The Mojave Desert is a uniquely special place. It is a landscape that spans extremes—from snow-capped mountains to arid sand dunes, and from monolithic boulders to the gentle buds of wildflowers. Yet these striking opposites live in harmony, in a place where life is precious.

And pickleball is much more than a recreational activity. Pickleball is a social game, bringing together both friends and strangers into a community that values the joy of the game over victory on the court. Young or old, novice or expert player—all are welcome in this game.

Casita Panorama is the result of the owner’s vision of a place uniquely grounded in the Mojave where friends can play, dine, hike, relax, and have access to their own court without lines and wait times. Where guests can find the mindfulness in the game…a rhythm and symmetry that requires one to set aside the demands of life and focus on this moment.


-PICKLEBALL COURTS-
Casita guests have exclusive use of Court 001 (nearest the Casita); however, if Court 002 is not in use, they are welcome to play on that court, or use both, if a group wants to drill or play singles. Occasionally, the owners or their guests will play on court 002 when they are in town, and you are welcome to join in on their games or drills if you would like! The owners do not have access to the casita, fire-pit nor any other areas of the rental, simply Court 002.

• Up to 6 guests in total are allowed during the day, though host must be alerted in advance to all guests
• In consideration of the neighbors, no balls hit before 8am and play stops at sunset
• No food or drink allowed on the court
• Non-marking tennis shoes requested
• No skateboards, skates, or bikes allowed on the court
• Four LOANER paddles are provided w/ balls

-BEDS & BATHS-
This house can comfortably sleep 4 guests between the two bedrooms, both with their own patio and access to the Jacuzzi patio and outdoor shower. There are 2 bathrooms – a half bath in the primary bedroom and a full bathroom in the hallway with a walk-in shower. Both bedrooms have storage space for clothes, Parachute linens and Tuft & Needle Mint mattresses.

-KITCHEN & DINING-
The central kitchen has endless mountain views and is fully equipped for any desert-inspired culinary endeavor. The breakfast bar is the ideal spot to keep an eye on the courts while enjoying coffee or wrapping up work and the large indoor dining table seats six below stunning wooden Polish pendants. Highlights:

-LIVING SPACE-
The living area includes a cozy sofa beneath large windows looking out onto the Mojave, the fireplace is non-operational. A 43 inch smartTV and record player are provided along with a variety of books and games. There is additional lounging space on the lengthy front patio adjacent to ancient creosotes and cacti.

-OUTDOOR SPACE-
The outdoor space had been arranged to optimize engagement with the desert surrounds and provide communal space around the pickleball courts. The front yard provides an excellent space to barbecue and dine, and a fire pit platform near the courts is an excellent way to cap off the evening while enjoying the panoramic view of the town lights or the southern starry-sky night. The private nook behind the house offers a calm retreat from a game or a group, with the help of two additional patios, a glorious outdoor shower and new Jacuzzi hot tub. And do not miss the hammocks hidden at the base of the boulder outcropping on your walk into The Joshua Tree National Park.

-ESSENTIALS-

*Parking is available for 4 vehicles. This home has an exterior security camera directed at the driveway of the home in order to monitor the quantity of cars on property so we may ensure compliance with local ordinances.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Casita Panorama. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

You will have the entire house to yourself. The pickleball courts are shared between the casita and the owners when they are in town. The owners will never approach the house nor areas around it.

This area is renowned for its forever vistas of the Mojave Desert and its proximity to the national park. The quiet neighborhood offers a tranquil vibe and big, open skies, so you’ll feel like you’re miles away from it all, but plenty of restaurants and things to do are within a short drive.

When you’re ready to hike, bike, or climb, Joshua Tree National Park’s Entrance is a 8-minute drive away or you can simply walk 1400 feet right into the park without needing to get into a car.

