VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Best Airbnb experience. Looks even better than the pictures. The house is impressive. Quality furniture, everything was clean, and so many amenities! Our group had an absolute blast on the rock wall, playing ping pong and hanging out in the hot tub and by the fire. Incredible experience! 12/10

Our family of 6, ranging from 15 to 77 years old had a great time! The place was very clean and well decorated with multiple leisure areas. We enjoyed the hot tub, ping-pong, and the fire pit area for s’mores and star gazing! Great accommodations! Super peaceful and close to Joshua Tree National Park!

The house is amazing and full of entertainment and exactly as the pictures showed. It went beyond our expectations!! Great location to the park and to restaurants and town. We had maintenance issues that were resolved quickly, very responsive. Would definitely recommend staying here!!

As we discussed the rating for our stay, we wavered between 4 and 5 stars. Family vacation, 6 adults plus a 7 year old - Feb 2024, coming from 3 different cities. This house had all of the things we were looking for. Spacious, with plenty of room to spread out. A good kitchen and a large dining table - we like to cook and eat together, and play board games late into the night. Good gas grill just outside the dining room. There is a ton of room here, even before you get to the "art room" and "climbing room". The 7 year old especially loved the "art room". She and here father did a lot of painting and played on the foosball table on our rainy day. The house was wonderfully clean, and the beds were comfortable. The hot tub was excellent. We had some issues, however, with maintenance items that detracted from enjoying our stay. We have detailed them for the owners, and hopefully they will correct these for their future visitors. I would stay here again. Good house.

Climber's Paradise was pretty close to paradise. We had a great stay and would return. The location was between the two main entrances, which saved us from waiting in long lines at the West entrance. It was also nice to be able to walk up the street and be in a corner of the park. The house was VERY clean. We appreciated the little touches... numerous throw blankets, bottle of wine. Our whole family enjoyed the game room. Even though we could never get the Projector working, the host did try to help us. There were only a couple problems - no paper / dish towels, broken record player - but neither negatively impacted our stay. We appreciated the host's responsiveness. We also loved the outdoor space! Who knew Bocce ball was so fun! The jacuzzi was hot and the outdoor fire pit convenient. Though it wasn't as dark as we'd hoped due to lights from town and street posts we could still see countless stars. Climber's Paradise was a true find and we highly recommend!

The house was beautiful, clean, cozy, the kids loved climbing and painting. We had some difficulty finding the right way to get in the house since we checked in late but the host was very responsive and helped us figure it out quickly. The beds were very comfortable and clean. The bathrooms were squeaky clean, the guest shower wasn’t working so everyone had to use the master bedroom shower. The bikes were nowhere to be found and we were a little disappointed that the key to the outdoor fireplace was missing since we were excited to have s’mores outside but overall, the place was really fun! I would recommend it!

Had an amazing stay, our whole group enjoyed all the amenities to the fullest. From the rock climbing wall to the painting room. A great entertaining home with plenty of space for everyone. Kid and adult friendly. It’s In a quiet, secluded neighborhood with beautiful desert views. I recommend bringing a telescope ? The host was so friendly and attentive, when we got there they were out of painting canvas, but they had someone bring them over right away, really appreciated that. Great host, great house. I would highly recommend!! ??

Great location! Short drive to park entrance and then you are off hiking on the trails. Perfect to come back, clean up and watch the sunset by the firepit and jump in the hot tub to soothe the muscles from climbing! It's truly a great house to bring your tribe, spend a extended weekend to explore the area, reconnect with nature and leave rejuvenated.

One bedroom went unused, as our 6yo slept on the couch in our bedroom. Enjoyed the space, the decor, the location right on the edge of the park, and the amenities. The bathrooms were beautiful and towels and sheets high quality. Nice TVs and record player + Sonofor the evenings. We hit up Von’s one day and got enough groceries to be able to cook many of our meals in the large well-equipped kitchen. The kids enjoyed the ping-pong table. Only a few minor things to note: the pads underneath the climbing wall are filled unevenly with chunks of foam, and there are gaps between them, so if you or your kids are using good to keep your eye out. The fire pit is nice to look at but doesn’t generate much heat or stand up to the wind, so better for a warm, calm night rather than cold or windy one. On the whole though, an excellent experience and would recommend.

Incredible Airbnb for a large group- a wonderful kitchen, so many comfy chairs and deep couches, a warm and ready hot tub, and general good vibes. Even the pillows, sheets and towels were great. Everyone commented that this was one of the best Airbnbs they have ever been in! In a fantastic location between Yucca Valley and the Park. Excellent choice.

