This home has a security camera mounted on, and directed at the exterior of the home in order to monitor the quantity of cars on property so we may ensure compliance with local ordinances. No camera is pointed inside the home.

** Cleaning Protocols ***
As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

As an avid traveler, I feel like I’ve recently had such negative experience with Airbnb, but my time here has fully changed that around. This Airbnb was beautiful, inside and out. Sparkling clean- like truly SO clean and the linens were clean and smelled good. The kitchen was stocked with what you * actually * would need to cook- so we did. Oh, and we grilled and that was easy and clean too! Not to mention they had ample towels, both for indoor and outdoor (thank goodness as they have a hot tub), and 4 pillows on each king bed (who wants to sleep with just one!?). The Airbnb was in walking distance from downtown Joshua tree, but it’s so dusty that we just drove and the drive was short and sweet and easy to find our way back. As far as amenities, they had bocce, fire pit, outdoor dining, grill, hot tub, tons of games/books/movies, chalk, bikes and more… I never even turned the TV on (which if I did, they had Netflix available). The owners were also super responsive and kind.

My husband, puppy, and I have stayed at this place twice now, and I didn’t think one could improve upon perfection..but Homestead Modern did that. This place is not just beautiful but has everything you need in a kitchen, great bathroom products, and a super comfy bed. My dog is highly anxious and this is the first place he didn’t get scared or was hyper vigilant — he was relaxed the entire time. This place was better than I thought we expecting and it’s rare that I’m pleasantly surprised. It was a lot of room for just myself and felt very clean with updated amenities. I would recommend bringing slippers or house shoes as the home has no carpet and having slippers made the stay much cozier. The pillows were the only thing that were less than comfortable but they were clean. This place is in a fantastic location being near restaurants, markets, gas and 10 minutes from the park entrance. I would highly recommend this place for the money and absolutely loved my stay here.

This place was cute, affordable, close to Joshua tree, very quiet and peaceful, and had everything we needed for a weekend stay. The jacuzzi was perfect after a day of hiking in J tree. The entrance to J tree was SO CLOSE. My preference is to stay close to the park, the less time in the car and more time among the trees the better! This place was prime and I would definitely book again. We didn't get to use the fire pit or bocci ball but look forward to coming back for that next time!

Thank you for such a tranquil getaway. Every piece of furniture was comfortable and the layout of the house felt so free and open. Loved the blackout curtains, the firm bed, the chill kitchen counter where I sat while my boyfriend cooked for us. The jacuzzi under the stars and the fire pit after was the toper! Thank you!

Incredible stay ya'll! Will be staying here again. Super clean. Great location to the "hub" of the town and close to the park. Hot tub and fire pit were extra perks that we can't live without now. Our original rental fell through 24 hours before we were to fly out and we were able to secure a rental with Homestead modern for the next day! Loved the decor. Great little home, in a great location! We really appreciated the nice towels and bedding!! The perfect yard space to relax and while close to neighbors, the fence and distant mountain views make you feel more secluded. The perfect yard for a dog, there were no cactus to risk pricking a paw.

Homestead Modern’s property is probably THE CLEANEST Airbnb I have EVER stayed in! We walked in & it was SPOTLESS! Also, usually Airbnb’s have a “smell”- I don’t know how to describe it, but this property had absolutely 0 smell. If any, like a super clean hotel! The check in process was super easy & straight forward. I appreciated the iPad & guide with suggestions & recommendations! I absolutely loved the huge backyard for my puppies. We were able to run around with them & play fetch. Another great touch they provide are all the soaps! Each sink is equipped with amazing citrus smelling soap! The shower is equipped with the same brand & super convenient because we forgot shampoo, conditioner & body soap! Lastly, the EV charger was AMAZING! We were able to get 2 full overnight charges!

We didn't spend a great deal of time at the house--and when we were there, we were sleeping--but it was very clean and comfortable. Kitchen was well equipped for cooking and local coffee grounds were provided. No cream or sugar, though, so stop by Stater Bros before you arrive! We enjoyed the hot tub very much. Bring a pair of flip flops to get to it, though, as walking barefoot across the backyard is unpleasant. The various games--Bananagrams, Monopoly, Scrabble, and bocce, among others--were a fun touch.

My boyfriend and I went for his birthday weekend and we had a blast. Homestead modern gifted my boyfriend a birthday wine, which we drank later on and loved! It was so thoughtful. We loved the furniture and vibe the house had. They had a super sweet hot tub and fun games for us to play! As an avid traveler, I feel like I’ve recently had such negative experience with Airbnb, but my time here has fully changed that around. This Airbnb was beautiful, inside and out. Sparkling clean- like truly SO clean and the linens were clean and smelled good. The kitchen was stocked with what you * actually * would need to cook- so we did. Oh, and we grilled and that was easy and clean too! Not to mention they had ample towels, both for indoor and outdoor (thank goodness as they have a hot tub), and 4 pillows on each king bed (who wants to sleep with just one!?). The Airbnb was in walking distance from downtown Joshua tree, but it’s so dusty that we just drove and the drive was short and sweet and easy to find our way back. As far as amenities, they had bocce, fire pit, outdoor dining, grill, hot tub, tons of games/books/movies, chalk, bikes and more… I never even turned the TV on (which if I did, they had Netflix available). The owners were also super responsive and kind.

My husband, puppy, and I have stayed at this place twice now, and I didn’t think one could improve upon perfection..but Homestead Modern did that. This place is not just beautiful but has everything you need in a kitchen, great bathroom products, and a super comfy bed. My dog is highly anxious and this is the first place he didn’t get scared or was hyper vigilant — he was relaxed the entire time. If you are still debating on staying here, this is your sign to do so.