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

I love the desert and this casita was just simply perfect. Exceptionally maintained grounds, tasteful desert decor, very clean, and stocked with everything I needed. I highly enjoyed myself and finally got to really relax on a much needed vacation. I have not one regret or complaint regarding my stay. The surrounding rock formations and little joys of nature (road runners, tiny lizards) made it so awesome for me. The hot tub was the nicest and most maintained one at any Airbnb I’ve stayed at. Was great on a cool desert evening after a long day at the park. Felt like I was secluded, but yet easy short trip to Joshua Tree town and Park, 29 Palms, and Yucca Valley. I can’t wait to return and would most definitely stay here again. Thank you for sharing this wonderful place! Perfect!

We loved this place. We are an active family so having pickleball on site was a game changer for us, as well as really close hiking options. The courts are beautiful and we played for hours on the one day of our stay that the wind cooperated. When it was too windy to play, we hopped in the car for a short drive to a beautiful hike. Otherwise we enjoyed the games and the hot-tub. The hot-tub specifically is a really good one - it felt great on our sore muscles to get a massage from the jets at the end of our busy days. We had no trouble with the wifi or cell service and were able to watch entire Padres games each day with very minimal disruption. We never even needed to message our host because everything was perfectly communicated proactively and in advance and as described. We absolutely and highly recommend. We will definitely be back.

Staying at this Airbnb was an absolute dream! The home was beautifully furnished and equipped with fantastic amenities like a cozy hammock, relaxing hot tub, and a charming fire pit. We had a lovely, relaxing 4 days here. The property has a number of different places to relax and enjoy the view and vibe. The pickleball courts were pristine and a fun way to break up a day of hiking and relaxing. I would recommend staying here to anyone interested in Joshua Tree.

Absolutely love, love, love this place. The views were spectacular, grounds gorgeous, everything about this little casita was perfect. The front doors open with wood screen doors to the mountain views were everything. We have a Tuft and Needle mattress at our own home so we were delighted to have that same level of indulgence in the desert. We slept like babies. A huge exhale happens when you are surrounded with such natural beauty. We saw birds, bunnies, road runners and an owl flew over the hot tub while we were soaking and perched itself on the roof canal! We relaxed, we hiked, we ate well. It was everything we had hoped it would be. Thank you for sharing your home.

This was one of our favorite stays we’ve ever done. I was excited when I booked the house but didn’t realize just how amazing it was until we got there. The property is incredible. The home is perfect for a couples trip and every detail made for a beautiful but cozy atmosphere. The kitchen has plenty of pans, seasonings, coffee, etc, and most essentials stocked. We picked up groceries and enjoyed making dinner at the house. We spent our evenings going between the hot tub, hammock, and lounge chairs and watching the sunset. Having the pickle ball court was the perfect way to enjoy the views and pass the time. Also the outdoor shower was a dream!

Love this house! My bf and I have been wanting to go back to Joshua Tree since our last trip 2 years ago. The place we last stayed and loved was a little too much than what we were willing to pay. Then I found this hidden gem! Half the cost of the other place and maybe even better! I received messages the second I hit "book" asking if I had any questions or requests. One of our main reasons for going there was for the Perseid Meteor Shower. They assured us that we would be able to see it from the house! We enjoyed the jacuzzi every night and watched the stars. I think we took advantage of every single amenity available! I was asked what my favorite part of the house was and I said the pickleball courts! But after a 104 degree day, that outdoor shower might have trumped it! Everything was top notch! I have experienced many homes that had old/broken things and everything in that house is kept in great working condition! Would love to come back soon!

This place is a precious desert jewel. My family and I stayed here for 3 days, and we barely left our peaceful oasis. My children took naps in the hammocks, raced around the pickle ball court, and enjoyed their TV favorites in the welcoming, spacious living room which is surrounded by breathtaking panoramic views. My wife and I stargazed each night, and the desert sky obliged with numerous shooting stars. We took strolls through the property’s mountainous terrain, admiring the scenery, the sounds, the feeling… Watching the sunsets from the front porch might have been the highlight, but it’s so hard to choose! Overall, we would highly recommend this gorgeous spot.

