*Saltwater pools are gentler on the eyes, hair, and clothing. The chlorine in saltwater pools is created naturally rather in a man-made fashion, you won’t have the same harsh chlorine smell. Salt-chlorinated pool water is silkier and leaves your skin feeling less dried out than traditionally chlorinated pool water does.

We want to make sure you are able to capture as much of the desert’s beauty and enjoy the sun as much as possible during your stay here. One of our favorite things to do at twilight is sit on the front edge of the yoga deck with a glass of wine and some snacks and watch the day change to night.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Highlands Retreat. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

• The Integratron: New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

Neighborhood

Joshua Tree Highlands is considered one of the most desirable neighborhoods in the area given its close proximity to the national park as well as its forever northerly vistas of the Mojave Desert. Though you’ll feel like you’re far from civilization, this area sits just a few minutes’ drive from shops and restaurants in Joshua Tree Village and Yucca Valley. Joshua Tree BLM stretches (South) behind the house providing an escapers dream with the natural desert landscape, native flora and active wildlife. The Highlands community have beautiful vistas, quiet days and dark star-filled nights. In short, a contemplative alternative to the noise, bustle, and visual clutter of urban life.

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• HOT TUB: Heating for our six-person hot tub is always included as a free amenity in your rental, year-round.

• POOL: Heating for our in-ground pool is also included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area.

November, December, & March - $300/night to heat pool
Pool is unavailable January and February

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• WILDIFE: During the Spring & Summer, honeybees gather near the far end of the pool. They are not aggressive and will typically ignore swimmers. We have created two small diversion pools and are working to get them to seek water elsewhere. We are very respectful of wildlife and have been working with experts from the National Park Service to mitigate this. We apologize for the inconvenience!

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

This was a great little trip for us. My Wife wanted us to go somewhere for my Birthday where we did not have to drive anywhere and chill, and that is what we did. Fantastic property. The floorplan is perfect. The owners spent much time and money getting all the little things right for their guests. Many little details were added that we would not have thought of ourselves. We love cooking and rarely eat out, so Airbnb is great for us—a great kitchen with everything we need. We loved the yoga deck, the fire pit, the hot tub, and the pool. Playing ping pong at night with the doors open was fun for us as a way to unwind. We loved the view and sat there drinking wine or coffee, looking out into the valley. The weather was perfect also and we met some wildlife there that became our little friends. haha. I can't wait to go back.

Our family had a wonderful stay and enjoyed the beautiful setting and lounging in the pool and hot tub. My husband and I stayed here for an anniversary trip and everything about the home and it’s surroundings was perfect! The house has lots of amenities - we especially appreciated having a fast charger for our EV. The space was clean and the pool was amazing. The pool water was very warm in September. Beautiful backyard view and close to Joshua Tree park entrance. Lots of board games and bed supplies for a bigger group to enjoy, but just as cozy and comfortable for a couple. Highly recommended!

Property is absolutely beautiful. Do not hesitate for a second to book it. I only wish that I had chosen a 3-night trip instead of 2. The property has a gorgeous view that can be enjoyed from anywhere in the backyard (including the infinity pool). Every time we visit JT, we find ourselves eating at the usual joints in town. We were just a small family of three so it felt like we were underutilizing the space but it was such a lovely place to stay that the trip became less about getting out and more about settling in. Once you’re fortified you may not want to leave! Being close to the park made it easy to do a little or a lot and the proximity to town made getting creature comforts a ten minute drive. Highly recommend this space and it’s compound like property! Would definitely stay here again. Great for families and friends alike.

The photos don’t do it Justice. Not only is the home beautifully curated, photos don’t adequately capture the landscape it’s situated in. The views are other worldly and the home has everything you might need to stay entertained. The pool looks smaller in the photos than in real life. It’s the perfect size for a couple or a family with children. The wading ledge is a lovely way to balance the heat. We hope to return soon!

