty of equipment and furnishings were broken, of insufficient quality, or needing updates/reset (TV & Sonos): we spent a couple of hours after a long journey when we arrived trying to get things working. Homestead Modern were fairly responsive in their communication, but they had insufficiently knowledge about the property for their communication with us to be effective.

Super stylish and sparkling clean; kitchen well-stocked with everything from cookware and utensils to paper towels, coffee filters, and detergent. We were delighted to find a cabinet full of board games as well. The outdoor fireplace and outdoor shower were lovely, and the throw blankets were thoughtful touches that came in handy while stargazing on a cold winter night. The location can’t be beat — close to the park entrance but far enough away that it’s quiet and tranquil.

A peaceful place for a mid-week getaway. Along with an effortless check-in, the home is conveniently located just a short drive from Joshua Tree National Park, as well as supermarkets and so many other fun places to visit. Though there were plenty of places to get takeout, we thoroughly enjoyed cooking all of our meals in the beautiful kitchen as we took in the vast view. An added bonus is that we were able to bring our pup along with us. :)