Incredible property! My wife and I stayed on our trip to Joshua tree, awesome location, right in between two entrances. (About 10min each direction) the house had everything we could have wanted and more. Really enjoyed watching the sunset from the gas fire pit. The kitchen was perfectly stocked to make dinner. Definitely would stay again!!!

Such a fun spot to escape and play some pickleball! ? The nearby towns and Joshua Tree Park provide some great activities for exploring with friends or family. And the second outdoor shower was actually preferred in the hot weather since it was so refreshing. Highly recommend this spot—we will come back to this spot on our next Joshua Tree adventure!

Wow - we had such a great time that it was hard to leave. Loved everything about it, especially all the outside areas. We hung out on the front porch for morning coffee, the fire pit area for incredible sunset views, and the spa for late night stars. Those were the nicest pickleball courts we’ve ever seen! The mornings temp was perfect to play until about noon. The property is huge. There’s a hidden lounge area behind the bushes out front that I didn’t even see until the last day. Outdoor shower was amazing. It’s private, but it has high “windows” that look directly at the boulders and mountains, so you have a view while you are showering. The inside is clean and everything looks brand new. We played cards and listened to records in the afternoon, but usually we were outdoors. Slept great on the comfy mattress. Brought our own paddles, but there are nice loaners and yoga mats in the laundry room. Thanks for everything - hope to be back soon! :)

The Casita Panorama exceed our expectations. Everything we could possibly need was available to us. We came because of the pickleball courts, but loved our surroundings and the home was perfect. We enjoyed the hot tub as well as the firepit in the evening and relaxed while watching the gorgeous sunset. We had planned to dine out, however we loved the property so much we headed to the local market and bought food for two nights. The hosts left us a nice bottle of wine with a welcome note as well as ground coffee. There was also a Keurig coffee maker with K-cups. The kitchen was fully stocked with all appliances that you would need. The beds were comfy with soft bedding. We will definitely return, but when the weather is a bit cooler as it was too warm (94 degrees) to play pickleball during the day or hike.

We loved our stay at Casita Panorama! Come for the pristine Pickleball courts, stay for the sunset views, privacy, and star gazing. We are already planning our next trip back! Our only snafu was that the property location included in the property details part of the listing was incorrect, and sent us to an incorrect property which was 30 minutes away. Although we had been sent the directions via message with the host, these directions did not match those included in the actual listing. This was unfortunate, but we did enjoy our stay at this beautiful property.

Our first trip to Joshua Tree was incredible because of this property. Super cute, comfortable, modern home with a very well equipped kitchen. We were able to cook many delicious meals here. The outdoor Weber bbq was a great resource too. The property had the most beautiful pickleball courts we’ve ever seen. We played for many hours. It was surreal to be able to play in the desert with the backdrop of a stunning sunset. Great location. Quiet and peaceful but only a short drive to the shops. You can see the best sunsets from here and we loved star gazing while enjoying the fire pit. Lots of thoughtful touches by the host. Vinyl player with great collection of records, board games, extra towels for hot tub use, pickleball equipment, yoga mats, cleaning products, rice cooker, chopsticks, water filter, selection of cooking spices. The beds were extremely comfortable. Can’t wait to stay here again.

We came for the Pickleball but stayed for the Casista! The house is so lovely. Not only is it comfortable but it has all the amenities you need. The appliances are brand new and the kitchen is perfectly stocked with every gadget you could need. Since it is so centrally located in Joshua Tree we thought we'd be going out to eat but we ended up cooking at the house for every meal because we didn't want to leave the property. The views are gorgeous, especially at sunset. The pickleball courts are in amazing shape and provided hours of fun. There is also an easy walk from the house into the back of the park. There are gorgeous hammocks for a little daytime siesta or evening star gazing. At night a fire pit and hot tub are the perfect ways to end a day of activities. The team at Homestead Modern were incredibly easy and lovely to communicate with. They provided lots of suggestions for nearby activities, but like I said... once you're there you're not going to want to go anywhere else