If I could exceed 5 stars I would, we wanted to continue extending our stay because it was so dang hard to leave! If you read the instructions the ride shouldn’t feel as bumpy. I celebrated my birthday weekend so I walked in on a gifted wine (white wine which was thoughtful since it’s my fav!) and a custom letter wishing me a great stay. The location is so private and safe, spacious and well-kept. All of the amenities went above and beyond. From the infinite pool that was so clean, hot tub, outdoor table for intimate dinners and a fire pit and barbecue. We had a private chef come and she was even surprised to find so many utensils and cooking appliances. The additional fans were great for the extra hot days. Robes for baths and showers were such a plus as we winded down during the night. The additional garage area had a laundry room, board games and a place to workout and meditate if you wanted a semi indoor/outdoor area. We were supposed to stay 3 nights and ended up staying 4??

Absolutely divine! From the moment we arrived to our departure, everything about our stay was extraordinary. Homestead gave very clear directions to get to the house and checkin was easy. The home was spotless inside and out, bed was also comfy! Landscaping gorgeous, lighting all around the property gave such a wonderful nighttime ambience. The kitchen was super stocked with all we needed to make two glorious meals during our stay. The pool. Just wow. Breathtaking views, crystal Clear and the perfect temperature. The jacuzzi - double wow! Such a great way to unwind under the stars. The outdoor shower was also a plus and had hot water! We travel to the desert several times a year and have stayed in tons of Airbnb’s from Palm Springs to Yucca Valley, this is by far the most amazing stay yet (and all of our other places have been top notch!). Additionally, Homestead was super helpful, responsive to questions, and we even booked massages through their app and what a great experience. ??????

I've stayed in Airbnbs all over the world and this one is by far one of my favorites. From the beautiful Floorplan and decor to the luxurious sheets this place is literally an oasis! Everything you need to enjoy the epic surrounding desert and close to Joshua tree park. We wanted a place that was secluded and with fun games and a clean jacuzzi and pool, we had many choices to chill and relax. The kitchen is completely stocked built for a chef. This place checks all the boxes and the price is rediculous for what you get. The staff was communicative and friendly! Stay here! You won't be dissapointed!!

Beautiful and very well stocked home. We loved the ping pong table and game room. Kitchen was perfectly setup and stocked for cooking. Beds were comfy and home was very clean. Only minor downside was despite the listing stating that no pool construction would occur during our stay, there was work performed on the pool one day during our visit. Looks like the pool should be completed soon and will no longer be an issue.

Wow! This place is perfect!!! It had an amazing outdoor space with a hot tub and a beautiful pool. The location was quiet and secluded yet so close to Joshua Tree National Park (5 minute drive). The interior was just a beautiful as the outside; super clean and had everything you could need in the kitchen. The last road up to the house is a bit rough but it was no problem for us and was worth the views and privacy. We spent five days at this gorgeous house. The surroundings are stunning and secluded; felt like being in the park itself, which is anyway very nearby so you can reach the best hike trials early before they get busy. The evenings at the house were particularly magical: clear, open skies for star-watching and having the hot tub was super luxe. We even saw wildlife coming by from the terrace. Lots of effort has been made to curate secluded spaces in & around the house's grounds, e.g. the little trail up to the seats on the side of the mountain, perfect for meditation or quiet reflection even when staying with a group. At the same time we appreciated the wifi working well when we needed it! Modern, well-equipped kitchen and bathrooms, stocked with eco-friendly products. We were lucky as the weather in January was perfect for exploring the park, we did the Lost Horse Mine Loop which was c.2 hours, amazing views & historical artefacts, and within a 30-min drive from the house.

What an amazing place! The home was beautiful, modern and tranquil. It's literally on the edge of Joshua Tree Park. I would come again, but the host has a lot of other great looking properties I might try. Clear rooms, fully stocked kitchenware and appliances. Great views, super private, game room is a great addition. We didn't hear or see anyone the whole time. Internet worked fine, maybe 3mbps tops. TMobile cell coverage was low, but worked for calls, text and wifi cameras monitoring.

I would recommend you change your smart lock with new ones which is more easier to understand and that you can open guest door trough your phone if there any issues, because we had hard time waiting outside with small kids at night, and it’s was super cold . Parvina was responded to within 5 minutes each time, airbnb and she both confirmed it was not hours. She didnt follow our directions on how to best arrive at the house, taking a wrong route which put her in a VERY wrong place and thus delays in entering the house. Don't be like Parvina and fib, and please always use helpful driving directions in the desert.