This place was better than I thought we expecting and it’s rare that I’m pleasantly surprised. It was a lot of room for just myself and felt very clean with updated amenities. I would recommend bringing slippers or house shoes as the home has no carpet and having slippers made the stay much cozier. The pillows were the only thing that were less than comfortable but they were clean. This place is in a fantastic location being near restaurants, markets, gas and 10 minutes from the park entrance. I would highly recommend this place for the money and absolutely loved my stay here.

The entrance to J tree was SO CLOSE. My preference is to stay close to the park, the less time in the car and more time among the trees the better! 5/5, great spot exactly as advertised! Super clean, easy communication and check-in. Only negative is that the wifi's pretty poor (even cable TV stutters/lags). Sounds like that's not the fault of the hosts though, so just something to keep in mind.

Homestead Modern’s property is probably THE CLEANEST Airbnb I have EVER stayed in! We walked in & it was SPOTLESS! Also, usually Airbnb’s have a “smell”- I don’t know how to describe it, but this property had absolutely 0 smell. If any, like a super clean hotel! The check in process was super easy & straight forward. I appreciated the iPad & guide with suggestions & recommendations! I absolutely loved the huge backyard for my puppies. We were able to run around with them & play fetch. Another great touch they provide are all the soaps! Each sink is equipped with amazing citrus smelling soap! The shower is equipped with the same brand & super convenient because we forgot shampoo, conditioner & body soap! Lastly, the EV charger was AMAZING! We were able to get 2 full overnight charges!

Wonderful house in a quiet neighborhood. Huge backyard for the pup to play. House / property was very clean and well maintained. Convenient access to Joshua Tree. Only downside- we didn’t book a longer stay!

The house is in a great location (close to the main strip in Joshua Tree but also a quick 10min drive to the West Entrance). Backyard is large and private. House was fully equipped with everything I needed for the stay and would definitely recommend! Homestead Modern made check in easy, and always has a fast response when you need something. Beautiful property I would recommend!

We didn't spend a great deal of time at the house--and when we were there, we were sleeping--but it was very clean and comfortable. Kitchen was well equipped for cooking and local coffee grounds were provided. No cream or sugar, though, so stop by Stater Bros before you arrive! We enjoyed the hot tub very much. Bring a pair of flip flops to get to it, though, as walking barefoot across the backyard is unpleasant. The various games--Bananagrams, Monopoly, Scrabble, and bocce, among others--were a fun touch.

The house was exactly what we were looking for when staying in Joshua Tree. We needed a secure space so our dogs could play in the back without worry of them getting loose. House was clean, everything was nicely done, and the firepit and hot tub made stargazing even more enjoyable. Would stay there again...and again...

Awesome spot. 10 mins from J tree entrance straight up Park. Easy check in. Amazing communication. Their team answers all of your questions even before you ask them. The house was clean and immaculately put together. Kitchen is great for cooking. The backyard is relaxing, quiet and peaceful. Would return and/or try HM's other properties!

My boyfriend and I went for his birthday weekend and we had a blast. Homestead modern gifted my boyfriend a birthday wine, which we drank later on and loved! It was so thoughtful. We loved the furniture and vibe the house had. They had a super sweet hot tub and fun games for us to play! We ended up inviting a few friends to stay the night and the owner was very flexible and sent me a new updated contract right away of any extra fees. Would definitely stay here again

Great location: just down the street from Joshua Tree Village and only a few miles from Joshua Tree National Park. Great Interior: very clean, modern and minimal. Spacious open kitchen and living room area. There’s a hot tub, bikes to ride into the town, and bocce ball in the backyard. Would recommend to anyone needing to stay near/in Joshua Tree with a small crew, it’s a great spot.

This was an amazing location just a few minutes away from the Joshua Tree National Park entrance. The location was perfectly located in a quiet neighborhood. The listing itself was beautiful... very modern, clean, and well taken care of. It was a comfortable stay for my partner, myself and our dog! We could not have asked for a better place to stay!

We loved our stay here with our pups. Our pups loved the huge back yard and we loved that we could let them roam around without them running off. This place would be awesome in the winter time with the fire pit and jacuzzi. Great location. We will definitely be staying here again.

As the name suggests, this home is very modern and a delightful space to spend your downtime in on your trip to the desert. The common area is very spacious, the beds are excellent, and the outdoor area is very private. I’d recommend this stay to anyone.

The place was great! Check in was easy and the place was very clean. The EV charger in the garage was awesome! It really helped out a lot not having to depend on my slow charging cables. The backyard was a great area to hangout with the lounge chairs, jacuzzi, bocce ball court and the fire pit. Overall it’s a great place, we had a great time and the location is perfect if you plan on visiting the national park. Highly recommend!

This was my first time visiting Joshua Tree and I couldn’t have picked a better place to spend the Valentine’s Day weekend. The house is minutes away from the West park entrance. The house was very clean and modern. Really enjoyed using the hot tub and outdoor fire pit to make s’mores on our first night! Highly recommend this place and would love to stay here again next time I visit Joshua Tree!

Very nice and clean space. Beautiful house with a large backyard. The shower was a little weird because half of it is open, so it’s easy to make a mess and get water everywhere. Other than that it was great and I would definitely stay here again.

The place was great and perfect for what we needed! The amenities are everything! That jacuzzi is perfect! Everything was laid out well and they thought of everything that you’d want in an Airbnb! So close to the entrance of the park. Central to everything! Would definitely go back.