What a beautiful retreat! We ended up spending most of the weekend on the property because it is so beautiful and relaxing. Between the hammocks, fire pit, and hot tub, there is so much to do. We also played pickleball each morning and the courts are gorgeous - it’s so great to walk right out and have your own private court! We ended up waking to the National park from the house instead of driving to the entrance and there is great day hiking right around the area. The kitchen and bathroom amenities have everything we could need. Plus I loved the closet set-up for suitcases and hanging clothes and hats, such a cute and helpful touch. We went out to lunch for one meal (at the Dez, also recommend) and it’s an easy distance. Check in and finding the place was all easy with the directions and written guides. Will 100% be back! Such a peaceful and beautiful property. The interior is new and nicely decorated and the outside views are amazing. There are city lights and distant mountains in one direction, but in the opposite, there are boulders and night stars over the Park. We especially liked how close we were to both JT National Park entrances and the Indian Cove campground. We entered the Park through the shorter line in 29 Palms, spent the day hiking, and then exited through Joshua Tree to grab dinner and get back to relax in the jacuzzi. The pickleball courts were some of the nicest we’ve ever played on - brand new. A cute coffee shop/cocktail bar called Mas o Menos is a few minutes from the house. We are already looking at our calendar to book again in the fall!

We had a wonderful experience here—every detail is well thought out! The home is spectacularly decorated and so very clean. The area outside the house is so peaceful and we used the hot tub every night to stargaze. The outdoor shower, hammocks, porch…we loved it all. We didn’t end up using the pickleball court but it looks brand new. The knives are sharp (so great) and all the cooking supplies are included. We hiked during the day and this was the perfect spot to come back to in the evenings. We were excited to use the small cooler and ice packs to use to pack lunches for the park as well. The beds are super comfortable and we all slept well. The host’s guidebook is helpful (and was printed out as well). They really thought of it all. Everything was just perfect. My boyfriend and I did a weekend trip here and loved it! It was even nicer in person than in the photos, and well equipped with everything we needed. We didn't expect to be drawn in by the pickleball courts but ended up having a great time playing! Its a neat added feature. We also thoroughly enjoyed hanging around the fire pit, and when it got too cold we were happy to move into the hot tub. We had a really pleasant time overall!

I’ll definitely return & stay longer next time! Many great things about this place & location. My sisters & I had a wonderful bonding experience doing everything from playing pickleball to relaxing on hammocks to chatting in the hot tub & around the firepit to playing fun games around the dining table while listening to vinyl records-a nice touch & blast from the past w/ a nostalgic selection of classics. Nice open floor plan, perfect for hanging out, chatting, making meals. Peace & quiet & spectacular views made it an ideal place to unwind. We walked to a national park with some hiking, but the best hike I’ve ever done was just a short drive away in the gorgeous Joshua Tree boulders (“Hidden Valley”-great for both novice & experienced hikers). The town was also fun to explore & easy for this vegan to find great food. There’s so much to do that we needed more time, & I would have loved to play more PICKLEBALL! Nicest courts I’ve ever played on. Great to have private courts w/no waiting

I wanted a peaceful retreat, and I got exactly what I bargained for. Casita Panorama was as advertised - a comfy getaway where I could see desert & rocks for miles, but couldn't hear a darn thing. It snowed the day I arrived making it even more peaceful. The setting itself is super private, nestled in amongst some local boulders. It was like being in a winter wonderland of rocks! The casita was immaculate, and with all the necessary amenities & more: - Full kitchen - Climate control - Piping hot jacuzzi - Fire pit - Hammocks (so chill) - Even 2 pickleball courts + the gear Thankfully the sun came out the next day so we could hit some balls and do a hike. There's actually a private section of Joshua Tree National Park just down the street in the same neighborhood. With no official parking or bathrooms, it's a great way to avoid the normal crowds. Looking forward to coming back when it's a bit warmer with my pickleball friends for a chill couples' weekend. Casita Panorama rocks