Stunning house in a stunning location. We stayed here with our 2 children and the house has all the space and amenities needed. All the rooms are big and comfortable with lots of natural light, the kitchen is fully kitted out - we cooked all our meals whilst staying here. The outdoor space is lovely to sit out in and enjoy a meal, bathrooms are modern, and the beds are comfy. The kids loved the games room, and we all enjoyed the cowboy tub and hot tub. Location wise, it's remote enough to feel that you have your own space, but not so remote that you feel isolated. I loved waking up early and wandering outside to watch the sunrise. Communication is very prompt and extremely friendly and helpful. Highly recommend staying here, just book it!

Modern and stunning home! Best Airbnb experience we have ever had! It comfortably fit our family of 5, and was within 8 minutes of Joshua Tree National Park! The host provided very detailed instructions, was incredibly responsive and checked in to make sure we had a wonderful stay. We loved the open plan, the modern appliances, and using Alexa to control the lights and music, while the kids loved the internet, TVs in every room and the game room. It honestly felt like a spa retreat! Having an electric car charger was a game-changer; we didn’t have to worry about where and when to charge. The sunrises and sunsets were absolutely amazing, and they even had a telescope that we used to explore the night sky. Stay here, treat yourself, you won’t regret it. Five stars!

This home has breathtaking views of the Joshua Tree landscape, minutes from the National Park. My stay was only two days, but I wish I had longer. This is a very private hillside home, every indoor and outdoor amenity you could imagine (and then some). Outdoor: Jacuzzi, outdoor shower, gas firepit, BBQ area. Inside: Big flat-screens, beautifully modern open floor plan with very large rooms, including the bedrooms. Luxurious ensuite. The kitchen has all the large and small appliances, and is the center of an enormous great room with really special modern furniture and decor. I think this is a fabulous house in a primo desert location and I would not hesitate to book it again.

I live in northern California, where it's cold and overcast much of the time, and so I love Joshua Tree for its warmth and clear desert vistas. This amazing house, which sits on five (5!) acres, fully enfolds you in the warm arms of the desert. The house looks like a mid-century you would find in Palm Springs and is completely contemporary inside. The polished concrete floors kept it naturally cool, the high ceilings kept air circulating; the rooms were elegantly furnished and the amenities were beyond what I expected. Homestead Modern is a great host; before my stay, they inquired about what treats I might like, and I chose tea, only to find an array of tea and accoutrements when I got there. The understated elegance and juxtaposition of the polished interior against the wild acreage is perfect. Sitting out in the hot tub at night and watching the night sky is like seeing a black velvet tapestry strewn with sparkling diamonds. Light pollution just doesn't exist, and the serenity of the inner and outer spaces in this home make it a destination I will find myself drawn to again. Lastly, thoughtful design details, like the shower right beside the hot tub, set this home apart. I seriously recommend it for leaving stress behind. That said, the house also met all my tech needs, so you can isolate as much or as little as you like. I only got to stay two nights this visit, but I already know that I will be back. Five Stars to the Team!

This was a great little trip for us. My Wife wanted us to go somewhere for my Birthday where we did not have to drive anywhere and chill, and that is what we did. Fantastic property. The floorplan is perfect. The owners spent much time and money getting all the little things right for their guests. Many little details were added that we would not have thought of ourselves. We love cooking and rarely eat out, so Airbnb is great for us—a great kitchen with everything we need. We loved the yoga deck, the fire pit, the hot tub, and the pool. Playing ping pong at night with the doors open was fun for us as a way to unwind. We loved the view and sat there drinking wine or coffee, looking out into the valley. The weather was perfect also and we met some wildlife there that became our little friends. haha. I can't wait to go back.