This place is AMAZING! Almost too amazing. We really didn't want to leave the house to go into Joshua Tree National Park. There is so much to do to keep you entertained at the house. The record player and the selection of records provided was a huge hit with all kinds of genre's of music to select from. Something for everyone. The house was plenty big enough that you can sleep comfortably in your rooms even with the night owls or the early risers doing their thing in the living room and kitchen. The decor was inviting and really brought the house together to make you feel right at home. Whether you are in the hot tub, lounging on the patio sofa swing, climbing the rock wall, playing bocce ball, watching a movie on the big screen, playing foosball or ping pong in the game room, riding one of the 4 bikes provided around the neighborhood, or just sitting at the kitchen bar chatting with friends and family, remember....there is a National Park just down the street to explore too!

Spent my birthday trip here with 7 friends and we had plenty of space! It was so cozy and full of so many great amenities! We were greeted with complementary wine and champagne for my birthday which was extremely thoughtful! The climbing/game room was incredible and our movie night on the projector was so fun! This is a fantastic house in a fabulous location. The layout is perfect for a family or group, with plenty of areas for eating, reading, playing games, sleeping, etc. The bonus art and climbing rooms are great fun, and the movie theater set up was a particular highlight for us. Being able to walk into the national park at the end of the road is another highlight. Two thumbs way up for the management team, very communicative and helpful.

I booked this house for a quiet getaway with my partner and couldn’t be more pleased. We definitely want to come back with our friends to enjoy all the extra bedrooms and space. We are both musicians so the art room was a perfect spot to play. I needed to work remotely on the trip and the internet is super fast, which wasn’t the case with our last rental in Joshua Tree. The house also has some streaming services which we loved. Clearly a well designed space where they thought of everything you would need. We'll be back!

This place is a whole VIBE! The pictures don’t do it justice. It's a great combo of relaxing and upscale. We didn't even make it into the house, and we were greeted by the huge porch swing and didn't want to get up. It's super close to some of our favorite spots in JT and 29. The house is spacious and our crew had multiple places to hang out separately or come together which is super rare for an AirBnB. The climbing room with the movie projector is so fun. We bounced between there and the art room. Would definitely book again!

Really lovely home - gave me great ideas for a reno I'm doing of my own home! The kids loved the playroom and the freedom of the art room. We had a little trouble with getting the theatre projector tv to work and heating the place but there were plenty of tvs (and other things to do!) and blankets so it didn't set us back one bit. We took advantage of every amenity: bocce ball, hammocks, fire pit, jacuzzi, swinging chair, ping pong, foosball, darts, climbing wall, even the little chalkboard door in the kitchen... we missed using the BBQ but took full advantage of everything else the house had to offer.

My friends and I had an amazing stay! We wished we had more time and could have stay longer cause the house was so fun. The climbing wall, bikes, and games were a great way to just stay in and chill, and the view looking out to the desert with the garage door up was serene. We enjoyed cooking meals in the beautiful kitchen and sitting around the live edge table to be together was so nice. We really appreciated the details of the house and totally had Creedence Clearwater Revival playing on the record to set the vibes. This house had it all! The host was great at communicating and very accommodating as we were allowed to have a yoga instructor come to the Airbnb, the little personal touches from the welcome card, and the app to find local things to do made this stay so memorable. Wish we had more time to enjoy more of the things the house had to offer since the duration of our trip was so short. Looks like we need another trip to Joshua tree!

This is an incredible house. The art room and indoor climbing wall and game room / theater areas were such a blast. We also appreciated that three of the bedrooms have king beds. Why don’t more people do that? It was a perfect size for our group of eight. Everything felt fresh and clean. The location is very convenient to the park and town. We will definitely stay here again.

This place has everything you could ask for. Great layout with lots of room to spread out or spend time with loved ones. Great views of the park and you can walk up the hill to have direct access. This place is incredible! I love to cook and the kitchen had everything we needed. My friends who visited us had half a dozen places/areas to sit and enjoy a meal and drinks. We had lots of outings planned, but ended up staying on the property for the better part of our trip because it’s so relaxing here. The best part for our group was the indoor/outdoor living. We were able to walk into Joshua Tree National Park and have the whole place to ourselves. The sunsets are beautiful, sitting at the fire pit to end the day as the sun goes down was unmatched. There is an al fresco dining area where you can stare at the otherworldly boulders of Joshua Tree. At first, I was a little hesitant to book something that seems so far away from Joshua Tree, but the 6 minute drive was nothing compared to the size of this place and the proximity to hikes in the park. The unique climbing wall and art room was such a treat. I wasn’t sure exactly how we would use these rooms, but the kids (who were visiting with friends) spent a good deal of our time in there. We’ll be back.

This was an amazing home with so many great features in every corner. Each section of the home had a completely different space to hang out in - we almost covered them all. There were Wi-Fi speakers in different areas and the studio/climbing wall/ theater was an amazing play room. One of the guys with me had to work from home and had solid internet connectivity through the day. The furniture and beds were very comfortable and I slept like a rock. Each room felt welcoming and had thoughtful design. 10/10 would recommend and would love to return. I did not have enough time to utilize all the amenities. Extend your stay and enjoy the home.