My husband and I stayed here for an anniversary trip and everything about the home and it’s surroundings was perfect! The house has lots of amenities - we especially appreciated having a fast charger for our EV. The space was clean and the pool was amazing. The pool water was very warm in September. Property is absolutely beautiful. Do not hesitate for a second to book it. I only wish that I had chosen a 3-night trip instead of 2. The property has a gorgeous view that can be enjoyed from anywhere in the backyard (including the infinity pool). Every time we visit JT, we find ourselves eating at the usual joints in town. This time, we really wanted to hang out at the property as much as possible to enjoy all the amenities. I will definitely be back.

We were just a small family of three so it felt like we were underutilizing the space but it was such a lovely place to stay that the trip became less about getting out and more about settling in. Once you’re fortified you may not want to leave! Being close to the park made it easy to do a little or a lot and the proximity to town made getting creature comforts a ten minute drive. Highly recommend this space and it’s compound like property! Would definitely stay here again. Great for families and friends alike.

The photos don’t do it Justice. Not only is the home beautifully curated, photos don’t adequately capture the landscape it’s situated in. The views are other worldly and the home has everything you might need to stay entertained. The pool looks smaller in the photos than in real life. It’s the perfect size for a couple or a family with children. The wading ledge is a lovely way to balance the heat. We hope to return soon!

If I could exceed 5 stars I would, we wanted to continue extending our stay because it was so dang hard to leave! If you read the instructions the ride shouldn’t feel as bumpy. I celebrated my birthday weekend so I walked in on a gifted wine (white wine which was thoughtful since it’s my fav!) and a custom letter wishing me a great stay. The location is so private and safe, spacious and well-kept. All of the amenities went above and beyond. From the infinite pool that was so clean, hot tub, outdoor table for intimate dinners and a fire pit and barbecue. We had a private chef come and she was even surprised to find so many utensils and cooking appliances. The additional fans were great for the extra hot days. Robes for baths and showers were such a plus as we winded down during the night. The additional garage area had a laundry room, board games and a place to workout and meditate if you wanted a semi indoor/outdoor area. We were supposed to stay 3 nights and ended up staying 4??

This home has breathtaking views of the Joshua Tree landscape, minutes from the National Park. My stay was only two days, but I wish I had longer. This is a very private hillside home, every indoor and outdoor amenity you could imagine (and then some). Outdoor: Jacuzzi, outdoor shower, gas firepit, BBQ area. Inside: Big flat-screens, beautifully modern open floor plan with very large rooms, including the bedrooms. Luxurious ensuite. The kitchen has all the large and small appliances, and is the center of an enormous great room with really special modern furniture and decor. I think this is a fabulous house in a primo desert location and I would not hesitate to book it again.

This Highlands estate has gorgeous views and well-appointed interior and exterior spaces to enjoy them. All the furniture is new and luxurious and made the entire stay enjoyable. I'm looking forward to staying with Homestead Modern again soon.

I live in northern California, where it's cold and overcast much of the time, and so I love Joshua Tree for its warmth and clear desert vistas. This amazing house, which sits on five (5!) acres, fully enfolds you in the warm arms of the desert. The house looks like a mid-century you would find in Palm Springs and is completely contemporary inside. The polished concrete floors kept it naturally cool, the high ceilings kept air circulating; the rooms were elegantly furnished and the amenities were beyond what I expected. Homestead Modern is a great host; before my stay, they inquired about what treats I might like, and I chose tea, only to find an array of tea and accoutrements when I got there. The understated elegance and juxtaposition of the polished interior against the wild acreage is perfect. Sitting out in the hot tub at night and watching the night sky is like seeing a black velvet tapestry strewn with sparkling diamonds. Light pollution just doesn't exist, and the serenity of the inner and outer spaces in this home make it a destination I will find myself drawn to again. Lastly, thoughtful design details, like the shower right beside the hot tub, set this home apart. I seriously recommend it for leaving stress behind. That said, the house also met all my tech needs, so you can isolate as much or as little as you like. I only got to stay two nights this visit, but I already know that I will be back. Five Stars to the Team!

This place is even more beautiful and idyllic than in the pictures. I loved how open the house and surrounding area felt. I felt like I could breathe because of all the space. This house is very special and you notice all the attention to detail with the furniture, bedding, decor, everything! And the communication with the property managers was top notch!!!
